Georgetown’s luxury neighborhoods run from about $800,000 to more than $3.7 million. Cimarron Hills and Berry Creek anchor the golf-course end, Gabriels Overlook and Escalera Ranch offer acreage and Hill Country views, and Estancia and The Canyons at HCH Ranch sit at the top of the custom-build market. Here’s how each one actually compares — on price, property taxes, schools, and what your money buys.
Home of the Most Beautiful Town Square in Texas, Georgetown is “anything but square” — and the luxury real estate market here reflects that spirit. Founded over 160 years ago when wealthy landowner George Washington Glassock donated 172 acres to Williamson County, Georgetown has grown from a quiet Hill Country outpost into one of the fastest-growing cities in the United States. Today, it stands as the premier luxury destination north of Austin, offering a range of options you simply cannot find anywhere else at this price point.
Georgetown TX luxury neighborhoods run the full spectrum. You can wake up on the banks of the San Gabriel River in a custom estate with no HOA in sight. You can tee off steps from your back door at the Jack Nicklaus Signature Course in Cimarron Hills. You can walk to dinner from a historic home on the downtown square, or watch the stars from a Hill Country acreage lot where your nearest neighbor is a quarter mile away. This Georgetown luxury neighborhood guide covers all of it — the neighborhoods, the lifestyle, the numbers, and what it actually takes to buy here.
With the Palace Theater, Art Center, downtown wineries, and restaurants lining the historic square, Georgetown residents rarely feel the pull to drive into Austin for entertainment. Lower property tax rates than Travis County, expanding amenities, and a 30-minute commute to downtown Austin give luxury buyers the rare combination of authenticity and convenience. Scroll down to explore every luxury neighborhood in Georgetown TX.
Buyers who are comparing Georgetown luxury homes sometimes also consider Lakeway for its lake access and established guard-gated communities — see our Lakeway luxury neighborhood guide for a full comparison.

Use the buttons below to explore Georgetown luxury neighborhoods. The profile listed next to each neighborhood reflects home sizes and price ranges based on recent market activity. The profile listed next to each neighborhood describes the type of home you can expect to find as of August 2026.
What Does Georgetown Look Like?
Georgetown's terrain varies more than most buyers expect. The east side opens into wide, flat land with fewer mature trees -- ideal for equestrian living and larger acreage properties with room to expand. Head west, and the landscape shifts to rolling, wooded terrain that feels tucked away while still being minutes from major roads.
Closer to Interstate 35, you will find more established residential development and commercial activity. As you travel out Williams Drive or Highway 29, the land opens up with larger lots and more breathing room between homes. Some of the most desirable luxury properties sit along the San Gabriel River or overlook the Hill Country on elevated lots with sweeping views.
The historic downtown square anchors the community with its 1800s courthouse and walkable mix of wineries, breweries, and local restaurants. A handful of historic luxury homes near the square offer character and walkability that newer neighborhoods cannot replicate. Whether you are drawn to the openness of the eastern ranchland, the seclusion of the western hill country terrain, or the energy of downtown Georgetown, you will find a luxury neighborhood that fits.

Living in Georgetown: Small-Town Feel, Big-City Access
Georgetown offers a balance that is increasingly hard to find. The downtown square hosts monthly Market Days, wine tasting rooms, and local restaurants where you will run into neighbors on a Saturday morning. At the same time, Georgetown has expanded its commercial corridor enough that most daily needs are met without leaving the city.
The commute to downtown Austin runs approximately 30 minutes under normal conditions, making it workable for professionals who spend part of the week in the office and the rest working from home. The further north you go in Georgetown, the more residential and open the environment becomes, with less commercial development and greater flexibility for customization on larger lots.
Georgetown is also well positioned for access to other major employment centers. Round Rock and Cedar Park are 10 to 20 minutes south along the 35 corridor. The Domain, home to many tech employers, is roughly 25 minutes away. Austin-Bergstrom International Airport sits about 45 minutes south in typical traffic.
Georgetown Property Taxes vs. Austin
Property taxes are one of the most common questions luxury buyers ask when comparing Georgetown to Travis County cities, and the difference is real. Georgetown falls in Williamson County, which carries a lower effective tax rate than Travis County.
For 2025, the City of Georgetown's no-new-revenue tax rate is approximately $0.340 per $100 of assessed value. When you add Georgetown ISD and Williamson County rates, the combined effective rate for most Georgetown homeowners lands around 1.8% to 2.0% of assessed value -- compared to rates that often exceed 2.0% to 2.2% in Travis County cities like Austin, Cedar Park, or Round Rock.
On a $1.5 million home, that difference can translate to $3,000 to $6,000 or more in annual savings. On a $2.5 million property, the gap grows larger. Over a 10-year hold, the tax advantage alone becomes a meaningful part of the value proposition. Your actual tax bill will depend on your specific neighborhood, exemptions, and appraisal district assessment -- always verify current rates with Williamson County CAD before closing.

Georgetown Schools
The majority of Georgetown luxury neighborhoods are served by Georgetown Independent School District (GISD), which operates multiple elementary, middle, and high school campuses, with Georgetown High School and East View High School at the secondary level.
That said, Georgetown covers a large geographic footprint, and several outer sections fall within different district boundaries. Properties along the northern edge of the city may be assigned to Florence ISD or Jarrell ISD. A small portion of the eastern section falls within Hutto ISD. The western section of Georgetown is served by Liberty Hill ISD. A small slice of the southern central area sits within Leander ISD.
Because district lines are not always intuitive and do not follow neighborhood boundaries, always verify the specific school district and campus assignment for any property you are seriously considering. Your agent can confirm the district during the search process, and the Williamson County Appraisal District can help clarify boundary questions for specific addresses.
Georgetown also has private school options in the area, and the broader Austin metro provides additional choices for private and charter enrollment within commuting distance.

Who Chooses Georgetown?
Georgetown's buyer profile has shifted substantially over the past decade. The city still attracts buyers drawn to its Hill Country character and slower pace, but it now pulls from a much broader segment of the luxury market than it did even five years ago.
Corporate relocations to the Austin metro have brought buyers who need Austin proximity but want more home per dollar. Tech professionals, physicians, attorneys, and business owners are purchasing in Georgetown at price points that would buy significantly less in Travis County or the closer-in suburbs. Many buyers are also coming from outside Texas entirely, drawn by the combination of no state income tax, lower property taxes, and a high quality of life.
Acreage buyers -- those seeking equestrian land, hunting properties, or simply substantial privacy -- have long found Georgetown a natural fit. The eastern and western fringes of the city offer properties that feel genuinely rural while remaining within range of major employers and the Austin airport.
Georgetown also attracts buyers who have lived in Austin proper and are ready for more space, larger lots, and a neighborhood where the streets are quiet at night. The downtown square, the outdoor recreation options, and the community events give Georgetown a distinct sense of place that purpose-built suburbs often lack.

Georgetown Luxury Neighborhoods: Your Options
Georgetown luxury neighborhoods in Texas range from gated country club communities to unrestricted acreage estates, and everything in between. Homes span five decades of construction, so you will find traditional Hill Country stone, European-inspired architecture, modern farmhouse, and contemporary builds all within the same city limits.
Here is a closer look at the most sought-after luxury neighborhoods in Georgetown TX:
Cimarron Hills
Cimarron Hills is Georgetown's most recognized luxury address and one of the most searched luxury communities in the Austin metro. It is a private, gated golf and country club community wrapped around the 18-hole Jack Nicklaus Signature Golf Course along the Middle San Gabriel River.
The 45,000-square-foot clubhouse anchors the amenity package, which includes multiple swimming pools, tennis and pickleball courts, fitness facilities, a spa, and an award-winning restaurant. HOA dues run approximately $150 to $310 per month depending on membership tier, granting access to resort-quality amenities steps from your door.
Homes in Cimarron Hills range from 1,800 to over 8,600 square feet with 2 to 6 bedrooms, sitting on lots ranging from standard suburban to multi-acre estates along the river or overlooking the golf course. Prices span from the high $400,000s to $3.7 million. It is one of the few communities in Georgetown where you can purchase at various luxury price points and still access the same country club infrastructure.

Estancia
For estate living at the highest price point Georgetown offers, Estancia delivers. These are custom homes on generous lots, ranging from 3,850 to 5,700 square feet with 3 to 5 bedrooms and 4 to 6 bathrooms. Prices typically fall between $2.5 million and $3.5 million, reflecting the exclusivity, lot sizes, and custom build quality.
Estancia is the neighborhood to consider if you want to be at the top of the Georgetown market with a home that was built to individual specifications and sits on a lot that provides genuine privacy.
Tuscany Villas
Tuscany Villas brings European-inspired architecture to Georgetown, with homes designed around Tuscan aesthetics on acre-plus lots with mature tree coverage. Expect 4 to 5 bedrooms, 3 to 5 bathrooms, and between 3,200 and 4,500 square feet, with pricing from the high $900,000s to $1.2 million.
The community is small by design, which keeps traffic light and gives the neighborhood a quiet, intimate feel that larger master-planned communities cannot replicate.
Gabriels Grove
Gabriels Grove is a newer development offering luxury on acreage lots, with homes ranging from 2,400 to 6,700 square feet. With 3 to 6 bedrooms and prices from the high $600,000s to $1.5 million, it attracts buyers who want modern construction and space between neighbors.
Lots here give buyers room to add a pool, a detached workshop, a guesthouse, or simply a buffer of privacy that smaller lot communities cannot provide.

Gabriels Overlook
Gabriels Overlook is a gated community offering 3 to 7 bedrooms and 2,200 to 5,200 square feet, with homes ranging from the low $500,000s to $1.4 million. The gate provides security and exclusivity at a price point more accessible than Estancia or the upper tier of Cimarron Hills. It makes a strong option for buyers who prioritize a gated address without needing country club amenities.
Escalera Ranch
Escalera Ranch sits on the west side of Georgetown with custom homes on larger lots ranging from 3,144 to 5,954 square feet. Prices run from $1.9 million to $2 million, and the median days on market here has historically run faster than many Georgetown neighborhoods, reflecting consistent buyer demand. If Hill Country terrain and larger lots are a priority, Escalera Ranch deserves a close look.
River Place Estates
River Place Estates offers some of the largest homes in Georgetown, with square footage running from 3,200 to 6,200 and prices from $1.7 million to $1.8 million. The estate-sized lots and custom builds attract buyers looking for Georgetown's top tier without the country club requirement. Proximity to the San Gabriel River adds to the appeal of the location.

Ranches of Sonterra
Ranches of Sonterra is an exclusive enclave where homes run from 4,200 to 5,800 square feet, priced between $1.9 million and $2 million. Many lots back onto the North San Gabriel River or sit under established Live Oaks, providing natural beauty that newer communities often lack. The generous lot sizes and river access make this a standout in the Georgetown luxury market.
Logan Ranch
Logan Ranch offers 2,700 to 5,300 square feet with 3 to 5 bedrooms and prices from the low $900,000s to $1.2 million. The neighborhood provides a balance of lot size and price that appeals to buyers who want acreage-adjacent living without reaching the upper limits of the Georgetown market.
River Chase
River Chase homes range from 2,500 to 5,700 square feet with prices from the high $700,000s to the high $900,000s. The neighborhood sits in one of Georgetown's more scenic settings and provides a solid option for buyers in the upper-mid luxury range who want larger homes without the HOA fees of a full country club community.

Canyons at HCH Ranch
Built into Georgetown's rolling terrain, this neighborhood features homes designed to take advantage of hill country views. The mix of one and two-story floor plans with prices in the $1 million range suits buyers looking for views and a manageable HOA structure.
Estates of Westlake
Estates of Westlake offers homes from 2,600 to 7,600 square feet on larger lots, priced from the low $900,000s to $1.4 million. The range of square footage here is among the widest of any Georgetown neighborhood, making it a useful option for buyers who want a large home but may not need the full estate-pricing of the top-tier communities.

Gated Communities vs. Acreage Estates: Choosing Your Georgetown Luxury Lifestyle
One of the first decisions Georgetown luxury buyers face is whether they want a gated community with managed amenities or an acreage property with fewer restrictions and more land. Both exist in Georgetown, and each has a distinct value proposition.
Gated communities like Cimarron Hills, Gabriels Overlook, and Escalera Ranch offer security, maintained common areas, and in some cases resort-level amenities. The trade-off is HOA fees, design review requirements, and neighbors who share the same community infrastructure. If a clubhouse, pool, fitness center, and golf access matter to you, a gated community delivers those in a way that acreage living does not.
Acreage estates in neighborhoods like Ranches of Sonterra, Logan Ranch, and Lost River Ranches offer a different kind of luxury -- privacy, land, and freedom. No HOA means no approval process for adding a barn, a pool, a casita, or a gate of your own. Lot sizes can run from two to ten or more acres depending on the neighborhood, which creates physical distance between homes that no gated community can fully replicate.
Some buyers want both. A handful of Georgetown neighborhoods offer larger lots within a gated perimeter, giving you land and security without full acreage isolation. Your agent can walk you through which neighborhoods thread that needle based on your specific priorities.

Georgetown Luxury Homes: What to Expect
Georgetown luxury homes reflect diverse architectural styles built over five decades. You will find traditional Hill Country stone and stucco, European-inspired facades, clean-lined modern farmhouse, and full contemporary designs, sometimes on neighboring lots.
New construction is available in several neighborhoods and tends to feature the open floor plans, high ceilings, chef's kitchens, and primary suite configurations that buyers currently expect. Established custom homes often offer larger lots, mature trees, and one-of-a-kind details that production builders cannot match.
Lot sizes vary considerably. Master-planned communities like Cimarron Hills offer lots ranging from suburban to multi-acre. Acreage neighborhoods routinely start at one acre and go up from there. If equestrian facilities, a detached shop, a sport court, or a guest house are on your list, confirm that the specific property and neighborhood allow those improvements before you go under contract.
Most luxury neighborhoods in Georgetown have pools -- or enough lot space to add one. Outdoor living is a significant part of the Georgetown lifestyle, and most custom builders design for it. Covered patios, outdoor kitchens, and fire features are common in the upper price tiers.

Beyond outdoor recreation and dining, Georgetown's calendar and cultural venues give it a community character that outlasts any single visit:
- Georgetown Square Market Days -- held the second Saturday of each month, the square fills with vendors, live music, and local businesses. It is one of the most consistent community gathering points in the city.
- Red Poppy Festival -- Georgetown's signature spring festival in April draws visitors from across the region with music, artisan vendors, and the city's iconic poppy bloom.
- Georgetown Christmas Stroll -- a December tradition where the historic square comes alive with lights, music, and vendors. One of the more charming downtown Christmas events in the Austin metro.
- Palace Theater -- a beautifully restored 1920s movie house presenting live performances, classic films, and community events. The building itself is worth seeing.
- Williamson Museum -- local history told through rotating and permanent exhibits focused on Georgetown and the broader Williamson County story.

Why Georgetown for Luxury Home Buyers?
The value case for buying luxury in Georgetown TX rather than closer to Austin is built on several concrete advantages:
Expanding amenities. Grocery stores, restaurants, medical facilities, and retail have expanded throughout Georgetown, reducing the need to drive south for daily errands. The commercial infrastructure is still growing, which means the city is getting more convenient each year.
More home per dollar. Georgetown luxury homes consistently offer more square footage, larger lots, and higher-end finishes per dollar than comparable homes in Travis County cities. At the $1.5 million price point, the difference in what you can buy is substantial.
Lower property taxes. Williamson County's effective tax rates run lower than Travis County. On a $2 million home, the annual savings can range from $4,000 to over $10,000 depending on the specific addresses being compared.
30 minutes to downtown Austin. The commute is real but manageable, especially with hybrid and remote work arrangements. Access to the Domain, Round Rock employers, and the tech corridor along 45 is even shorter.
Authentic character. Georgetown's historic downtown square, its community events, and its Hill Country setting create a sense of place that purpose-built suburbs rarely achieve. The city has grown rapidly but has been intentional about preserving what makes it distinctive.
Neighborhood variety. Nowhere else in the Austin metro can you find this range of luxury options -- gated country club, river-front estate, Hill Country acreage, downtown historic -- within the same city and within the same price range.
Georgetown TX Luxury Neighborhoods: Frequently Asked Questions
The top price tier in Georgetown is led by Cimarron Hills (up to $3.7M) and Estancia ($2.5M to $3.5M), followed by Escalera Ranch and Ranches of Sonterra (both up to $2M), and River Place Estates (up to $1.8M). For Georgetown's absolute top of market, Cimarron Hills and Estancia are where you start the conversation.
The threshold for what the market considers luxury in Georgetown starts around $700,000 to $800,000 for newer construction in established neighborhoods, though the true luxury tier with custom finishes, larger lots, and standout amenities generally begins around $1 million and up. The neighborhoods in this guide cover the range from the high $600,000s through $3.5 million.
Yes, in most cases. Georgetown is in Williamson County, which carries lower property tax rates than Travis County, where Austin and many closer suburbs are located. The effective combined rate for Georgetown homeowners typically runs around 1.8% to 2.0% of assessed value, versus rates that can exceed 2.0% to 2.2% in Travis County. On a $2 million home, that difference can mean $4,000 or more in annual savings. Always confirm rates with Williamson County CAD for the specific property you are considering.
Yes. Georgetown has several gated luxury communities. Cimarron Hills is the largest and most well-known, with a full country club and Jack Nicklaus golf course. Gabriels Overlook offers a gated address without the country club dues. Escalera Ranch is gated and sits on larger lots on Georgetown's west side. Several other communities in this guide also have controlled access.
Georgetown is approximately 30 miles north of downtown Austin. Under normal traffic conditions, the drive runs 30 to 40 minutes. On the IH-35 corridor during peak hours, the commute can extend to 45 to 60 minutes. Many Georgetown residents manage this with hybrid work schedules, riding out peak traffic by leaving early or late. The drive to major north Austin employers (Domain area, Round Rock, Cedar Park) runs 20 to 30 minutes and is considerably less stressful than the downtown commute.
Most Georgetown luxury neighborhoods are served by Georgetown Independent School District (GISD), which operates Georgetown High School and East View High School at the secondary level. A small number of properties in the outermost areas may fall within Leander ISD, Jarrell ISD, Liberty Hill ISD or Hutto ISD boundaries. Always verify the specific district assignment for any property, as boundaries can change and individual streets sometimes sit on district lines.
Yes. Georgetown has active new construction in multiple luxury neighborhoods. Communities like Daniels Mountain, Canyons at HCH Ranch, and sections of Parkside on the River and Wolf Ranch continue to see new builds. Cimarron Hills occasionally has new construction opportunities as well, though resales are more common in that established community. If new construction is a priority, let your agent know upfront so they can identify what is actively being built versus what is resale only.
Yes, and this is one of Georgetown's distinctive advantages over most luxury markets. Currently Daniels Mountain and Canyons at HCH builds new homes on acreage lots. Neighborhoods like Gabriels Grove, Escalera Ranch, Lost River Ranches, and Logan Ranch offer newer construction on lots ranging from one to several acres. The combination of a newly built custom home and meaningful land is harder to find as you move closer to Austin, which makes Georgetown the preferred destination for buyers who want both.
Cimarron Hills is the clear answer. It is built around the Jack Nicklaus Signature Golf Course and the 45,000-square-foot Berry Creek Country Club. If living adjacent to a private, championship-caliber golf course is the priority, Cimarron Hills is the neighborhood. The community also has resort amenities beyond golf, including pools, tennis, pickleball, and a full spa and fitness center.
Some do and some do not. Cimarron Hills, Gabriels Overlook, and Escalera Ranch are examples of neighborhoods with active HOAs and in some cases mandatory country club memberships. Logan Ranch, Lost River Ranches, and some acreage neighborhoods have minimal or no HOA restrictions. If HOA freedom is a priority, this guide notes which neighborhoods have minimal requirements. Your agent can pull the specific HOA documents, dues, and deed restrictions for any neighborhood you are seriously considering.
