Eleven Oaks Realty is proud to present their November 2025 Austin Real Estate Price Report measuring activity in the single family home market.

The Austin Real Estate Market is a Seller’s Market
As we head into winter, we are seeing a stronger sellers market. Historically the opposite has been true but this year it seems we have more buyers in the market. In November 2025, there were 3.87 months of inventory on the market, down 15.87% in month over month comparisons. The average sold to list price was 86.7%, up 0.6% in month over month comparisons. The median time to sell a single family home in Austin in November 2025 was 51 days, down 1.92% in month over month comparisons. The median sold price was $584,000, up 3.41% in month over month comparisons.

What the Numbers Mean for Buyers
November 2025’s data shows a market that still favors sellers, but with several buyer-friendly trends emerging beneath the surface. Months of inventory dropped to 3.87—a sign of stronger seller leverage month-to-month—yet inventory is still 4.3% higher year-over-year, giving buyers a slightly wider selection than last fall. Median sold price is down 1% YoY, and price per square foot has fallen 6% YoY, indicating buyers may find better value than they did a year ago.
Homes are taking a median of 51 days to sell, up from 49 days last year, which hints at more room for negotiation, especially on homes that remain on the market longer than average. Although sellers are still receiving around 96.69% of list price, that figure remains below peak levels, suggesting buyers may be able to secure price improvements or concessions in some cases.
Overall, motivated buyers who are patient and willing to negotiate can benefit from a cooling pace and softer pricing trends, even though competition has ticked up slightly heading into winter.
What the Numbers Mean for Sellers
For sellers, November’s numbers confirm that Austin remains a seller’s market, but with important nuances. Inventory tightening month-over-month, rising list-to-sold ratios, and increasing buyer activity all point to improving conditions for well-priced homes. Median prices rose 3.4% MoM, and the average home still commands nearly 97% of list price, giving sellers strong leverage when their home is priced and presented correctly.
However, year-over-year comparisons tell a different story: price per square foot, total sales volume, and number of homes sold all declined. This means that although the current trajectory is positive for sellers, the broader trend is still one of moderation. Today’s sellers must be strategic—buyers are value-driven, comparing more inventory and refusing to overpay. Homes that miss the mark on pricing or condition remain on the market long enough to require reductions.
Sellers who align their list pricing with today’s data and position their property competitively will continue to benefit from strong demand and improving month-to-month momentum.

Time to Buy? Sell?
As we always say, the best time to buy or sell a home is when you need to. If you have a house to buy, entering the market in a seller’s market may feel challenging, but remember you’ll also benefit on the selling side. If you’re a first-time buyer, the only way to know we’ve “hit bottom” is when it’s already in the rear-view mirror. The key is working with professionals who can help you align your financial goals and lifestyle needs with today’s conditions.
November 2025’s numbers give buyers and sellers additional clarity about today’s conditions.
For buyers, even though Austin remains a seller’s market, the year-over-year softening in price per square foot, sales volume, and median price signals improved opportunities for value compared to last fall. The 51-day median time on market gives buyers more breathing room, and a 6% drop in price per square foot means more buying power relative to 2024.
For sellers, the month-over-month shift shows renewed strength heading into winter—something that historically hasn’t happened. Inventory tightened, median prices rose, and sold-to-list ratios improved, all indicators that serious buyers are still active despite seasonal expectations. Well-positioned homes continue to perform exceptionally well, especially when priced correctly from day one.
The key is aligning your financial goals and lifestyle needs with today’s numbers and working with professionals who can help you navigate a market that is competitive, yet full of opportunity—whether you’re buying, selling, or doing both.
Action Items for Buyers
- Get pre-approved early to strengthen your offer in a still-competitive market.
- Target homes sitting 30+ days, where sellers may be more flexible.
- Compare price per square foot YoY to identify neighborhoods with softened values.
- Negotiate for concessions, especially if inspection issues arise—sellers know buyers have more options than last year.
- Act decisively when the right home appears; month-to-month data shows buyers are active despite the season.
If you’re looking to buy, now is an opportune time to secure a home with less competition and more choices. Get with a knowledgeable mortgage broker who can help you minimize your monthly payment, and partner with a Realtor who understands which sellers are most motivated. While some listings linger, the best homes still move quickly—so be ready to act when the right one comes along. For more info about buying a home, visit Buy a Home in Austin.
Action Items for Sellers
- Price strategically based on November’s median sold price of $584,000 and the average 96.69% SP/LP ratio.
- Prepare for market time of ~51 days, and don’t panic if you don’t get immediate activity.
- Invest in presentation—buyers are comparing more inventory year-over-year.
- Use strong early marketing to capture the buyers who are driving the month-to-month momentum shift.
- Stay flexible with negotiations when needed; buyers are increasingly value-conscious.
If you need to sell, focus on preparation and pricing. Stage your home, take care of repairs, and work with a Realtor who knows how to position your property against the competition. Price for today’s reality—not 2022’s market—and you’ll be rewarded with a faster sale and stronger offers.
