Eleven Oaks Realty is proud to present their November 2025 Austin Condo Price Report measuring activity in the Austin condo market. Our November 2025 Austin Condo Price Report covers all condominiums and townhomes in the City of Austin.

The Austin Condo Market is a Buyer’s Market
In November 2025, there were 8.44 months of inventory on the Austin condo market signaling a buyer’s market. The condo market has been in a buyer’s market for some time now and the signs are that we will stay there for a while despite the single family home market remaining a seller’s market. Inventory was down 8.86% in month over month comparisons. The average sold to list price was 96.4%, down 0.52% in month over month comparisons. The median time to sell a condo in Austin was 58 days, down 12.12% in month over month comparisons. The median sold price of a condo in Austin was $382,500, up 3.52% in month over month comparisons.
The November 2025 data paints a clear picture: Austin’s condo market remains firmly in a buyer’s market, with 8.44 months of inventory and cooling demand. While prices have climbed year-over-year, activity levels and list-to-sale ratios tell a more nuanced story.

What This Means for Buyers
Buyers today hold more negotiating power than they have in years. Inventory is high, competition is lower, and sellers are conceding on price.
Key signals benefiting buyers:
- 8.44 months of inventory → abundant choice + leverage in negotiations.
- Average sold-to-list price at 96.4% → sellers accepting below list, even before inspections or concessions.
- Median days on market down to 58 → homes are selling faster than last year, but still slow enough for buyers to take a strategic pace.
- Median price per sqft down 15% YOY → affordability improving despite rising overall median prices.
For buyers, this combination means the ability to shop patiently, negotiate assertively, and secure good value—especially if targeting units that have been sitting on the market.
What This Means for Sellers
Sellers face a market where standing out is essential. Though prices are up year-over-year, almost all other indicators point to softening demand:
- 16.4% fewer condos sold YOY and 22% fewer MOM → fewer buyers in the pool.
- 24.9% lower total sales volume → buyers are spending less overall.
- Active listings up 16% YOY → more competition.
- New listings up 10.4% YOY → supply continues increasing.
- Price per sqft down 15% YOY → buyers are price-sensitive and value-driven.
Sellers who price accurately, prepare their property well, and offer incentives (closing costs, rate buydowns, prepaid HOA dues) are winning. Those who overprice are seeing extended days on market and larger negotiation hits.

Time to Buy? Sell?
As always, the best time to buy or sell is when it’s right for you. The market moves in cycles, and the only certainty is what we see in hindsight. The key is knowing your financial and lifestyle goals and working with professionals who can help you navigate the numbers.
For buyers:
With 8.44 months of inventory, lower price-per-sqft, and sellers receiving only 96.4% of list price, buyers have meaningful leverage. The decrease in pending sales and increase in active listings highlight a market where buyers can move deliberately and negotiate confidently.
Action Items for Buyers
- Negotiate for concessions. Request closing cost credits, rate buydowns, or repairs—today’s market supports it.
- Target longer-sitting listings. Units on the market 45+ days are particularly negotiable.
- Be ready to act when the right unit hits. While inventory is high, quality listings still move.
- Leverage the dip in price per sqft. Larger units or premium buildings may be more affordable now.
- Work with an agent who knows micro-market trends. Some neighborhoods are softening faster than others.
If you’re in the market to buy, clarity and speed are your best allies. Know what you’re looking for so you can act quickly when the right opportunity arises. Don’t wait until the weekend to view listings in person—set alerts and visit condos of interest as soon as possible. By getting in early, you may outpace the competition. Many buyers have grown complacent, assuming they have plenty of time to see properties. Be proactive, and you’ll face less competition when making offers. Prioritize your house-hunting efforts, and you’ll gain valuable time to make thoughtful decisions.

For sellers:
Though the median sold price increased 7% YOY, the broader environment favors buyers. Sellers face more competition with 16% more active listings, 10% more new listings, and a 24.9% decline in total sales volume. Success now depends on pricing realistically, preparing thoroughly, and responding strategically to buyer feedback.
Action Items for Sellers
- Price strategically from day one. Buyers are skipping overpriced condos and negotiating deeply on stale listings.
- Invest in presentation. Updated paint, lighting, staging, and professional photos matter more in a competitive market.
- Offer incentives. Rate buydowns and closing credits help attract buyers facing higher interest rates.
- Monitor competing inventory weekly. Your pricing should reflect not just sold comps, but active listings.
- Be flexible on terms. Short option periods, covering minor repairs, or allowing early occupancy may secure a buyer.
If you need to sell, don’t be discouraged. Selling your condo in Austin is absolutely achievable with the right approach and a bit of patience. While buyers may occasionally change their minds or navigate contingencies, there are still motivated buyers making strong offers for condos that truly stand out. To attract these buyers, focus on making your condo shine as a standout value in the market—not just through competitive pricing, but by showcasing its unique features and appeal. Preparing your condo to meet market expectations is key. With thoughtful preparation and market-savvy pricing, you’ll be well-positioned to secure a great offer. The market is shifting, but opportunity still exists on both sides—provided you approach it with the right data and guidance.
Final Word
The November 2025 data makes one thing clear: Austin’s condo market is in a period of transition, offering meaningful opportunity for both buyers and sellers—but only for those who approach it with strategy. Buyers benefit from abundant inventory, negotiability, and improving price-per-square-foot value, while sellers who price intelligently and present their homes well can still capture strong results despite softer demand. As the market continues to rebalance, staying informed and working with professionals who understand the subtleties of each neighborhood will be the key to making confident, well-timed decisions. Whether you’re planning to buy, sell, or simply evaluate your next step, the current landscape rewards preparation, patience, and smart positioning.
