Over the past 12 months, the typical Round Rock home spent about 35 days on the market. That number comes from 1,677 closed single-family sales, and it blends two very different markets. The 210 new construction homes (13% of sales) took a median of 94.5 days. Every other home took 29.
Among Round Rock resale neighborhoods with at least 15 sales, the median home sold in as few as 8 days in one neighborhood and took as long as 62 days in another. Builder-dominated neighborhoods ran at about 98 days. Where you buy or sell inside Round Rock matters more than the citywide average, so we split the data neighborhood by neighborhood.
How We Split Round Rock
We called a neighborhood builder-dominated when at least 80% of its closed sales were new construction, using the MLS Property Condition field (New Construction, Under Construction or To Be Built). Four neighborhoods with 15 or more sales met that bar. Every other neighborhood is grouped as resale and mixed.
| Group | Neighborhoods | Sales | Share new construction | Median days on market | Sale price vs. list | Sale price vs. original list |
|---|---|---|---|---|---|---|
| Builder-dominated | 4 | 169 | 93% | 98 | 96.9% | 93.6% |
| Resale and mixed | 78 | 1,203 | 2% | 29 | 98.3% | 96.2% |
Group figures are pooled medians across every sale in the group, not an average of neighborhood medians. About 305 sales did not match a named neighborhood, so they count in the citywide numbers but not in the neighborhood tables.
Round Rock Resale Neighborhoods Where Homes Sell Fastest
Twenty-eight resale and mixed neighborhoods had at least 15 closed sales. Cat Hollow sold fastest at 8 days, and the five quickest all sold in under three weeks.

|---|---|---|---|---|
| Cat Hollow | 43 | 8 | 100.0% | $465,000 |
| Vista Oaks | 23 | 12 | 98.1% | $485,000 |
| Round Rock West | 28 | 17.5 | 97.9% | $463,500 |
| South Creek | 35 | 18 | 100.0% | $325,000 |
| Oaklands | 15 | 19 | 100.0% | $575,000 |
Cat Hollow, South Creek and Oaklands all closed at a median of 100% of list price, and Cat Hollow held 98.0% of its original list price.
Cat Hollow sold 43 homes in a median of 8 days. Siena sold 99 in 30.
Round Rock Resale Neighborhoods Where Homes Take Longer
Hidden Glen was slowest at 62 days, a 54 day gap from Cat Hollow inside the same city.
| Neighborhood | Sales | Median days on market | Sale price vs. list | Median sale price |
|---|---|---|---|---|
| Hidden Glen | 17 | 62 | 97.8% | $780,000 |
| Sonoma | 21 | 56 | 98.8% | $419,900 |
| Cimarron | 18 | 48 | 97.4% | $418,769 |
| Highlands at Mayfield Ranch | 33 | 45 | 98.2% | $530,000 |
| Chisholm Valley | 22 | 42 | 99.7% | $275,000 |
Sonoma and Cimarron show the widest gaps between the final and original list price. Sonoma closed at 98.8% of list but 93.8% of original list, and Cimarron at 97.4% and 93.7%, which points to price reductions before those homes sold.
The largest neighborhoods landed in the middle. Siena sold 99 homes in a median of 30 days, Teravista 68 in 30.5 days and Forest Creek 60 in 38 days.
Builder-Dominated Neighborhoods Run on a Different Clock
The four neighborhoods where new construction is 80% or more of sales ran from 70 days at Sauls Ranch to 114 days at University Heights. Together they took a median of 98 days, compared with 29 days for the resale and mixed group.
| Neighborhood | Sales | Share new construction | Median days on market | Sale price vs. list | Sale price vs. original list | Median sale price |
|---|---|---|---|---|---|---|
| University Heights | 31 | 100% | 114 | 94.1% | 89.2% | $500,000 |
| Avery Centre | 51 | 94% | 105 | 97.6% | 92.8% | $372,990 |
| Salerno | 63 | 89% | 93 | 97.6% | 94.8% | $400,000 |
| Sauls Ranch | 24 | 96% | 70 | 97.4% | 92.4% | $887,490 |
Builder prices move differently than resale prices. Across the group, homes closed at 96.9% of the final list price but only 93.6% of the original list price, which points to list price reductions before the typical builder home sold. In the resale and mixed group the same comparison was 98.3% against 96.2%.
The widest gap is at University Heights (94.1% of list, 89.2% of original), where buyers had the most room to negotiate.
Sauls Ranch sold 24 homes in a median of 70 days. University Heights took 114.
What This Means If You Are Selling or Buying in Round Rock
- Use the neighborhood number, not the city number: Round Rock’s 35 day median blends resale at 29 days with new construction at 94.5. Resale neighborhoods ran from 8 to 62 days.
- Sellers: In the fastest neighborhoods, a well priced home can sell in under three weeks. In slower pockets such as Hidden Glen, Sonoma and Cimarron, the median was 48 to 62 days, so pricing right at launch matters more.
- Buyers: In Cat Hollow and Vista Oaks, be ready to move quickly. In slower neighborhoods, a longer time on market can mean more room to negotiate, and even the five slowest closed at 97.4% to 99.7% of list.
- New construction buyers: Compare the original list price, incentives and any changes since the home was first listed, not just the current price.
How We Measured This
- Data source: Unlock MLS closed single-family sales with a city of Round Rock.
- Time window: Closings from October 1, 2025 to September 30, 2026, matching our Georgetown and Leander guides.
- Neighborhoods: Sales were matched to 91 Round Rock neighborhoods using the same subdivision names and zip codes as our neighborhood guides. Sales that matched no named neighborhood are in the citywide figures only.
- Days on market: The MLS days-on-market figure for each sale, reported as a median.
- Sale price vs. list: The median of each sale’s closing price divided by its last list price. The original list version uses the first list price.
- Builder-dominated: 80% or more of a neighborhood’s sales were new construction. Neighborhoods need at least 15 sales to be ranked.
