Recently, Austin was named the #10 Richest City in the US by The Cheat Sheet. Often considered the most expensive city to live in Texas, it’s also the most affordable “rich city” to live in the US. Percentage of the market wise, Austin has more luxury homes than Houston, Dallas and San Antonio. Where can you find the most expensive homes in Austin? Of course the most expensive home in Austin at any given time can be in one of several zip codes. But, where can you find the most expensive homes in Austin, on average? We pulled sales data from July 2018 – July 2019 and listed the top 10 most expensive zip codes in Austin in terms of average price per square foot. We’ve also given you some additional pricing data and links to the most popular neighborhoods in each zip code to show you what it’s like to live in each zip code.

Not surprisingly, buyers were willing to pay a premium for homes closest to Downtown Austin. All of the most expensive zip codes in Austin were found in neighborhoods surrounding Downtown Austin. Here they are on a map of the most expensive zip codes in Austin.

#1 – 78701 (Condos)

Popular Neighborhoods: Downtown Austin

Downtown Austin, which covers all of 78701, is ever changing with cranes and new construction on nearly every block. Soon, Downtown Austin will be home to the nation’s first library of the future, several new luxury condo buildings and new retail districts. Combine this with the redevelopment that is happening throughout Downtown and the push to bring in top rated restaurants and it is not surprising 78701 is the most expensive zip code in Austin. *For this zip code, we used condo sales, as there was only one single family home that sold in 78701 in the time period.

This year, 78703 shows up as the second most expensive zip code in Austin, with an average price per square foot of $468.41. The trend of home buyers being attracted to homes that are near walkable, urban areas, has been driving up the prices in neighborhoods in Central Austin. With the historic homes, new construction and stately mansions you’ll find in 78703, it’s not surprising this zip code is the second most expensive in Austin.

The revitalization of South Congress, South 1st and South Lamar has drastically increased the popularity of 78704 and is now the third most expensive zip code in Austin. With an average price per square foot of $423.43, home buyers are willing to pay more because homes are unique and located in close proximity to Austin’s best restaurants, attractions and events.

78705 has always been popular for home buyers who want to live near UT, those looking for something unique and others who want an investment property with a waiting list of potential tenants. The 4th most expensive zip code in Austin, 78705 home buyers can expect to pay, on average, $400.83/sq ft. Much of 78705 is inexpensive condos and student housing. If you’re looking for a more traditional neighborhood with established homes, try North University or the north end of Bryker Woods.

New restaurants, like the Peached Tortilla and old favorites like Fonda San Miguel are attracting home buyers who want a Downtown atmosphere in a unique, single family home. Homes are on the smaller side, but they sit on larger than average lots so you’ll see a lot of additions and new construction.

78702 is one of the fastest changing areas in all of Austin. Whereas 78722 homes have had a facelift inside, 78702 homes generally are torn down and new construction is built, making it preferable for those who want new construction but don’t want to be out in the boonies. Homes are on the smaller side, but have tall ceilings and the high quality level finish out. Some of the older homes in better shape are remodeled and are very reminiscent of 78704 homes.

One of the most popular zip codes in Central Austin because of Hyde Park and North Loop, 78751 is also the7th most expensive zip code in the city. Wide, tree lined streets with historic homes are just part of the draw for 78751. Those looking for something a little bit less difficult to maintain might choose North Loop, which still has the same walkability to a cute shopping district, restaurants and bars.

East Austin is rapidly changing, with plenty of tear down and rebuilds, new restaurants, bars and an overall gentrification. Being as though East Austin is one of the most affordable Central Austin zip codes, it is not surprising more and more people flock here. 78722 is the zip code for you if you prefer to be in a more urban neighborhood that’s close to restaurants and shopping, but not close enough to where it disturbs you on nights you don’t want to go out.

Overall, 78746 comes in at #9 on the list for most expensive zip code in Austin in terms of price per square foot. Located just across Lake Austin from Downtown, most of the homes in 78746 have Hill Country Views. Kids who live in 78746 will get a great public education in one of the top rated school districts in Texas, the Eanes ISD. Some of 78746 also covers the cities of West Lake Hills and Rollingwood and the area is generally referred to as Westlake.

Though 78757 is still one of the most expensive zip codes in Austin, it still is one of the most affordable areas if you want to be in an urban area.
