Lake Travis ISD Market Snapshot
Lake Travis ISD is one of the few districts in the greater Austin area where the number of closed sales has grown every single year over the past four years, climbing from 1,008 in FY22-23 to 1,183 in FY25-26. Prices eased gradually through FY24-25 before ticking back up slightly this past year to a median of $800,000, and days on market followed a similar arc, stretching to 57 days at the slowest point before snapping back down to 43, nearly matching the pace from four years ago. The sale-to-list ratio has held remarkably steady at 97% the entire time. One honest note: active listings currently carry a median list price of $995,000, well above the $800,000 recent closed median, a gap that likely reflects a mix of premium new inventory currently on the market rather than a sudden jump in what homes are actually selling for.
About Lake Travis ISD
Lake Travis ISD covers the hill country west of Austin, serving the Lake Travis area, a section of Spicewood, and the City of Lakeway. The district includes 6 elementary schools, 2 middle schools, and 1 high school, with roughly 10,770 students enrolled as of October 2025 across its 11 campuses. Homes here range from established neighborhoods a short drive from Lakeway’s shops and restaurants to communities perched above the lake itself, and the appeal for buyers is consistent: highly rated schools, hill country scenery, and direct access to one of the region’s largest lakes. You can find more detail on individual campuses at ltisdschools.org.
The district earned an overall A rating from the Texas Education Agency for 2024-25, with 7 of its 11 campuses scoring an A and the remaining 4 scoring a B, an improvement over the B (89/100) it posted in both 2023-24 and 2022-23. For families comparing districts, moving from a B to an A rather than simply holding steady is a meaningful data point, and it’s part of why Lake Travis ISD is often mentioned among the best school districts in Austin.
What Homes Look Like in Lake Travis ISD
At the more accessible end of the market, buyers will find single-family homes in established neighborhoods convenient to Lakeway and Bee Cave, typically built from the 1990s through the mid-2000s on moderate-sized lots with three to four bedrooms.
The bulk of what closes in Lake Travis ISD, the homes driving that $800,000 median sale price, tends to be newer construction on quarter-acre-plus lots, often with hill country or partial lake views, four to five bedrooms, and the kind of outdoor living space (covered patios, pools) that makes sense in the Texas heat.
At the upper end, Lake Travis ISD includes some of the most sought-after waterfront and view-lot properties in the Austin area, homes directly on the lake or in communities with private marina or dock access. That’s part of why current active listings carry a $995,000 median list price, well above the recent closed median. Some of that gap is simply the mix of high-end inventory sitting on the market at any given time, not a sign that typical sale prices have jumped.
Growth & Construction in Lake Travis ISD
Lake Travis ISD’s enrollment growth has outpaced some of its own facility planning, and the district’s current construction pipeline reflects that. Highland Lakes High School, LTISD’s second comprehensive high school, is set to open in August 2029 with room for 1,500 students, expandable to 2,000, funded through the district’s 2022 bond. Attendance boundaries for the new campus won’t be finalized until closer to its opening, so we’re not treating it as a separate neighborhood-search entry yet, but it’s a significant long-term investment in the district’s capacity and worth knowing about if you’re planning several years out.
A companion project, Elementary School #8, was originally slated to open in August 2026 but has been pushed back after enrollment growth came in slower than projected, a useful reminder that growth in this district hasn’t been perfectly linear.
Voters approved most of the 2022 bond that funds these projects, a $703 million package. Proposition A (facilities, including Highland Lakes High School and Elementary #8) and Proposition B ($60.79 million for technology) both passed, while Proposition C ($93.8 million for athletics) failed by a 63%-37% margin. The district went back to voters in November 2023 with a scaled-down, athletics-only bond of $143.1 million, and that one passed, a fairly clear signal that voters wanted a more focused ask.
In January 2026, the district adopted a selective interdistrict transfer policy restricting new out-of-district transfers at 7 of its 11 campuses: Lake Pointe, Lake Travis, Lakeway, and West Cypress Hills elementary schools, Bee Cave and Hudson Bend middle schools, and Lake Travis High School. It’s a direct response to enrollment pressure from new development inside and outside the district’s boundaries, and for buyers it’s concrete evidence of how much demand there is to live inside these attendance zones rather than transfer in from outside them.

Median price eased gradually through FY24-25 before stabilizing and ticking slightly higher again in FY25-26, and days on market followed the same U-shape, lengthening and then snapping back down, nearly to where it started. Sale-to-list ratio never moved off 97%.
As of early September 2026, the district shows 561 active listings (median list price $995,000, median 84 days on market), 76 active-under-contract (median list price $1,000,000, median 57 days on market), and 37 pending (median list price $699,900, median 66 days on market).
