A Look at Rough Hollow’s Neighborhood
Rough Hollow spans 1,800 acres divided into distinct sections, each with its own character. Hillside homes closer to the community entrance sit on smaller lots with Hill Country views and seasonal glimpses of Lake Travis. Moving toward the water, lots grow larger and the architecture shifts toward custom builds with elevated views and high-end finishes. Streets are tree-lined in the older established sections, while newer phases have the open-sky exposure of active Hill Country development.
Homes range from around 1,800 to over 8,500 square feet. You’ll find a mix of stone and stucco exteriors, metal rooflines, and large windows designed to take in the surroundings. The community has been building since the mid-2000s and still has undeveloped sections, so you can choose between a resale home in a mature, settled neighborhood or a new build in a newer phase depending on your priorities.
Life in Rough Hollow
The pace in Rough Hollow tends to organize itself around the water and the amenities. On weekends, residents can walk or drive the tram down to the marina for paddleboarding, take a boat out on Lake Travis, or spend the afternoon at the lazy river at Highland Village. The Canyon Grille at the Yacht Club is a popular spot for a casual dinner with lake views without leaving the neighborhood.
The community events calendar, run by the Rough Life Director, keeps things active throughout the year with fitness classes, seasonal parties, holiday events, and social gatherings at the pavilion. There are trade-offs worth knowing: grocery runs, medical offices, and everyday errands require a drive out on Ranch Road 620, which sees traffic during peak hours. The nearest H-E-B is in Lakeway proper, about five to ten minutes away.
Rough Hollow Amenities
Rough Hollow has two main amenity hubs. Highland Village is the water-themed social center of the neighborhood, featuring a lazy river, splash pad, kids’ pool, adults-only pool with a swim-up bar, a pavilion with a demonstration kitchen, a village green, and an open-air marketplace. A full-time Rough Life Director plans community events, fitness classes, and seasonal programming throughout the year.
The Rough Hollow Yacht Club and Marina sits on Lake Travis and operates separately from the HOA (it is privately owned). The marina has more than 294 boat and jet ski slips, a dual-car tram to the waterfront, a fully stocked Ship Store, and fuel and pump-out services. Members get complimentary access to paddleboards and kayaks, a resort-style negative-edge pool, Canyon Grille restaurant overlooking the lake, a state-of-the-art fitness center, an outdoor amphitheater, and a 4,000 sq ft event pavilion. Why Home Buyers Choose Rough Hollow
Rough Hollow is one of the few communities in the Austin area where lake access, highly rated schools, and a comprehensive amenity package all come in the same address. Most communities offer one or two of those things. Rough Hollow offers all three, and that combination is what consistently draws buyers who have done their homework on the area.
The master-plan scale is also a factor. With 1,800 acres and multiple sub-communities, Rough Hollow has enough variety that different buyers can find what they are looking for within the same neighborhood, whether that is a mid-size hillside home with Hill Country views, a move-in-ready build near the amenities, or a full custom estate on the waterfront. The size of the community also means the amenities are genuinely well-funded and well-maintained.
For buyers relocating to Austin from coastal or resort communities, Rough Hollow often stands out as the closest analog to what they are leaving behind. The marina, the lake, the resort-style pools, and the organized community life can make a move feel like less of a trade-off. That said, the commute reality is worth weighing honestly — buyers who work downtown regularly should drive the 620 corridor at rush hour before deciding.
How’s the Commute from Rough Hollow?
Rough Hollow sits about 18 miles west of downtown Austin via RR 620 to TX-71 to MoPac. The drive looks short on a map, but traffic on 620 and near the 71/MoPac interchange can push commute times significantly during morning and evening rush hours.
- Downtown Austin (6th & Congress): 30-50 minutes depending on time of day
- South Congress / SoCo: 35-50 minutes
- Domain / North Austin tech corridor: 45-60 minutes
- Austin-Bergstrom International Airport: 35-50 minutes
- Cedar Park: 25-35 minutes via 620 North
- Bee Cave / Hill Country Galleria: 10-15 minutes
- Lakeway Town Center: 5-10 minutes
If you plan to commute regularly to central Austin or the tech corridor, factor real-world drive times into your decision. Google Maps in “leave at” mode during rush hour will give you a much more accurate picture than straight mileage.

The City of Lakeway’s property tax rate for Fiscal Year 2026 is $0.169640 per $100 of assessed value. Combined with Lake Travis ISD and Travis County, the total effective rate for homes in this area runs approximately 1.89% of assessed value — down from rates above 2.3% seen in prior years.
Here’s what that looks like in annual dollar terms:

- $1,200,000 home: roughly $22,680/year
