If you’re looking for a home near Downtown Austin and your budget is $800,000, you have some options depending on what style of home you like, type of neighborhood, walkability and schools. The three closest sections of town to Downtown are Central Austin, South Austin and West Austin. Below we’ve separated each of the potential neighborhoods by their geographic location and provided links to the corresponding neighborhood guide.

Central Austin Homes Near Downtown Austin $800,000

Central Austin neighborhoods are located on the same side of the river (Lake Austin, Lady Bird Lake, or Town Lake) and are the neighborhoods you’d choose if you wanted to be closest to Downtown. Some of them are within walking distance to the restaurants and shopping and others resemble more residential neighborhoods. Clarksville

  • Distance to Downtown Austin: 1 mile, 6 minutes
  • Distance to Austin Airport: 9 miles, 14 minutes
  • Schools: Mathews Elementary, O’Henry Middle, Austin High
  • Average and Median Price: $938,431 and $825,000
  • Average and Median Size: 1,824 sqft and 1,674 sqft
  • Price Range: $400k – $2MM

Located just west of N Lamar between 5th and 15th Streets, Clarksville is one of the closest neighborhoods to Downtown Austin where you can find a home for $800,000 or less. 5th and 6th Streets also have shops, restaurants, coffee and bakeries, so some of the homes are in walking distance to amenities. Clarksville dates back to the 1870s, so you’ll find homes with more character as they span several decades. You’ll also find brand new construction with some tear down and rebuilds.

Tarrytown

  • Distance to Downtown Austin: 3 miles, 8 minutes
    Distance to Austin Airport: 13 miles, 16 minutes
    Schools: Casis Elementary, O’Henry Middle, Austin High
    Average and Median Price: $1,311,211 and $1,128,237
    Average and Median Size: 3,005 sqft and 2,956 sqft
    Price Range: $550k – $5.5MM

Tarrytown is one of Austin’s most prestigious addresses. Homes were built starting in the 1920s and you’ll even get some new construction on lots with homes that were torn down. The majority of the homes were built in the 1950s and 1960s and the redone ones have a mid century modern look to them. Residents are drawn to its proximity to Downtown, Lake Austin, mature landscaping and well kept yards.

Westfield

  • Distance to Downtown Austin: 3 miles, 7 minutes
  • Distance to Austin Airport: 13 miles, 16 minutes
  • Schools: Casis Elementary, O’Henry Middle, Austin High
  • Average and Median Price: $1,180,472 and $920,000
  • Average and Median Size: 2,517 sqft and 2,438 sqft
  • Price Range: $600k-$3MM

Westfield is a small neighborhood just west of MoPac and south of Enfield Rd. Many confuse it with Tarrytown, but it is its own neighborhood. Residents enjoy easy access to MoPac, Downtown and Lake Austin as well as the middle school and Randall’s Grocery Store. Because the majority of the neighborhood is Lions Municipal golf course, you won’t find too many homes for sale there. But, if you’re patient, you should get a few choices.

  • Average and Median Size: 1,737 sqft and 1,575 sqft
  • Price Range: $350k – $1.2MM

South Austin Homes Near Downtown Austin $800,000

South Austin is just south of the river and is located in the popular 78704 zip code. The most desirable 78704 neighborhoods, Zilker, Barton Hills, Bouldin Creek and Travis Heights are also the closest to Downtown. But, South Lamar and Galindo (just south of Oltorf) have recently presented buyers in the $800,000 range with some great choices for new construction. If you’re looking for top rated elementary schools, those can be found in Zilker and Barton Hills. If you like walkable neighborhoods with a less urban looking restaurant and shopping scene, South Austin might be the best choice for you. If you’re looking for the very best public schools in Austin, but don’t want to be too far from Downtown, you would choose to live in West Austin’s (also West Lake Hills and Rollingwood) 78746 zip code. This area is much more suburban looking, with homes built in the 1970s and 1980s and some complete remodels. 78746 is the most expensive zip code in Austin, so you’ll get less home for $800,000 here.
