Georgetown Neighborhoods with the Best Schools

Georgetown is not one of the cities that first comes to mind when you think of the best schools in the Austin suburbs. Though the Georgetown ISD is not as well rated as others, it is not the only school district that serves the city. The west side of Georgetown is served by the Liberty Hill ISD, which is one of the top rated districts in the Austin area. And, a small portion of the southwest side is served by a highly rated section of the Leander ISD, providing even more options. The bottom line. If you need top rated schools, don’t rule out Georgetown. Just look in the right areas. To help you discover where those are, we’ve put together a list of Georgetown neighborhoods with the best schools.

Georgetown Neighborhoods with the Best Schools Mapped

We thought we’d start by giving you a birds eye view of where you can find the neighborhoods in Georgetown that have the best schools. You’ll notice they are concentrated on the west side of Georgetown, west of Ronald Reagan Blvd and Highway 29.

Liberty Hill ISD Neighborhoods in Georgetown

Kids who live in the Liberty Hill ISD section of Georgetown will most likely attend the following schools: Rancho Sienna Elementary, Liberty Hill Middle and Liberty Hill High School. Below you’ll find the neighborhoods that feed to those schools, along with a profile of the size and price home you can expect. Lively Ranch and Morningstar have the most affordable options, Cimarron Hills is a 24/7 guard gated, private country club community and has the most expensive options. Rancho Sienna has a blend of affordable and luxury.

Cimarron Hills

  • Elementary School: Rancho Sienna
  • Middle School: Liberty Hill
  • High School: Liberty Hill
  • Average Price: $1,456,056
  • Median Price: $1,234,000
  • Price Range: Mid $700k’s-$2.65MM
  • Average Beds/Baths: 4/4
  • Average SqFt: 3,690
  • Average Lot Size (Acres): 0.403

Cimarron Hills is one of the more traditional luxury neighborhoods in Georgetown and is one where you can find top rated schools. One section is served by the Georgetown ISD and the other is served by the Liberty Hill ISD. If you want top schools, choose the Liberty Hill ISD section, though the elementary school in the Georgetown ISD is one of their best. Both sections of the neighborhood sit behind a 24/7 guard gate, so outside access is limited. There is a private country club, Cimarron Hills, located within the neighborhood, so if you like a golf or country club lifestyle, Cimarron Hills is the best choice. There is a range of housing available, so if you’re not in the multi-million dollar price range, don’t rule it out.

Lively Ranch

  • Elementary School: Rancho Sienna
  • Middle School: Liberty Hill
  • High School: Liberty Hill
  • Average Price: $485,284

  • Price Range: High $300k’s – Low $700k’s
  • Average Beds/Baths: 4/2
  • Average SqFt: 2,184
  • Average Lot Size (Acres): 0.186

The most affordable neighborhood in Georgetown with the best schools goes to Lively Ranch and is one of the only neighborhoods where you can find something for less than $400,000. The neighborhood was built exclusively by DR Horton, so you will have some uniformity. They did keep with a more modern finish out with quartz counters, wood look vinyl plank flooring, stainless steel appliances and ceramic tile floors. Residents also enjoy a community pool, park, fitness center, community clubhouse and grills, making it one DR Horton’s best neighborhoods when you consider amenities. If you’re looking for value, good schools and a newer home, Lively Ranch is a great place to start your search.

Morningstar

Morningstar was one of the first master planned communities in west Georgetown and it’s certainly one of the most popular. Though the area around Morningstar is not as developed, when you drive in the community you get a very suburban feel. Residents enjoy resort style amenities with access to miles of hike and bike trails, a community pool with lanes for swimming, children’s splash pad, dog park, open air pavilion, fire pit, ponds, playground, fishing pond, event lawn, disc golf course and 75 acres of parks and greenbelts. A second amenity center and pool was built in 2021 as well as a sports park with basketball courts, zip line, rope climber and plenty of open lawn space to start your own game. Not only is Morningstar one of the most affordable neighborhoods, it also has nearly every amenity you can think of, making it an easy way to entertain the kids for no extra cost.

Oaks at San Gabriel

Built along the San Gabriel River, the Oaks at San Gabriel is a great choice if you want to be surrounded by nature. This 400 acre community has 840 homes and 100 acres of permanent green space. Residents enjoy a resort style community pool, outdoor living area, playground, covered pavilion, lounge deck and picnic areas. There are also 7 miles of hike and bike trails along the river. If you’re looking for picturesque, it doesn’t get much prettier than the Oaks at San Gabriel.

Rancho Sienna

One of the largest communities on our list, Rancho Sienna sits on 540 acres in west Georgetown. At build out, there will be 1,400 homes, which is part of the reason they have an on-site elementary school. The neighborhood does sit atop a hill, so there are some views across the hill country. Rancho Sienna maintains a community pool and splash pad, 24/7 fitness center, dog park, event lawn, covered pavilion, 100 acres of parkland, basketball courts and miles of hike and bike trails. Plus, the HOA is very active and plans activities year round, including yoga classes, neighborhood meet and greets, community pool parties and live music shows.

Leander ISD Neighborhoods in Georgetown

The Leander ISD section of Georgetown is another place you’ll find highly rated schools. Again located on the west side of Georgetown, these neighborhoods feed to Tarvin or Parkside Elementary, Stiles Middle and Rouse High. The Leander ISD section of Georgetown is more expensive than the Liberty Hill ISD section. Parkside at Mayfield Ranch and Parkside on the River have the most affordable options, followed by Whitetail. Escalera Ranch is the most expensive and where you’ll find luxury homes on large lots.

If you’re looking for luxury with a Hill Country vibe and don’t care about a country club, Escalera Ranch is a great choice for you. Homes are large, with some more than 7,500 square feet and they sit on large, 2-5 acre lots, so you have some space between your neighbor. With acreage lots, residents have the ability to build their own amenities on their lot and not have to worry about running into your neighbor at the community pool. Homes in Escalera Ranch also lean towards a more traditional style of finish out versus the more modern look most new homes are leaning towards.

Situated next to Southwest Williamson County Regional Park, residents can enjoy not only the amenities in Parkside at Mayfield Ranch, but the park as well. There are two entrances, one off Leander Road and one off Sam Bass Road, so no matter which direction you’re going, you’ll have an easy in and out.

Parkside on the River

The newest community on our list, Parkside on the River is the largest, covering 1,500 acres when complete. The neighborhood is also located on the banks of the San Gabriel River, and the developers have done a great job at incorporating the river into the master plan of the community. The land is filled with rolling hills, mature oak trees and beautiful views, some of which can be found from the houses. The neighborhood is in the early stages of development now, but they will have an on-site school at some point. And, there is dedicated parkland on either side, so it will really be a little oasis, no matter how busy the area gets.

Whitetail

Whitetail is an ideal choice if you want acreage and don’t want an HOA telling you how you can use it. Whitetail does have a more rural feel, with horses and barns. You’ll also be able to add RV parking, an extra shop, larger garage – almost anything you can think of (as long as it’s not banned by the city). Homes are truly custom in Whitetail, so you won’t find two that are the same. If you’re looking for a true Georgetown feel, or rather what Georgetown was like before the master planned communities arrived, Whitetail is a good place to start your search.
