Georgetown ISD Market Snapshot

About Georgetown ISD
Georgetown ISD covers most of the city of Georgetown itself, along with parts of neighboring Leander and Round Rock, and it is one of the fastest-growing districts in the Austin area. As a result, district enrollment has climbed toward 14,000 students, and Georgetown ISD’s own long-range planning points toward nearly 20,000 within the next decade as new subdivisions continue to fill in along the SH 130 and I-35 corridors.
That growth hasn’t come at the cost of academics. In fact, Georgetown ISD’s overall Texas Education Agency accountability rating rose from a C to a B in 2026, its first improvement in three years and its best rating since the 2021-22 school year, with most campuses improving and none rated an F. For buyers weighing school quality against a growing district’s growing pains, that trend line is worth knowing.
What Homes in Georgetown ISD Look Like
At the more affordable end, Georgetown ISD’s condos and older single-family homes closer to downtown and in the district’s established neighborhoods have sold from the low $200,000s to the mid $300,000s over the past year, typically in the 1,200 to 1,800 square foot range.
Meanwhile, the bulk of the market sits in newer single-family subdivisions built over the last decade, where homes commonly run 2,000 to 2,800 square feet and sell in the $400,000s to $600,000s. At the top end, custom and larger homes on bigger lots, particularly toward the district’s western and southern edges, can reach well into the seven figures.
Across all of Georgetown ISD, the median home sold this past year for $455,950, at about 2,350 square feet. Because the district spans nearly the entire city, the neighborhood you choose matters as much as the school zone. Our guides to Downtown Georgetown, Georgetown Village and Parkview Estates dig into specific communities, and our guide to Georgetown’s established neighborhoods is a good starting point if you want in-town character over a newer subdivision. Sun City, an age-restricted, gated community on the district’s northeast side, also sits inside Georgetown ISD’s boundaries; see our Sun City guide for details on that community’s own rules and amenities.
Growth and New Campuses
Georgetown ISD’s growth isn’t just a talking point. The district’s own demographic projections point toward enrollment approaching 20,000 students within the next decade, up from just under 14,000 today, and the district has been actively building and rezoning to keep pace.
Two new campuses, Ames Elementary and S.C. Marshall Middle School, broke ground to relieve pressure on the district’s southeast quadrant. However, Georgetown ISD originally planned to open both in August 2026, but pushed the opening to the 2027-28 school year after a November 2025 demographic update showed enrollment growing more slowly than expected, citing a cooling housing market and higher interest rates. In short, it’s a useful data point for buyers: the district is pacing new construction to actual demand rather than building ahead of it.
Because new campuses and boundaries are still very much in motion, the most reliable way to confirm which schools a specific address is zoned for is Georgetown ISD’s own attendance zone lookup, rather than a general area description.
Boundaries Can Move — A Current Example
Boundaries in Georgetown ISD do shift, and not always because a new campus is opening. For the current 2026-27 school year, the district rezoned Wolf Ranch Elementary after enrollment there reached 947 students against a capacity of 850. As a result, roughly 250 students were moved to Frost Elementary and San Gabriel Elementary, both of which feed into Tippit Middle School and East View High School.
That kind of mid-cycle rezoning is exactly why we’d always recommend confirming a specific address’s school assignment directly through the district before writing an offer, rather than relying on a listing description, a neighborhood’s reputation, or even this page. Zoning that was accurate when a home was listed can change by the time a family moves in.
What the 2026-27 Rezoning Changed
The Georgetown ISD board finalized new attendance boundaries for the 2026-27 school year in February 2026, primarily to relieve overcrowding at Wolf Ranch Elementary, which was serving roughly 947 students against an 850-student capacity. More than 250 students shifted out of Wolf Ranch, mainly to Frost Elementary and San Gabriel Elementary, with Tippit Middle School and East View High School continuing as the middle and high school assignments for most of these areas. Two new campuses, an elementary school and Middle School No. 5, were originally slated to open in August 2026 but have been delayed to the 2027-28 school year due to slower-than-projected enrollment growth, so no new campuses opened this year. San Gabriel Elementary’s zone is unusual: it covers two separate areas, one near the school itself and a second pocket reaching into central Georgetown near Highway 29, a result of how the 2026-27 boundaries were drawn.

Is Now a Good Time to Buy in Georgetown ISD?
The four-year trend in Georgetown ISD points to a market that has cooled gradually rather than dramatically, which tends to favor buyers willing to negotiate.
Four-Year Market Perspective
Looking at the past four years of closed sales tells a more complete story than any single snapshot. The median sale price in Georgetown ISD actually peaked in the 2023-24 school year at $477,600, then declined two years in a row to $455,950 over the most recent 12 months, landing back near where it started in 2022-23 ($465,000).
The price-per-square-foot trend is more consistent: it has fallen every single year, from $226.39 in 2022-23 to $206.78 today, a cumulative decline of about 8.7%. Meanwhile, days on market climbed every year too, from a median of 41 days to 58. Sale-to-list ratio, meanwhile, has held steady at 98% throughout, meaning homes that are priced correctly are still selling right around asking rather than being deeply discounted.
| Year (Sept–Aug) | Median Close | Median $/Sq Ft | Median DOM | Sale-to-List | Closings |
|---|---|---|---|---|---|
| 2022-23 | $465,000 | $226.39 | 41 | 98% | 2,316 |
| 2023-24 | $477,600 | $220.68 | 50 | 98% | 2,215 |
| 2024-25 | $473,210 | $215.21 | 56 | 98% | 2,248 |
| 2025-26 | $455,950 | $206.78 | 58 | 98% | 2,353 |
Put together, this is a market where headline prices look calm while the underlying conditions have clearly loosened: more room to negotiate, more time to decide, and sellers who are pricing realistically rather than chasing last year’s numbers. How to Buy in Georgetown ISD
- Get pre-approved and connect with a local specialist who knows Georgetown ISD’s individual campuses, not just the district as a whole. Start with our First-Time Home Buyer Guide if you’re new to the process.
- Decide how firm your school priority is, and confirm zoning for any address you’re seriously considering directly through Georgetown ISD’s attendance zone tool before you tour.
- Tour homes with both the school assignment and the district’s ongoing growth in mind. A home zoned to a campus near capacity today could see its boundary shift before your student starts.
- Write a competitive but realistic offer. With days on market up and sale-to-list steady at 98%, well-priced homes are still moving, but there’s more room to negotiate than there was two years ago.
- Close and get settled, then use Georgetown ISD’s official resources to register and confirm your final campus assignment.
