Every month, we publish updated price reports for the Austin real estate market covering single-family homes, condos, multi-family properties, and luxury homes priced at $1 million or more. These aren't national trend summaries or aggregated metro data — they're built from closed sales in the Austin MLS and broken down by the metrics that actually matter: median price, price per square foot, days on market, months of inventory, and sale-to-list ratio.

If you're a buyer trying to understand whether now is a good time to move or a seller trying to figure out what your home is worth in today's market, this is where you start.

What We Track Each Month

Single-family homes. Our flagship monthly report covers the broader Austin market and breaks down activity by price range. We track how inventory is trending, whether sellers are getting their asking price, and how the current month compares to the same time last year.

Condos. The Austin condo market behaves differently from the single-family market — different supply dynamics, different buyer profiles, and different price trends. We publish a dedicated monthly condo report so you're working from the right data.

Multi-family (2–4 units). For investors and owner-occupants looking at duplexes and small multi-family properties in the Austin metro, we track this segment separately each month.

Luxury homes ($1MM+). The luxury segment in Travis, Williamson, and Hays Counties moves on its own schedule. Our monthly luxury report covers median prices, inventory levels, and absorption rates at the top of the market.

How to Use These Reports

Each report is published in the first week of the month and covers the prior month's closed sales. If you're watching the market over time, the year-over-year comparisons are the most useful signal. Month-to-month swings can reflect seasonal patterns as much as actual market shifts.
