If you want to live in the Austin area, but aren’t too keen on Austin itself, you have several suburbs to choose from. Looking at a map and fumbling around with your home search parameters will show you where you can find the homes that meet your criteria, but you still might not know if those are areas you’d be interested in living. To help you start to wade through some of that data, we’ve put together a list of the best Austin suburbs with the best schools.

Rollingwood

Rollingwood is a small, suburb just west of Downtown Austin. Often confused with West Lake Hills, Rollingwood is its own city. Though the population was less than 2,000 at the 2010 census, Rollingwood is a very strong community with actively involved residents. Rollingwood is also known for its very low turnover rate. Once residents snag their Rollingwood home, they often stay for years. If you’re looking for suburban living, but don’t want to give up the conveniences of Downtown Austin, Rollingwood is a great choice.

West Lake Hills is the most well known, west Austin suburb. Just west of Rollingwood, West Lake Hills sits atop several peaks that overlook Downtown Austin, giving some of the homes a great skyline view. Other homes sit on Lake Austin, which helps if you love the water but have limited time to enjoy it. West Lake Hills is one of the most expensive suburbs in Austin, so if you’re looking for luxury, location and schools and haven’t found what you’re looking for in Rollingwood, West Lake Hills is a great place to check out.

Dripping Springs

Often called The Gateway to the Hill Country, Dripping Springs is one of the most Texas feeling suburbs of Austin. Though some neighborhoods like Sawyer Ranch, feel much more traditionally suburban, some areas of Dripping Springs feel much more ranch like with acreage lots and livestock. New construction in Dripping Springs is much different than what you’d expect in the northern suburbs. Developers have tried to keep lots large (½-1 acre), so you get the benefits of a master planned community but don’t have to sacrifice yard space.

Driftwood

Though unincorporated, Driftwood has always had its own postal code and has operated much like its own city. Like Dripping Springs, some neighborhoods have more of a neighborhood feel, while others are more of a collection of homes on acreage lots. Driftwood residents are drawn to its location, with relatively easy access to both Downtown Austin and the airport. At the same time, when you’re in Driftwood, you would think you were miles and miles from the nearest city, which is something most love.

Wimberley has everything from your basic starter home, to a luxury view home or luxury riverfront home. Whatever escape you’re looking for in Wimberley, you’ll definitely have choices.

Though Round Rock is densely populated, there are still large parcels left to build. Developers are itching to get their hands on this and I would anticipate new construction in Round Rock for years to come.

If you’re looking for guard gated, golf course living or homes with character on large lots, that’s the best place to start your search. Lakeway also has new, luxury, guard gated, golf course living and some waterfront. Basically, if you like golf or water activities, Lakeway is a great choice where you’ll find both.
