Keep in mind that the GreatSchools rating above and the TEA accountability rating below measure different things, so the two can tell somewhat different stories.
Academic Performance: Texas Education Agency Accountability Rating
Vista Ridge High received an A (92) in the Texas Education Agency’s 2025-26 accountability ratings, essentially unchanged from an A (93) in 2024-25. Student Achievement, which is based on STAAR end-of-course results along with college, career and military readiness and graduation rates, held at an A (93). School Progress, which measures how much students grew from one year to the next, rose from a B (81) to a B (83). Closing the Gaps, which tracks how each student group performs against state targets, eased from an A (93) to an A (91). Vista Ridge has earned an A in every year TEA has issued ratings, with scores between 92 and 95, and it was not identified for any federal support and improvement designation. For comparison, Leander ISD as a whole earned a B (87) in 2025-26.
- Overall TEA Rating (2025-26): A (92)
- Student Achievement: A (93)
- School Progress: B (83)
- Closing the Gaps: A (91)
- Prior Overall Ratings: A (93) in 2024-25, A (92) in 2023-24, A (92) in 2022-23, A (92) in 2021-22, and A (95) in 2018-19 (no ratings were issued for 2019-20 or 2020-21)
Under TEA’s scale, an A reflects exemplary performance, B is recognized, C is acceptable, D needs improvement, and F is unacceptable. The 2022-23 and 2023-24 ratings were delayed by litigation over TEA’s methodology and were not released until 2025. Ratings through 2023-24 reflect Vista Ridge’s larger zone from before the 2024-25 rezoning.

Programs at Vista Ridge High
Here is what Vista Ridge and Leander ISD publish for the campus.
- AP, AP Capstone and Dual Credit: Advanced Placement courses, the AP Capstone program (AP Seminar and AP Research) and Austin Community College dual credit courses are offered on campus, as at every Leander ISD high school. Vista Ridge students earned 710 AP Scholar recognitions on the May 2026 exams, the most of any Leander ISD high school.
- IB Diploma Programme: Vista Ridge does not offer IB. Starting in 2026-27, Leander ISD’s IB Diploma Programme is consolidated at Leander High School, and students outside the Leander HS zone can transfer in, with district transportation for eligible students.
- AVID National Demonstration School: AVID, a college-readiness program, has been at Vista Ridge since 2007. In April 2026 the school was recertified as an AVID National Demonstration School for the third time, after first earning the title in 2013.
- Navy JROTC: Navy JROTC, levels I through IV, is offered at Vista Ridge.
- CTE: INCubatoredu Entrepreneurship: The INCubatoredu and ACCELeratoredu entrepreneurship sequence, offered only at Vista Ridge and Vandegrift.
- CTE: Veterinary Science: The Animal Science: Veterinary program of study, offered at Vista Ridge, Leander and Vandegrift. The district’s CTE guidebook we used is labeled 2024-25, so confirm course offerings in the current catalog.
- Fine Arts: Art, band, color guard, choir, dance and theatre arts. The band placed 6th at the 2025 UIL 6A State Marching Band Contest.
- Athletics: Vista Ridge competes in UIL Class 6A, Region 3, District 24-6A, for 2026-27 and 2027-28.
- Facilities: New turf fields were completed, with a ribbon-cutting announced in February 2025. Replacing the band practice field is still unfunded. A citizens’ facility committee recommended it for a future bond in July 2026, but the board did not put a bond on the November 2026 ballot.

Vista Ridge High Attendance Zone Map
Vista Ridge’s attendance zone takes in about 10,400 address points in eastern Cedar Park and the Austin-address western end of Avery Ranch, which is served by Rutledge Elementary. The busiest neighborhoods for home sales are Forest Oaks, the Avery Ranch Far West and Avery Ranch West sections, Caballo Ranch, Silverado West and the Ranch at Brushy Creek, with Quest Village, part of Buttercup Creek, Red Oaks, Silver Oak, Park Place, Cross Creek and Creekview also in the zone. Nearby high school zones include Cedar Park High and Rouse High, which shares Akin and Block House Creek elementaries and Stiles Middle School with Vista Ridge. To confirm the school for a specific address, use Leander ISD’s School Zone Finder.
The zone is smaller than it was a few years ago. Leander ISD’s secondary rezoning, approved in June 2023 and effective in 2024-25, moved 6 Vista Ridge neighborhoods to Cedar Park High to use capacity more evenly across the district. Juniors and seniors in 2024-25 could stay at Vista Ridge, and that last class graduated in 2026, so the zone finder’s 9th-10th grade layer now shows the Vista Ridge zone for all grades. Under the old boundary, about 353 homes would have counted toward Vista Ridge over the past year rather than 284. Older MLS listings, and some current ones, may still name Vista Ridge for homes that now belong to Cedar Park High, so check the address rather than the listing’s school field.
Homes Zoned to Vista Ridge High: Market Stats
The figures below cover single-family homes sold through Unlock MLS that sit inside Vista Ridge High’s current 2026-27 attendance zone. We pulled every Leander ISD sale, matched each address to Leander ISD address points (or a geocoder for the few that did not match) and checked it against Leander ISD’s official Vista Ridge boundary, regardless of which school the listing named. Forest Oaks and the western sections of Avery Ranch account for the most sales, followed by Caballo Ranch, Silverado West, the Ranch at Brushy Creek, Quest Village and Buttercup Creek.

Data sourced from Unlock MLS. Statistics deemed reliable but not guaranteed. Single-family homes only, including condo-regime homes. Each address was matched to Leander ISD address points and checked against Leander ISD’s official 2026-27 attendance-zone boundary, using the 9th-10th grade high school layer of the district’s zone finder, which now reflects the high school zone for all grades. All four periods use today’s boundary, including sales from before the 2024-25 rezoning. Sale-to-list ratio is the median of each sale’s close price divided by its final list price. Days on market is cumulative days on market.
The median sale price in the Vista Ridge zone was $546,523 over the trailing twelve months, 5.8% below 2024-25’s $580,000 and 7.4% below the $590,000 median of 2022-23. Price per square foot has eased each year, to $224.37, down 6.7% from 2024-25 and 11.8% from the 2022-23 high of $254.27. Even so, the zone’s price per square foot remains above the Leander ISD figure of $211.62.
Sales volume has picked up. 284 homes sold over the past twelve months, up 15.0% from 247 in 2024-25 and up 13.1% from 251 in 2022-23. This is an established resale area, with only 6 newly built homes among this year’s sales and a median build year of 2006. Homes sold faster here than in any other Leander ISD high school zone, at a median of 33 days on market compared with 54 days district-wide, though that is up from 16 days in 2023-24. Sellers received a median of 97.9% of their final list price.

Data sourced from Unlock MLS. Statistics deemed reliable but not guaranteed. Same zone check as above. Days on market is cumulative days on market.
107 homes are currently active, under contract, or pending in the Vista Ridge zone. With 88 active listings against about 24 sales a month over the past year, the zone has roughly 3.7 months of inventory, which leans toward sellers.
The median active list price of $599,495 is above the trailing-twelve-month median sale price of $546,523. Active listings range from $340,000 to $1,475,000, with 6 priced at $1 million or more and 6 under $400,000, and they have been on the market a median of 75 days. Only five homes are pending, so the median for that group doesn’t say much about the typical home in the zone.
