Breakaway Park is one of Cedar Park’s most distinctive neighborhoods and one of the only communities in the entire Austin metro area built around a private airstrip. Situated on large acreage lots with no HOA, the neighborhood offers a level of space and privacy that is genuinely hard to find this close to Austin.
Construction in Breakaway Park has taken place over several decades, starting in the 1970s, which gives the neighborhood an eclectic and organic quality. You’ll find everything from established ranch-style homes to newer custom builds, many tucked behind mature trees on lots ranging from one to three acres. The terrain is mostly flat, but the tree coverage creates a sense of seclusion that makes the neighborhood feel more rural than its Cedar Park address might suggest.
There are no sidewalks, which adds to the countryside character. A small lake sits within the neighborhood. Some lots are zoned for horses. And for licensed pilots, there is the option to join Hank Sasser Airport at Breakaway, a private airstrip that lets members taxi directly from the runway to their hangar at home.

History of Breakaway Park
Breakaway Park has a genuinely interesting origin story, rooted in aviation and a vision that was well ahead of its time.
In 1977, Walter Yates, a U.S. Marine Corps veteran and amateur pilot, purchased land in what is now Cedar Park with a specific goal: to build a residential community centered around a private runway. The result was Breakaway Park, which was developed as a subdivision of the City of Cedar Park and originally featured a 3,000-foot grass runway running through the center of the community.
In the early years, there was a single unpaved runway and a handful of hangars at the northern end. Over the following decades, the community expanded gradually, with newer and larger homes added alongside the original builds. The grass runway was paved with asphalt in 2005, and taxiways connecting the hangars to the runway were completed in 2015.
In 2001, Breakaway Park residents Donald Richie and Dennis Gale purchased the airport and placed it under D&D Airport Holdings, LTD in 2003. In 2014, the airport was officially renamed the Hank Sasser Airport at Breakaway in honor of Cedar Park native John Henry "Hank" Sasser, a beloved local pilot who flew out of Breakaway for years before his passing in August 2014.
Today, Breakaway Park is home to a range of properties built across five decades. That range of eras is part of what gives the neighborhood its character: no two homes look quite alike, and that variety is something residents tend to appreciate rather than overlook.

What Does Breakaway Park Look Like?
Breakaway Park is the epitome of a suburban retreat. Built over several decades, from the 1970s to the 2010s, the diverse architectural styles give the neighborhood a unique charm. Large lots ranging between 1 to 3 acres provide a sense of privacy and tranquility. Stately homes are complemented by professionally landscaped yards, mature trees, and impeccable curb appeal.
Walking through Breakaway Park, you'll notice how the spacious acreage and rural-inspired features create an atmosphere of seclusion while still offering the conveniences of suburban living. The neighborhood's layout is intentional and considerate, blending natural beauty with luxury.
- Lot Sizes: 1–3 acres
- Home Sizes: 1,802–9,082 square feet, typically with 3–6 bedrooms and 2–7 bathrooms
- Median Home Details: 4 bedrooms, 4 bathrooms, 4,408 square feet, 1.36-acre lot
Homes feature a mix of 3- to 7-car garages, which is perfect for anyone with a collection of vehicles or special equipment. From sprawling one-story estates to elegant multi-floor homes, Breakaway Park offers a diverse range of luxurious options.
What’s It Like Living in Breakaway Park?
Living in Breakaway Park is synonymous with peace and exclusivity. Its spacious design ensures that each home feels like a private sanctuary. Walkability might not be a standout feature due to the lack of sidewalks, but the abundant greenery and natural privacy draw residents looking for an escape from urban noise.
For those with an aviation passion, Breakaway Park offers an unrivaled experience. Its private airstrip not only adds convenience but also elevates the neighborhood's status as a one-of-a-kind luxury community. Aviation enthusiasts can house their aircraft in private hangars, making this a dream location if you love to fly.

Hank Sasser Airport at Breakaway (40XS)
The centerpiece of Breakaway Park, and the feature that sets it apart from virtually every other neighborhood in the Austin area, is the Hank Sasser Airport at Breakaway, FAA identifier 40XS.
The airport sits at the heart of the community on approximately 25 acres. It has a single asphalt runway, 3,000 feet in length, at an elevation of 897 feet. The Traffic Advisory Frequency is 122.9, with Austin ATC available at 119.0. There are no air traffic control facilities on-site, which keeps the experience simple and community-oriented.
Private hangars line both sides of the runway, and many are directly attached to the homes themselves. Members can taxi from the runway and pull directly into their hangar at home, an experience that is remarkably rare outside of dedicated fly-in communities. The airport also offers fuel and oxygen services on-site.
Is Airport Membership Mandatory?
No. Airport membership is entirely optional and is not required to live in Breakaway Park. Residents who are pilots, or who want access to the airport, can choose to join. The entrance fee is $5,000, with annual dues of $500 per year. Access is private and restricted to members; permission is required to land.
The airport has historically been available only to Breakaway Park residents, but has recently extended membership eligibility to residents of the neighboring Three Points community as well.
The Community Feel
Breakaway has always had a reputation for camaraderie among its pilot residents. The airport hosts an annual fall fly-in BBQ, typically in late September or October, where members and guests gather on the runway for food and aviation. It draws attendees from across the region and is a highlight on the Breakaway Park calendar each year.
The community is known for being welcoming to pilots at all experience levels and from all walks of life, from seasoned professionals to weekend fliers. That mix is part of what makes Breakaway Park feel different from a typical Cedar Park luxury neighborhood.
For more information about the airport, you can visit the official website at breakawayairport.com or call 512-947-8321. The airport is located at 2810 Kenai Dr., Cedar Park, TX 78613.

No HOA in Breakaway Park
Breakaway Park does not have a homeowners association, which is an increasingly rare characteristic in Cedar Park. The absence of an HOA gives residents meaningful flexibility in how they use and personalize their properties, something that matters especially on lots of one to three acres where outbuildings, workshops, horse facilities, or other structures may be part of the picture.
For buyers coming from neighborhoods with restrictive HOA rules, the difference is noticeable. There are no mandatory architectural review processes, no dues to budget for, and no committee approvals needed for improvements to your property.
That said, Breakaway Park does have deed restrictions in place, so it is worth reviewing those during your due diligence period. Your real estate agent can help you obtain a copy and walk through anything that might be relevant to your plans for the property.

Whether you're a pilot looking for the ultimate convenience or someone seeking an out-of-the-ordinary neighborhood, Breakaway Park delivers unmatched value.

Thinking About Selling in Breakaway Park?
Breakaway Park is a genuinely unique asset to take to market. There is no other neighborhood in Cedar Park quite like it, and that distinctiveness works in a seller's favor, but it also requires a marketing approach that speaks directly to the buyers who are most likely to value what this neighborhood offers.
Homes in Breakaway Park rarely come on the market, which means there is often pent-up demand from buyers who have been waiting for the right opportunity. Pricing correctly matters more in a low-inventory market like this, where the comparable sales pool is small and the wrong list price can either leave money on the table or extend your time on market unnecessarily.
The most motivated buyers for Breakaway Park homes tend to be those specifically searching for a fly-in community, large lots without HOA restrictions, or acreage properties in the Cedar Park/Leander ISD corridor. Reaching those buyers requires targeted digital exposure that goes beyond the standard MLS.
