Over the last decade, the area has grown and expanded from the ranch land it used to be. For some reason, we’re starting to see a fair amount of gated communities in the Hill Country. Which one is right for you? What kind of amenities do they have? Where are they located? How much can you expect to spend? The Creek of Driftwood was first developed in the late 2000s by Idea Homes and has cycled through a few builders like RNI and Clark Wilson over the last decade. As the market has improved and more luxury communities were popping up in Driftwood and Dripping Springs, the Creek of Driftwood saw a bump in level of finish out and style of home. Newer construction is focused on large windows to capitalize on the views, more modern finishes and open layouts. With just about 1/2 acre for each home site, you’ll have enough space to put a pool and outdoor living area and also not have to spend hours a week on yard maintenance.

If you’re looking for a gated community in Driftwood with amenities, you can’t do better than La Ventana. The neighborhood was built starting in the early 2000s, so you’ll find a range of housing in terms of style, size, floor plan and finishes. Some are brand new while others are dated and most would say in need of a remodel. La Ventana is fully gated and some homes within La Ventana are gated as well, creating a double gate to get to your front door. Lots are on the larger side, ranging from 1-9 acres. Some are wooded and private while others are more open. The neighborhood spans three school districts, which is the main driver in property tax rate, so you’ll have a variation of taxes due depending on which section of the neighborhood you live. Amenities include a community pool, walking trail, driving range, community center with commercial kitchen, pickleball court, picnic area, exercise room, kids’ playground and tennis court. La Ventana has certain lots that are equestrian friendly, so if you’re looking for a gated equestrian community, La Ventana is it.

Arrowhead Ranch was one of the first master planned communities in Dripping Springs. Construction began in 2016 and was completed in 2023, so you won’t have to deal with construction noise and traffic any more. Homes are on the larger side, with many over 3,000 sqft, though you can find some as small as 1,700 square feet if you don’t need that much space. Lots are manageable, with the biggest being around 1/3 of an acre, so it feels much more like a suburban master planned community than a community with acreage. Dripping Springs is a dark sky community, however, so you won’t see street lights and will be able to enjoy star gazing right from your back patio.

If you like the location of Arrowhead Ranch but don’t need amenities and would prefer larger lots, Bunker Ranch is probably a better choice for you. Located right next door to Arrowhead Ranch, Bunker Ranch is also gated. They have a section of cottages, with homes on smaller lots and a section of homes on acreage lots if you would prefer more space. Bunker Ranch is small, with only 35 homes in the acreage section, so you won’t be driving long once you get through the gate to get to your house. Though they don’t have amenities, they do have a community gathering area for neighborhood get togethers. The tax rate is low compared to other communities, making Bunker Ranch the perfect choice for someone who only cares about a gate and will build their own amenities.

A neighborhood of about 40 homes, Medlin Creek Ranch is known for its acreage lots and equestrian lifestyle. The first lots were developed in the 1990s as custom homes and then as the push for luxury acreage homes got stronger, we saw some builders build spec homes. There are architectural guidelines with a minimum of 3,000 square feet and a 3 car garage, so you won’t see any small homes in Medlin Creek Ranch. Many of the homes are much bigger than the minimum. If you’re looking for acreage in a gated community with the option to bring your horse, Medlin Creek Ranch is a great place to start your search.

One of Dripping Springs’ original gated communities, The Preserve is also the closest to downtown Dripping Springs, making it convenient for someone who wants to be in Dripping Springs but doesn’t want to be too remote. This neighborhood was built as a buy a lot and build a custom home, so you won’t see a similar house. Homes sit on 2 acres, so they’re big enough to have some space between you and your neighbor. The property tax rate is one of the lower rates in Dripping Springs, so if you’re looking to save money there, The Preserve is a great place to start your search.

Lots range as well and you’ll find some 1.5 acres and some as large as 5 acres. There are no sidewalks in Triple Creek Ranch, so though it is gated it feels more rural than suburban.

Wildwood residents enjoy all of the top notch amenities of Caliterra and are located towards the front of the neighborhood, so they don’t have to drive too far to get out.
