Driftwood is one of the few places in the Austin area where you can still buy land. Located in Hays County about 25 miles southwest of Austin, it sits in the Hill Country transition zone where the terrain gets rocky, the lots get larger, and the density drops off sharply from what you find closer to the city. Most properties here are on private wells and septic systems, which means bigger lots, more privacy, and a different kind of ownership experience than a typical subdivision.

Driftwood Communities and Property Types
Headwaters. The largest master-planned community in Driftwood, Headwaters offers a more structured suburban experience while maintaining large lots and Hill Country views. Amenities include a resort-style pool, fitness center, and trails. It is served by Dripping Springs ISD.
Driftwood Estates and Older Custom Neighborhoods. Several established neighborhoods of custom homes on one-acre-plus lots dot the area around the Salt Lick Road corridor. These tend to have more mature landscaping and fewer deed restrictions than newer developments.
Acreage and Ranch Properties. Much of Driftwood is sold as raw acreage or existing ranch-style properties on county roads. Buyers looking for multiple acres, a horse property, or a custom build site will find more options here than almost anywhere else within 30 miles of Austin.
