If you’re looking for a luxury home in Austin and have a budget of $2MM, there are several neighborhoods that fall within your budget. These neighborhoods do span across all interests, so, if you prefer a golf community, gated, waterfront, acreage – you’ll have at least a few choices. If you’re not familiar with Austin, you might be overwhelmed with where to start, other than price. To help you narrow down your search, we’ve put together a list of the best Austin luxury neighborhoods for $2MM. We’ve included data on lifestyle, area of town, schools, price and size. Barton Hills is one of the popular, 78704 neighborhoods. Located in the hills just behind South Lamar Blvd, Barton Hills residents get the benefit of being within a short drive to downtown, shopping, dining and coffee and also enjoy a quiet, suburban setting. The neighborhood is partially walkable, though you will be climbing hills. Homes were originally built in the 1940s and 1950s, so you’ll have a mix of older homes with character and brand new homes that were built recently. If you’re looking for a more central location, but still want a neighborhood feel, Barton Hills is a great place to start your search.

The elementary and middle schools are within walking distance as well as Barton Creek Square mall, where you can find shopping and dining options and Zilker Park, where they hold many large events. Downtown Austin is just a short drive and MoPac is an easy on/off. Homes range from 1970s and 1980s to brand new, so you’ll have options. If you’re looking for everything and don’t want to make any sacrifices, Beecave Woods is about the closest you’ll get.

Homes on the exterior streets back to greenbelt, which makes the yards seem larger than they are and keeps maintenance to a minimum. Outside you’ll see a lot of stucco exteriors with stone accents, which keeps the color scheme in the whites and grey tones. Inside you’ll see upgraded, commercial grade kitchens, open floor plans, modern finishes and grand entrances. If you’re looking for a newer home in a gated community and don’t need an acre of yard space, Lakes Edge is a great place to start your search.

The marina is located within the neighborhood, so even if you aren’t on the water, you’ll be able to easily access the water. Though the lake is a big draw for the neighborhood, it’s not the only attraction. The neighborhood is one of the few, gated luxury communities and even more rare that homes sit on 1 acre lots, on average. Vineyard Bay homes are very well kept and have a range of architectural styles. If you’re looking for waterfront luxury, Vineyard Bay is a great place to start your search.

The Woods of Greenshores is a small, gated community located blocks from the lake. The neighborhood backs to Emma Long Park, so you will have some greenbelt lots that overlook the park. Interior lots are, on average, 0.38 acres. But, given the large size of the homes at upwards of 5,000 square feet, on average, you won’t have too much yard space to maintain. The tax rate in the Woods of Greenshores is one of the lowest around town and that makes it ideal for someone looking to minimize what they pay to the government.

Highland Park West Balcones is a collection of neighborhoods in Central Austin just west of MoPac. The terrain is hilly, so you will find some homes with spectacular views. The neighborhood feels suburban with tree lined streets, but is only minutes from downtown, MoPac and other Austin attractions. The trees do give it a natural feel and provide privacy and shade. If you’re looking for something central with some elevation changes, Highland Park West Balcones is a great place to start your search.

The neighborhood does have some hills, so you will get some houses that sit above the street and others that sit slightly below. Westwood also does not have sidewalks, so it has a unique feel. But, there are no through streets in Westwood, so traffic is minimal and you’ll see people walking for exercise on the street. If you’re looking for a close in location and a house with charm, Westwood is a great place to start your search.

Davenport Ranch was one of the first master planned communities in the area, so you’ll see it is a little different and does have a little more cohesion compared to more established neighborhoods. The location is great for someone who needs to commute to Northwest Austin or downtown Austin, as you can cross the lake quickly and not have to go out of your way. If you’re looking for a true luxury master planned community, Davenport Ranch is a great place to start your search.

The neighborhood is located off Leander Road, which is directly connected to 35, making it easy to get around town. The neighborhood is gated and tucked behind several mature trees, so if you aren’t mapping to if, you don’t know it’s there. This privacy has been a big selling point to buyers. If you’re looking for land and luxury and don’t mind being a bit outside of Austin, Escalera Ranch is a great place to start your search.

Vineyard Estates lots are, on average, 3 acres and the neighborhood sits right behind the Driftwood Estates Winery. There is some elevation to Vineyard Estates, giving some of the homes views. The neighborhood is one street with a few cul-de-sacs protruding out. Located in Driftwood, residents will feel like they are in Texas versus a generic suburb. There are still ranches, cattle and horses all around and street lights are minimal, so you can see the night sky. If you’re looking for a genuine Texas feel and want some space, Vineyard Estates is a great place to start your search.
