Heritage Park is one of Cedar Park’s northernmost and most affordable neighborhoods in terms of size of house you get for the money. Built by Pulte Homes, Wilshire Homes and Lennar Homes in the early-mid 2000s, Heritage Park homes are new enough to have all the finishes and layouts today’s buyers are looking for but not so new that the neighborhood looks sterile. You’ll also find open floorplans, both single and two story homes, many of which have upgraded their flooring to include all hard woods or faux hard woods. Homes range in size from 1,216-3,395 square feet, with an average size of 2,103 square feet. Lots range in size from 0.105-0.326 acres, with an average size of 0.155 acres. Though lots are on the smaller side, homes do not feel like they are right on top of each other like they do in some newer neighborhoods. Perhaps the mature landscaping and greenery helps distract your eye from how close homes are. Heritage Park residents also enjoy access to a community pool, park and playground, so there is plenty to enjoy close to home. The neighborhood does back to Leander High School, so you might get some noise during school hours, or when there is a football game. Typically that noise subsides a few streets over, however. On the flip side, backing to the high school does mean you don’t have neighbors peering into your yard, so some prefer this setup versus an interior lot. If you’re looking for value in a great Cedar Park location very closer to Leander High School, Heritage Park is a great place to start your search. What Does Heritage Park Look Like?
Heritage Park has the established, settled-in feel that buyers often have a hard time finding in newer Cedar Park communities. Because it was built in the early-to-mid 2000s, the landscaping has had time to mature — trees are full-grown, lawns are lush, and the streets feel shaded and welcoming rather than bare and brand-new.
The neighborhood sits at the northeast corner of W New Hope Road and N Lakeline Blvd, accessed off Heritage Park Lane at Bagdad Road. Streets follow a traditional layout, and while lots are on the smaller side, the mature greenery between homes creates a real sense of separation.
- Mature trees and landscaping give the neighborhood a softer, more established look than newer developments
- Single and two-story homes with brick and stone exteriors line well-kept streets
- Community amenities include a pool, park, and playground — rare at this price point
- Adjacent to Leander High School, meaning backing lots enjoy added privacy with no rear neighbors
What Do the Homes in Heritage Park Offer?
Built primarily by Pulte Homes, Wilshire Homes, and Lennar Homes, Heritage Park homes strike a balance buyers love: modern enough to have the open floor plans and finishes today’s buyers expect, established enough to have real character and mature landscaping.
- Square footage – Homes range from approximately 1,216 to 3,395 sq ft, averaging around 2,103 sq ft — solid space for the price
- Lot sizes – Lots average 0.155 acres (range: 0.105–0.326 acres). Smaller lots, but mature trees create the feeling of separation
- Layouts – Both single-story and two-story options with open floor plans that work well for everyday living
- Finishes – Many homes feature upgraded hardwood or faux hardwood flooring, updated kitchens, and modernized baths
- Exteriors – Brick and stone construction is common, offering solid curb appeal and low-maintenance upkeep
- HOA – Heritage Park has an HOA that maintains the pool, park, and common areas

Amenities That Add Value
Residents enjoy a community pool, park, and playground — rare amenities at Heritage Park’s price point. The pool is a popular gathering spot during Austin summers, and the park and playground add to the neighborhood’s amenities. Several homes back to Leander High School, which is a genuine plus for households with high schoolers who can walk to school.
Community Feel
Heritage Park has a neighborhood feel that’s increasingly rare in fast-growing Cedar Park. Because homes were built in roughly the same era and attracted similar buyer profiles, there’s a real sense of community here. Neighbors tend to know each other, and the streets see consistent foot traffic — neighbors walking to the pool, others heading to the park, people out for evening walks.
It’s not an overly restrictive community. The HOA exists to maintain common areas and keep the neighborhood looking its best, without the level of rules you’d find in a larger master-planned development.
Why Do Homebuyers Choose Heritage Park?
When buyers are searching for value in north Cedar Park near good schools and major roads, Heritage Park consistently makes the short list. Here’s why:
- Affordable price point – Heritage Park consistently offers more square footage per dollar than many Cedar Park communities at similar locations
- Established feel – Mature trees, landscaped yards, and a settled-in vibe that newer subdivisions haven’t earned yet
- Strong schools – Running Brushy Middle School is rated 8/10 on GreatSchools — one of the stronger middle schools in Leander ISD
- Location – Quick access to N Lakeline Blvd and W New Hope Road puts major employers, shopping, and dining within easy reach
- Community amenities – Pool, park, and playground without the premium price of a full master-planned community
- Leander ISD – A well-regarded district that draws buyers from across the Austin metro
