Amenities include two community pools (a main pool and a separate children’s pool), a 5-acre dog park, a

Welcome to Olympic Heights
Olympic Heights, developed by DR Horton between 2002 and 2012, sits in desirable Southwest Austin. Known for its friendly spirit and well-maintained grounds, the community is a favorite among buyers seeking value and connection in the 78748 zip code. With tree-lined streets, mature landscaping, HOA events, and amenities ranging from a pool to a dog park, it offers both comfort and convenience.
If you’re considering buying in Olympic Heights, this guide will answer the most common questions from homebuyers and give you a clear sense of what to expect.
What Olympic Heights Looks Like
Olympic Heights is designed around walkability, open green spaces, and attractive architecture. Streets curve gently past single-story and two-story homes. The landscaping features maturing trees that provide increasing shade and privacy each year, creating a peaceful, leafy canopy above.
Well-maintained sidewalks and lush lawns run throughout the neighborhood, inviting residents to take a stroll, visit the park, or head to the pool. The HOA and residents take pride in common areas, and you’ll notice the difference as you drive or walk through.
The neighborhood has two main sections:
- Original Olympic Heights (east): Developed first, zoned for Akins High School.
- Olympic Heights West (west): Built more recently and zoned for the highly regarded Bowie High School.
Both contribute to the area’s welcoming atmosphere.

What the Homes Look Like
Homes in Olympic Heights were crafted by DR Horton, ranging in size from approximately 1,100 to 2,400 square feet. You’ll find a mix of single-story and two-story models, with contemporary styling suited for a variety of buyers.
Common Features Include:
- Brick, stone, or siding exteriors
- Covered porches
- Two-car garages
- Spacious primary bedrooms, often with en-suite baths
- Open-concept living and dining areas
- Functional kitchens with breakfast bars
The thoughtful neighborhood design places greenbelts and pocket parks throughout, so many homes enjoy green views and extra privacy.
The Two Sections of Olympic Heights — Which Is Right for You?
Most of Olympic Heights — the main section — was developed first. Homes were built primarily between 2001 and 2007, and after more than two decades, the trees have had time to mature. Streets now have an established canopy, and the neighborhood feels settled and lived-in. Sidewalks run throughout, and you regularly see neighbors walking dogs and families out on their bikes. This section feeds into Baranoff Elementary, Bailey Middle School, and Akins High School.
Olympic Heights West is a smaller, distinct section on just a handful of streets: Bruce Jenner Drive, Eric Heiden Court, Charles M. Daniels Drive, Buster Crabbe Drive, and Kerri Strug Cove. Homes here were built in the early 2010s, making them roughly a decade newer than the oldest main-section homes. Trees are established but slightly less mature, and the exteriors have a more modern look. This section feeds into Baranoff Elementary, Bailey Middle School, and James Bowie High School.
That school zone difference shows clearly in the data.
| Olympic Heights (Main) | Olympic Heights West | |
|---|---|---|
| Total closed sales (3 years) | 91 | 10 |
| Median sale price | $400,000 | $411,500 |
| Median days on market | 26 days | 12 days |
| Median close-to-list ratio | 99% | 100.5% |
| High school zoning | Akins High School | James Bowie High School |
If I were buying in Olympic Heights today, I would go west if something were available. The challenge is that Olympic Heights West had only two closed sales in the past year, and homes there tend to move quickly when they come up. If the west section is your priority, be ready to act.
One street worth knowing in the main section: Marcus Abrams Boulevard, near the front of the community, was the original model home street. It is wider than most, more established, and has a more polished presence. It’s a good street to walk first if you want a feel for the neighborhood at its best.

Olympic Heights HOA
The Olympic Heights HOA maintains two pools, parks throughout the neighborhood, a 5-acre dog park, and a
The main community pool is approximately five feet deep — no diving, but plenty of room to cool off in Austin’s summers. Adjacent to it is a separate, shallower children’s pool. Both are in a fenced area with a small parking lot. Pool access is restricted to residents and registered guests; larger group gatherings (parties) must be registered with the HOA in advance.
The 5-acre dog park is located at the northeast corner of Jim Thorpe Road and Frate Barker Road. Adjacent to the dog park is a seasonal wet-weather pond that fills after significant rain — it is not a permanent body of water, but it adds a natural feel to that corner of the neighborhood. Many buyers don’t know the dog park is there until we show it to them; at this price point, a 5-acre off-leash park is a genuine amenity.
The HOA is managed by Goodwin Management. Enforcement has become more active in recent years — residents have received notices for garbage cans visible from the street, landscaping that doesn’t meet community standards, and similar issues. The HOA holds approximately six community events per year, including an Easter egg hunt, a Halloween gathering, and pool parties. There is also an active Olympic Heights Facebook group where residents share updates and connect with neighbors.

An Agent Who Actually Lived Here
I’m not just a Realtor who sells homes in Olympic Heights — I lived here. I bought a home on Johnny Weismuller Lane in 2012 — my husband and I lived there until 2017 before converting it to a rental property — and those five years of actually living in the neighborhood gave me a ground-level understanding of Olympic Heights that you simply can’t get from an MLS printout.
I walked my dog every morning through the streets named after Olympic athletes. We used the pool often. I knew which blocks had the biggest shade trees and which ones backed up to Frate Barker Road. I drove the roundabouts so many times I stopped noticing them. I watched the neighborhood weather a couple of tough years in the Austin market and hold its value anyway.
A few things I’d tell anyone considering Olympic Heights today:
- The dog park is genuinely great — five acres, well maintained, and a real social hub for the neighborhood. If you have a dog, you’ll use it constantly.
- West section streets feel quieter and more tucked-away — if privacy matters to you, look at Bruce Jenner Drive, Buster Crabbe Drive, and Kerri Strug Cove first.
- The pond near Jim Thorpe and Frate Barker is wet-weather — it fills up nicely after rain and is a great spot to walk to. Don’t expect it to be full in a dry August.
- There are rentals on Jesse Owens and Marcus Abrams — worth knowing if you care about owner-occupancy. It’s not a negative, just something to understand about the community mix.
- The high school boundary split is real — most of the neighborhood feeds Akins, but part feeds Bowie. If your kids’ high school assignment matters, verify your specific lot address before you make an offer.
