If you’ve been following our Austin Real Estate Price Reports, you have seen the Austin single family home market in varying stages of a seller’s market for the past several years. Though we may feel like we are in a buyer’s market now if we compare market activity to the extreme seller’s markets we saw from 2020-2022, but the numbers show we are in a seller’s market. But, keeping tabs on the Austin real estate market doesn’t necessarily tell the story for the surrounding areas. Recently we’ve been getting the question, are there any buyer’s markets in the Austin suburbs in Spring 2025? Here we’ll show you what Austin suburbs are buyer’s markets and just how extreme those are.

Where Can I Find Buyer’s Markets in Austin?
Austin’s housing prices have risen significantly over the past five years. Price increases haven’t just happened in the Austin city limits. The suburbs have also seen their fair share of increases and sometimes even more drastic increases than Austin saw. We aren’t going to sugar coat it. There aren’t many buyer’s markets in the Austin suburbs, but there are a few. If you’re a budget conscious buyer or a buyer who needs more concessions to become a home buyer, you might want to start in these suburbs that are currently experiencing a buyer’s market. Seller’s here who are motivated to get their homes sold just might agree to give buyer’s a little more help. Here are the buyer’s markets in the Austin suburbs in Spring 2025 listed from north to south. So, we’ll start in Williamson County, then Travis County and finally end with Hays County
Williamson County

Taylor, Texas

Though just barely, Taylor is the only Williamson County city that finds itself in buyer’s market territory in Spring 2025 with 6.8 months of inventory. It’s also one of the most affordable cities to make our list with a median price of $460,000. The only city that has a lower median price on our list is Wimberley, Texas, which is over an hour south of Taylor. If you need to be north, Taylor is about your only option for a buyer’s market. Taylor has a mix of affordable brand new construction to something near downtown that has character or something on a large parcel of land. It has a cute downtown district that’s growing as the town grows. It does feel a little removed, but it’s only 12 minutes to Hutto and 25 minutes to Round Rock. And, with 130, you can be in Downtown Austin in 40 minutes.

Travis County

Lago Vista, Texas

The most affordable Travis County Austin suburb in a buyer’s market in Spring 2025 is Lago Vista with 10.09 months of inventory on the market. With a median price of $475,000, there are several homes priced much less and many of them are brand new or built in the last few years. Lago Vista is more of a rural setting with larger than average (1/3ish) acre lots, no sidewalks and many mature trees. The Lago Vista property owner’s association (POA) maintains several parks, community pool, hiking trails, disc golf, fishing well, sports fields, fitness center, Lake Travis swim access, marina, boat ramps and even a campground. You’d be hard pressed to have an activity that you couldn’t do at one of the parks and no shortage of Lake Travis access. Lago Vista’s motto is “live like you’re on vacation” and the POA amenities definitely help you do that. It does also feel remote, but is only 20 minutes from Cedar Park, 25 minutes from Leander and 45 minutes from Downtown Austin.

Jonestown, Texas

Lago Vista’s neighbor, Jonestown is in an even stronger buyer’s market with 14.24 months of inventory on the market in Spring 2025. A much smaller city, Jonestown has a larger luxury market, which drives the median price up. You’ll find Lake Travis waterfront homes, homes on large parcels and even a master planned community with amenities in The Hollows. Jonestown does have a small downtown with a few businesses and restaurants. It might be a better option for someone who needs to be closer to town as Cedar Park is only 12 minutes away and downtown Austin is 30 minutes away.

West Lake Hills, Texas

With 7.77 months of inventory on the market, West Lake Hills is also in a buyer’s market. Known for being one of the most expensive Austin suburbs, it attracts someone looking for a top rated school system and under 15 minutes to downtown Austin. The area has a lot of mature trees and not many master planned communities, so neighborhoods are far from cookie cutter. You’ll find several multi million dollar estates, some waterfront properties and even some modest homes priced well below the median. Though West Lake Hills is in a buyer’s market, sellers here seem to be less motivated than they are in other suburbs and are therefore a little less likely to agree to a lot of concessions. That being said, the average sold to list price is 93.1% so they are making concessions on price to get their homes sold.

Spicewood, Texas

A southern Lake Travis suburb, Spicewood is in a strong buyer’s market with 14.68 months of inventory. Spicewood does have a mix of Lake Travis waterfront, country club communities, more rural feeling neighborhoods with homes on acreage parcels and even some master planned communities. Spicewood is ideal for someone who wants to be in the Lake Travis ISD, wants easier access to downtown via 71 (where traffic isn’t as bad as from the northern Lake Travis neighborhoods) or someone who wants a more Texas Hill Country feel but doesn’t want to sacrifice lake access. Spicewood is about 20 minutes to the Galleria and about 55 minutes to downtown Austin.

Runner Up: Lakeway, Texas

Though not a buyer’s market, I thought I would include Lakeway in our list because it was almost a buyer’s market. With 6.59 months of inventory, it’s technically a balanced market, but the sold to list price of 96.9% and decrease in median sold price shows me sellers are willing to make deals in order to get their homes sold. Closer to Austin than Spicewood, Lakeway was once a retirement community with a plethora of golf and resort options. But, as the Lake Travis ISD has improved to one of the best school districts in the Austin area, Lakeway is attracting more than just retirees now. Only 12 minutes to the Galleria and 30 minutes to Downtown, you could live in Lakeway and commute reasonably easily. Neighborhoods range from established communities built in the 1970s and 1980s with mature trees to new, master planned communities to 24/7 guard gated communities and even lock and leave communities. Lakeway definitely has a range of housing options and with the school district and proximity to town, it makes it a no brainer for many home buyers.

Hays County

Driftwood, Texas

Located next door to Dripping Springs, Driftwood is a much more rural feeling community with few businesses, restaurants and shopping. You will find a few wineries or breweries and some have restaurants or food trucks. But, grocery shopping and other shopping will need to be done in Dripping Springs or Austin. That being said, the “country” feel is much of what attracts people to Driftwood. Driftwood homes are on the expensive side because many of them have acreage parcels. Even master planned communities have lots of an acre or more. Driftwood, though might feel far outside of town, is only 10 minutes from Dripping Springs and 30 minutes from Downtown Austin so it is doable if you have to commute.

Runner Up: Wimberley, Texas

Like Lakeway, Wimberley is not a buyer’s market but with 6.54 months of inventory, it is nearing a buyer’s market so I thought I’d include it on our list. It’s also the most affordable Austin suburb now that is experiencing a buyer’s market with a median price of $429,000. Wimberley has a cute downtown and definitely has a Texas Hill Country vibe. The closet large city to Wimberley is San Marcos and it’s only 20 minutes away. Wimberley does have a range of housing with everything from a modest home on a manageable lot to a luxury estate on a hill with a spectacular view. Wimberley is perfect for someone who doesn’t need to be close to downtown Austin, though it is about 45 minutes away so definitely doable if needed.
