Academic Performance: Texas Education Agency Accountability Rating
Stiles Middle received an A (96) in the Texas Education Agency’s 2025-26 accountability ratings, up slightly from an A (95) in 2024-25. Student Achievement, which is based on STAAR results, rose from an A (95) to an A (96). School Progress, which measures how much students grew from one year to the next, rose from an A (94) to an A (95). Closing the Gaps, which tracks how each student group performs against state targets, held at an A (96). Stiles has earned an A in every year TEA has issued ratings since 2019, with overall scores of 95 or 96 each time. It was not identified for any federal support and improvement designation. For comparison, Leander ISD as a whole earned a B (87) in 2025-26.
- Overall TEA Rating (2025-26): A (96)
- Student Achievement: A (96)
- School Progress: A (95)
- Closing the Gaps: A (96)
- Prior Overall Ratings: A (95) in 2024-25, A (95) in 2023-24, A (95) in 2022-23, A (96) in 2021-22, and A (95) in 2018-19 (no ratings were issued for 2019-20 or 2020-21)
Under TEA’s scale, an A reflects exemplary performance, B is recognized, C is acceptable, D needs improvement, and F is unacceptable. The 2022-23 and 2023-24 ratings were delayed by litigation over TEA’s methodology and were not released until 2025.

Stiles Middle Attendance Zone Map
Stiles’ attendance zone takes in a group of fast-growing neighborhoods in and around Leander. Its largest neighborhoods by sales are the three Parkside communities, Parkside on the River, Parkside at Mayfield Ranch and Parkside Peninsula, along with Edgewood and Vista Oaks. The zone also includes Caballo Ranch, Bluffview, Barksdale, the Ranch at Brushy Creek, Mayfield Ranch, Reagan’s Overlook, Pecan Creek, Sarita Valley and the higher-priced Escalera Ranch. Parkside Elementary, one of the zone’s three main feeder schools, has a Georgetown mailing address, so some homes zoned to Stiles may have Georgetown addresses as well. Wiley Middle shares the Akin and Tarvin elementary areas. To confirm the school for a specific address, use Leander ISD’s School Zone Finder.
The Stiles zone’s high school assignments were not changed by Leander ISD’s June 2023 secondary rezoning, so the split between Rouse High and Vista Ridge High is the same as it was before 2024-25. Because the Stiles zone is split between two high schools, and the Akin and Tarvin elementary zones are split between Stiles and Wiley Middle, check the current zone for an address rather than relying on a listing’s school field.
Homes Zoned to Stiles Middle: Market Stats
The figures below cover single-family homes sold through Unlock MLS that sit inside Stiles Middle School’s current 2026-27 attendance zone. We pulled every Leander ISD sale, matched each address to Leander ISD address points (or a geocoder for the few that did not match) and checked it against Leander ISD’s official Stiles boundary, regardless of which school the listing named. Parkside on the River accounts for the largest share of these sales, followed by Vista Oaks, Parkside at Mayfield Ranch, Edgewood and Parkside Peninsula, with smaller numbers in Caballo Ranch, the Ranch at Brushy Creek, Bluffview and Barksdale.

Data sourced from Unlock MLS. Statistics deemed reliable but not guaranteed. Single-family homes only, including condo-regime homes. Each address was matched to Leander ISD address points and checked against Leander ISD’s official 2026-27 attendance-zone boundary. Sale-to-list ratio is the median of each sale’s close price divided by its final list price. Days on market is cumulative days on market.
The median sale price in the Stiles zone was $650,000 over the trailing twelve months, essentially flat with 2024-25’s $645,000 (up 0.8%) but 9.2% below the $716,000 median of 2022-23. Price per square foot has fallen each year, from $243.48 in 2022-23 to $216.12 over the past year, down 11.2% from that peak and 2.5% from 2024-25. Current Inventory Snapshot
As of October 2, 2026
| Status | Count | Median List Price | Median Days on Market |
| Active | 119 | $699,358 | 92 days |
| Active Under Contract | 6 | $542,500 | 31 days |
| Pending | 24 | $767,945 | 46 days |
Data sourced from Unlock MLS. Statistics deemed reliable but not guaranteed. Same zone check as above. Days on market is cumulative days on market.
149 homes are currently active, under contract, or pending in the Stiles zone. With 119 active listings against about 30 sales a month over the past year, the zone has roughly 3.9 months of inventory, just under the line where a market starts to look balanced. The long time on market suggests buyers still have room to negotiate.
The median active list price of $699,358 is above the trailing-twelve-month median sale price of $650,000. Just over half of the active listings, 62 of 119, are new construction, and 17 are priced at $1 million or more. Active listings range from $369,000 to $2,065,000, and only 2 are priced under $400,000. Active listings have been on the market a median of 92 days. Only six homes are under contract, so the median for that group doesn’t say much about the typical home in the zone.
