The 9th through 12th grade campus moves up to UIL Class 6A for 2026-27. Academic Performance: Texas Education Agency Accountability Rating
Rouse High received an A (91) in the Texas Education Agency’s 2025-26 accountability ratings, up slightly from an A (90) in 2024-25. Student Achievement, which is based on STAAR end-of-course results along with college, career and military readiness and graduation rates, rose from an A (90) to an A (92). School Progress, which measures how much students grew from one year to the next, improved the most, from a C (78) to a B (84). Closing the Gaps, which tracks how each student group performs against state targets, slipped from an A (91) to a B (89). Rouse has earned an A in every rated year except 2022-23, when it received a B (89), and it was not identified for any federal support and improvement designation. For comparison, Leander ISD as a whole earned a B (87) in 2025-26.
- Overall TEA Rating (2025-26): A (91)
- Student Achievement: A (92)

Under TEA’s scale, an A reflects exemplary performance, B is recognized, C is acceptable, D needs improvement, and F is unacceptable. The 2022-23 and 2023-24 ratings were delayed by litigation over TEA’s methodology and were not released until 2025.

- CTE: Automotive Technology: An automotive program of study, from Automotive Basics through Automotive Technology II, with ASE entry-level certifications. Rouse is the only Leander ISD campus that offers it.
- CTE: Lodging and Resort Management: A hospitality program of study covering Travel and Tourism Management, Hospitality Services and a practicum, also offered only at Rouse.

Rouse High Attendance Zone Map
Rouse’s attendance zone takes in about 19,600 address points across Leander, northern Cedar Park and a Georgetown-address section of Leander ISD. The busiest neighborhoods for home sales are Block House Creek, Parkside on the River, Horizon Lake, Parkside at Mayfield Ranch, Vista Oaks, Edgewood, Parkside Peninsula and Cedar Park Town Center, with Horizon Park, Oak Ridge, Bluffview, Barksdale, Crystal Springs, Marbella and Cold Springs also in the zone. The Parkside communities sit around Parkside Elementary, which has a Georgetown address. The zone borders the Vista Ridge High zone, which shares Akin and Block House Creek elementaries and Stiles Middle School. To confirm the school for a specific address, use Leander ISD’s School Zone Finder.
Leander ISD’s 2023 secondary rezoning, which took effect in 2024-25, moved neighborhoods among Glenn, Leander, Cedar Park and Vista Ridge high schools but left the Rouse zone essentially unchanged. The zone finder still shows separate 9th-10th and 11th-12th grade high school layers from that phase-in, and for Rouse the two are virtually the same. Because the zone is large and spans three city addresses, always check a specific address in the zone finder rather than relying on the school named in an MLS listing.
Homes Zoned to Rouse High: Market Stats
The figures below cover single-family homes sold through Unlock MLS that sit inside Rouse High’s current 2026-27 attendance zone. We pulled every Leander ISD sale, matched each address to Leander ISD address points (or a geocoder for the few that did not match) and checked it against Leander ISD’s official Rouse boundary, regardless of which school the listing named. Block House Creek, Parkside on the River, Horizon Lake and Parkside at Mayfield Ranch account for the most sales, followed by Vista Oaks, Edgewood, Parkside Peninsula and Cedar Park Town Center.
3-Year Closed Sales Trend
| Period | Homes Sold | Median Sale Price | Median $/Sq Ft | Sale-to-List Ratio | Median Days on Market |

| Sept 2023 – Aug 2024 | 527 | $549,900 | $219.57 | 97.7% | 34 days |
| Sept 2024 – Aug 2025 | 547 | $568,800 | $215.95 | 97.6% | 49 days |
| Trailing 12 Months (Sept 2025 – Aug 2026) | 578 | $550,000 | $204.42 | 97.4% | 68 days |
Data sourced from Unlock MLS. Statistics deemed reliable but not guaranteed. Single-family homes only, including condo-regime homes. Each address was matched to Leander ISD address points and checked against Leander ISD’s official 2026-27 attendance-zone boundary, using the 9th-10th grade high school layer of the district’s zone finder, which now reflects the high school zone for all grades. Sale-to-list ratio is the median of each sale’s close price divided by its final list price. Days on market is cumulative days on market.
The median sale price in the Rouse zone was $550,000 over the trailing twelve months, 3.3% below 2024-25’s $568,800 but 5.0% above the $523,702 median of 2022-23. Price per square foot tells a softer story. It fell to $204.42, down 5.3% from 2024-25 and 11.6% from the 2022-23 high of $231.21. Part of the gap between those two measures comes from larger homes selling, since the median home sold was about 2,700 square feet this year, compared with about 2,400 in 2022-23.
Sales volume has grown each year. 578 homes sold over the past twelve months, up 5.7% from 547 in 2024-25 and up 24.6% from 464 in 2022-23, the most of any Leander ISD high school zone. New construction remains a meaningful share, with 48 newly built homes among this year’s sales, down from 80 in 2024-25. Homes are taking longer to sell, with a median of 68 days on market, up from 28 days in 2022-23 and longer than the Leander ISD median of 54 days. Sellers received a median of 97.4% of their final list price.
Current Inventory Snapshot
As of October 2, 2026
| Status | Count | Median List Price | Median Days on Market |
| Active | 175 | $609,995 | 80 days |
| Active Under Contract | 12 | $469,950 | 51 days |
| Pending | 35 | $699,900 | 34 days |
Data sourced from Unlock MLS. Statistics deemed reliable but not guaranteed. Same zone check as above. Days on market is cumulative days on market.
222 homes are currently active, under contract, or pending in the Rouse zone. With 175 active listings against about 48 sales a month over the past year, the zone has roughly 3.6 months of inventory. That is technically on the seller-leaning side, but with active listings sitting a median of 80 days, buyers have room to negotiate on many homes.
The median active list price of $609,995 is above the trailing-twelve-month median sale price of $550,000, in part because 64 of the 175 active listings are new construction. Active listings range from $262,000 to $2,900,000. 22 are priced at $1 million or more, and 37 are under $400,000, so the zone covers a wide range of budgets. Only 12 homes are active under contract, so the median for that group doesn’t say much about the typical home in the zone.
