The Reserve at Westcreek is a small neighborhood of two sections of homes built from the mid 2000s to mid 2010s. When the neighborhood was first developed, it was surrounded by farm land. As Pflugerville took off and development began down Kelly Lane, we have seen many neighborhoods go in around the Reserve at Westcreek so it doesn’t feel so far outside of town any more. Though the neighborhood is small, they do have amenities like a pool, tennis courts and park, which is a big draw. And, Lake Pflugerville Park is only minutes away for more outdoor recreation. You’ll find a range of home sizes with one and two story plans. The majority of the floor plans are open. Some have more beige and brown tones and others are leaning towards more white and grey. The only downside is the tax rate is on the higher side, so it might offset your home price savings compared to more expensive homes in a neighborhood with a lower tax rate. One of the more established master planned communities on the Kelly Lane corridor, Villages of Hidden Lake is another go to for value and one that buyers who need a little more space select. Located west of Heatherwilde Blvd and south of 45, Royal Pointe is one of Pflugerville’s best kept secrets. Though it doesn’t have a large following, like some of the more well known Pflugerville neighborhoods, it’s not because of its lack of desirability. Royal Pointe is one of the most meticulously maintained neighborhoods I’ve seen in Pflugerville, which speaks to pride of ownership. There is an HOA and they maintain a community pool, park, kids playground and common area. Royal Pointe is closer to Austin and 45/130, making it an ideal choice if you don’t need a big name community and would rather have more convenient access to town.

#5: Vine Creek

Vine Creek is one of the more interesting communities as it is built by builders who focus on a completely different product and price point. If you’re looking for value, Starlight Homes focuses on a more affordable home with less upgrades and amenities. If you want some additional upgrades and a more modern looking house, Ashton Woods is a better choice. Vine Creek will have a community pool, but also is only 5 minutes from the outdoor recreation at Lake Pflugerville Park. It’s currently built around farm land, so it does feel more “out there” and rural. But, Reserve at Westcreek home owners once felt this way too and is now surrounded by neighborhoods. I would imagine the same will happen near Vine Creek as well. It is one of the more remote locations, so if you need to be within a shorter drive to shopping and restaurants, Vine Creek may not be the right choice for you. But, if you prefer to be surrounded by open space versus neighborhoods, Vine Creek is the ideal choice for you.

The community was built by DR Horton, Emerald Homes (a division of DR Horton Homes) and Pacesetter Homes. Emerald Homes built a more high end product, followed by DR Horton and Pacesetter building the most affordable product. The amenities are a big draw to Sorento and include community pool, clubhouse, community park and tot lot and fitness facility.

The neighborhood has had a chance to grow up and landscaping has matured, giving it a more natural setting. Homes are more architecturally interesting, so you won’t get a cookie cutter feel in Spring Trails. The land adjacent to the neighborhood was also purchased by the city of Pflugerville and plans are to built an athletic complex and park, making Carmel an even more conveniently located neighborhood for residents looking to be active. Part of the newer section of the neighborhood is in the Hutto ISD, which is not rated as well as the Pflugerville ISD. So, if schools are important, be sure to check which district the house you’re looking at is zoned for. Located off Rowe Lane just east of 130, the Commons at Rowe Lane is ideal for someone who needs to be on their commute as quickly as possible and avoid the school zones that slow down traffic.
