How to Sell Your Home Faster in Winter

December 11, 2018 By Rebecca Jacks

how to sell home faster winter

You’ve probably heard the best time to sell a home in Austin is during the busy spring/summer buying season. But, what if you can’t wait until spring?

How to Sell Your Home Faster in Winter

How can you get your home sold faster and for more money during the slow winter months?

Expose Your Home to Every Buyer

Just because there aren’t as many buyers in the market to buy homes in winter, doesn’t mean there are no buyers. With fewer buyers in the market, you should make sure your home is exposed to every potential buyer. Our comprehensive marketing program targets buyers wherever they’re looking. With a custom website, custom yard sign, professional flyers, professional photography, video and a targeted marketing program, the homes we list for sale are exposed to every buyer.

Price it Right

One of the most important aspects to selling your home in winter is proper pricing. This doesn’t mean pricing your home at 50% of its value to sell it. It simply means setting an appropriate price for the market. Our 3 pronged pricing approach will help you set a market appropriate price that attracts attention from potential buyers.

Make It Easy to Show

Homes that are not easily accessible get glossed over. If a buyer can’t see your home, they won’t buy your home. We realize how frustrating it is to keep your home clean and be ready at the drop of a hat for showings. But, if you price it right and make it accessible, you’ll likely have your home sold in a very short period of time. Try to be as flexible as possible for buyers wanting to see your home.

Remove Pets and Turn on Lights

Some people are afraid of animals, especially large dogs, and won’t go into your home if your pet is there. If at all possible, remove your pets before showings. Also, turn on all lights (including the front porch light) and keep your home at a comfortable temperature. It gets dark earlier during Winter months and you want to make your home seem as bright as possible.

Offer Incentives

how to sell austin home faster winterBuyers who don’t have extra money can be swayed by things like a flat screen TV, closing costs paid, mortgage rate buy downs, washers/dryers and refrigerators. If your flat screen TV means the difference of a buyer choosing your home over your neighbors, wouldn’t you be willing to part with it and get a much better one for your new home?

A Realtor who knows your area and neighborhood can help you determine if offering incentives will help your home sell faster.
