Time to Sell Home in Leander Up 17%
The biggest story in this month’s Leander Real Estate Price Report comes by way of time to sell. In February 2015, it took 57 days to sell a home in Leander, on average, compared to 49 days in February 2014, marking a 17% (8 day) increase in year over year numbers. Though the increase in time to sell from December to January was a little odd compared to seasonal trends, it looks like we are getting back on track. Time to sell is up in Leander in year over year numbers, but is down from January. It will be interesting to see what next month’s figures bring.
What does this mean to buyers? Again this month, buyers looking to buy a home in Leander have more time to make a decision than this time last year. But, if you’re looking to be a home owner in Leander in 2015, I wouldn’t suggest putting your home search on the back burner. Instead, beat other buyers to the best homes and increase your chances of getting the home you want.
What does this mean to sellers? If you’re thinking about selling, be prepared for it to take some time. Buyers are still willing to pay slightly more than they were last year, which is a promising sign. Although it might take longer to sell, the wait might be worth it.
Leander Housing Inventory Increased 9%
In February 2015, we saw 2.5 months of inventory on the market, compared to 2.3 months of inventory in February 2014, showing a 9% increase in year over year numbers. With less than 3 months of inventory, Leander is in a seller’s market.
Leander Median Home Price Up 5%
The median home price of a Leander home in February 2014 was $207,000 compared to $217,000 in February 2015, marking a 5% increase in year over year numbers.
Median home price helps us see the distribution of homes sold and does not really give us an indication of the increase or decrease in a particular home’s market value. Number of Homes Taken Off the Market Up 80%
In February 2014, there were 10 single family homes taken off the market compared to 18 in February 2015, marking a 80% (8 home) increase city wide. It seems more sellers this year were testing the market. When they couldn’t get what they wanted for their homes, they took them off the market.

Number of Sold Homes in Leander Down 5%
In February 2015, Leander saw a 5% decrease in the number of homes sold from February 2014 to February 2015. In February 2015, we saw 83 homes sell in Leander compared to 87 in February 2014 marking a 5% (4 home) decrease in year over year numbers.
Leander Homes Under Contract Up 4%
In February 2015, 114 homes went pending (under contract) in Leander compared to 110 in February 2014, marking a 4% (4 home) increase in year over year numbers.
Number of Homes on the Market Up 12%
In February 2015, we had 420 homes for sale in Leander, compared to 375 in February 2014, showing a 12% (45 home) increase in year over year numbers.
Number of Homes Listed for Sale Up 20%
In February 2015, we saw 130 homes introduced to the market compared to 108 in February 2014, marking a 20% (22 home) decrease. It seems more sellers are looking to sell this year compared to last.
Supply Up 12% and Demand is Down 5%
This month we saw a 12% increase in supply (number of properties for sale) and a 5% decrease in demand (number of sold properties). More supply and less demand usually means good things for buyers.
Median for Sale Up 23% vs Median Sold Price Up 5%
This chart compares the Median for Sale Price vs the Median Sold Price to show their relationship. In Leander, we saw a 23% increase in the median for sale price and a 5% increase in the median sold price of a single family home in year over year numbers.

February 2015 Leander Real Estate Price Report – Strictly Numbers
For those of you who prefer to see the actual numbers, we’ve included the figures for February 2015 Leander home sales below. The most expensive home that sold in February 2015 sold for $699,575 and the least expensive home sold for $121,000. Homes ranged in size from 1,163 sqft – 4,039 sqft with an average size of 2,250 sqft. The average price per square foot for a home that sold in Leander in February 2015 was $111.44 with the lowest being $65.13/sqft and the highest being $190.88/sqft. It took, on average, 62 days to sell a home in Leander and sellers received, on average, 97.19% of their original list prices.

Time to Buy? Sell?

Market forces favoring buyers might not last too much longer, so don’t wait. The earlier you can start the home buying process, the less you’ll pay.
