December 2017 Austin Condo Price Report

Eleven Oaks Realty is proud to present their December 2017 Austin Condo Price Report measuring activity in the Austin condo market. The December 2017 Austin Condo Price Report covers all condominiums and townhomes in the City of Austin.

Number of Austin Condos Sold Up 3%

In December 2017, 240 condos sold in Austin compared to 232 in December 2016, marking a 6% (8 condo) increase in year over year numbers.

14% Increase in the Number of Condos Under Contract

In December 2017, there were 193 condos that went under contract (pending) in Austin compared to 169 in December 2016, marking a 14% (24 condo) increase in year over year numbers. This year we’ve seen a steady increase of condos under contract and the winter numbers show no signs of this trend slowing.

Time to Sell an Austin Condo Up 21%

In December 2017, it took 65 days to sell a condo in Austin compared to 54 days in December 2016 marking a 21% (11 day) increase in year over year numbers. As prices rise, buyers want to be sure what they are buying is worth it to them.

Austin Condo Inventory Down 25%

In December 2017, we had 3.0 months of inventory on the Austin condo market compared to 3.9 months in December 2016, showing a 25% decrease in year over year inventory numbers.

Number of Austin Condos Listed for Sale Down 20%

In December 2017, there were 180 condos and townhomes listed for sale in Austin compared to 226 in December 2016 marking a 20% decrease in year over year numbers.

Number of Condos on the Austin Market Down 6%

In December 2017, there were 869 condos and townhomes for sale in Austin compared to 922 in December 2016, marking a 6% decrease in year over year numbers. This year buyers have many more options than they have in years past, but inventory is beginning to take a dip from its 2017 highs.

Median Sold Price of Austin Condos Up 3%

In December 2017, the median sold price of a condo in Austin was $297,702 compared to $289,500 in December 2016, marking a 3% inecrease in year over year numbers. This is a strong stat for the winter condo market.

Median For Sale Price Down 1% vs Median Sold Price Up Up 3%

In December 2017, the median price of a for sale condo in Austin was $349,000 compared to $352,950 in December 2016, down 1%. The median sold price of a condo in Austin went from $289,500 in December 2016 to $297,702 in December 2017, marking a 3% increase.

Number of Austin Condos Taken off the Market Up 23%

The number of expired condos in Austin (number of condos that were taken off the market) was up 23% or 20 condos in year over year figures. In December 2017, there were 106 condos taken off the market compared to 86 in December 2016. The trend continues in Austin as unrealistic sellers choose to take their units off the market vs. lowering the price.

Austin Condo Supply Down 6% and Condo Demand Up 3%

This month we saw a 6% decrease in the supply (number of condos for sale) and a 3% increase in demand for Austin condos. These strong demand numbers are a bright spot for winter sellers this year.

In December 2017, there were 240 condos and townhomes that sold in Austin. Condos ranged in size from 350-3,086 sq ft with 0-5 bedrooms and 1-4 bathrooms. The most expensive condo that sold in Austin sold for $1,925,000 and the least expensive condo sold for $115,000. It took, on average, 65 days to sell a condo in Austin and sellers received, on average, 96.69% of their original list prices. The average price per square foot of a condo sold in Austin in December 2017 was $259.31.
