Number of Austin Condos Sold Up 15%
In August 2017, 284 condos sold in Austin compared to 247 in August 2016, marking a 15% (37 condo) increase in year over year numbers.
13% Increase in the Number of Condos Under Contract
In August 2017, there were 255 condos that went under contract (pending) in Austin compared to 226 in August 2016, marking a 13% (29 condo) increase in year over year numbers. This spring saw a steady increase of condos under contract and the summer numbers show no signs of this trend slowing.
Time to Sell an Austin Condo Up 13%
In August 2017, it took 44 days to sell a condo in Austin compared to 39 days in August 2016 marking a 13% (5 day) increase in year over year numbers. As prices rise, buyers want to be sure what they are buying is worth it to them.
Austin Condo Inventory Up 5%
In August 2017, we had 3.3 months of inventory on the Austin condo market compared to 3.2 months in August 2016, showing a 5% increase in year over year inventory numbers.
Number of Austin Condos Listed for Sale Up 8%
In August 2017, there were 370 condos and townhomes listed for sale in Austin compared to 344 in August 2016 marking an 8% increase in year over year numbers. Buyers have had many more choices this year than last.
Number of Condos on the Austin Market Up 17%
In August 2017, there were 1,206 condos and townhomes for sale in Austin compared to 1,029 in August 2016, marking a 17% increase in year over year numbers. Median Sold Price of Austin Condos Up 6%
In August 2017, the median sold price of a condo in Austin was $262,250 compared to $247,135 in August 2016, marking a 6% increase in year over year numbers. With so much inventory on the market, this is great news for sellers.
Median For Sale Price Up 7% vs Median Sold Price Up 6%
In August 2017, the median price of a for sale condo in Austin was $363,400 compared to $339,500 in August 2016, marking a 7% increase. The median sold price of a condo in Austin went from $247,135 in August 2016 to $262,250 in August 2017, marking a 6% increase.
Number of Austin Condos Taken off the Market Up 15%
The number of expired condos in Austin (number of condos that were taken off the market) was up 15% or 13 condos in year over year figures. In August 2017, there were 98 condos taken off the market compared to 85 in August 2016. The trend continues in Austin as unrealistic sellers choose to take their units off the market vs. lowering the price.
Austin Condo Supply Up 17% and Condo Demand Up 15%
This month we saw a 17% increase in the supply (number of condos for sale) and a 15% increase in demand for Austin condos. August 2017 Austin Condo Numbers
In August 2017, there were 286 condos and townhomes that sold in Austin. Condos ranged in size from 369-4,031 sq ft with 0-5 bedrooms and 1-5 bathrooms. The most expensive condo that sold in Austin sold for $2,650,000 and the least expensive condo sold for $68,500. It took, on average, 40 days to sell a condo in Austin and sellers received, on average, 100.34% of their original list prices. The average price per square foot of a condo sold in Austin in August 2017 was $266.66.
