Austin Multi Family Properties Under Contract Down 36%
In September 2017, 21 multi-family properties went pending (under contract) in Austin compared to 33 in September 2016, marking a 36% decrease in year over year numbers.
Austin Multi Family Property Median Price Up 26%
The median home price of a multi-family property in Austin in September 2016 was $325,000 compared to $410,000 in September 2017, marking a 26% ($85,000) increase in year over year numbers.
Median home price helps us see the distribution of multi-family properties sold and does not really give us an indication of the increase or decrease in a particular property’s market value. 28% Increase in Austin Multi Family Property Inventory
In September 2017, we saw 3.0 months of inventory on the market, compared to 2.3 months of inventory in September 2016, showing a 28% increase in year over year numbers. Multi-family inventory has been low all year, but inventory levels appear to be bouncing back.
Time to Sell Multi Family Property in Austin Down 50%
In September 2017, it took 16 days to sell a multi family property in Austin, on average, compared to 32 days in September 2016, marking a 50% (16 day) decrease in year over year numbers. Time to sell a multi-family property has hovered around 30 days for most of the last year, which is indicative of an extreme seller’s market. While inventory is up, those properties that are selling are going faster than usual.
Number of Multi Family Properties Taken Off the Market Up 56%
In September 2016, there were 9 multi family properties taken off the market compared to 14 in September 2017, marking a 56% increase in year over year numbers.

Number of Sold Multi Family Properties in Austin Down 14%
In September 2017, Austin saw a 14% decrease in the number of multi family properties sold from September 2016 to September 2017. In September 2017, we saw 25 multi family properties sell in Austin compared to 29 in September 2016 marking a 14% (4 property) decrease in year over year numbers.
Number of Multi Family Properties on the Market Down 18%
In September 2017, we had 97 multi-family properties for sale in Austin, compared to 118 in September 2016, showing an 18% (21 property) decrease in year over year numbers.
33% Decrease in the Number of Multi Family Properties Listed for Sale
In September 2017, we saw 26 multi family properties introduced to the market compared to 39 in September 2016, showing a 33% (13 property) decrease in year over year numbers.
Supply Down 18% and Demand Down 14%
This month we saw an 18% decrease in supply (number of properties for sale) and a 14% decrease in demand (number of sold properties). With supply down more than demand, sellers may have a slight advantage in a negotiation.
Median for Sale Up 3% vs Median Sold Price Up 26%
This chart compares the Median for Sale Price vs the Median Sold Price to show their relationship. In Austin, we saw a 3% increase in the median for sale price and a 26% increase in the median sold price of a multi family property in year over year numbers. The median for sale price of a multi-family property in Austin went from $412,250 in September 2016 to $424,999 in September 2017, showing a $12,749 increase. The median sold price of a multi-family property in Austin went from $325,000 in September 2016 to $410,000 in September 2017, showing a $85,000 increase.

September 2017 Austin Multi Family Real Estate Price Report – Strictly Numbers
For those of you who prefer to see the actual numbers, we’ve included the figures for September 2017 Austin multi family sales below. The most expensive property that sold in September 2017 sold for $690,000 and the least expensive multi family property sold for $187,000. Multi family properties ranged in size from 1,250 sqft – 4,362 sqft with an average size of 2,399 sqft. The average price per square foot for a multi family property that sold in Austin in September 2017 was $191.63 with the lowest being $98.38/sqft and the highest being $358.40/sqft. It took, on average, 20 days to sell a multi family property in Austin and sellers received, on average, 98.23% of their original list prices.

Looking strictly at the numbers, it appears the recommendation for this month is – it’s time to sell! Even though supply is down 18%, demand is only down 14% – giving seller’s a slight edge.
