Austin Multi Family Properties Under Contract Down 3%
In November 2016, 33 multi-family properties went pending (under contract) in Austin compared to 34 in November 2015, marking a 3% decrease in year over year numbers.
Austin Median Multi Family Property Median Price Up 23%
The median home price of a multi-family property in Austin in November 2015 was $275,000 compared to $337,523 in November 2016, marking a 23% increase in year over year numbers.
Median home price helps us see the distribution of multi-family properties sold and does not really give us an indication of the increase or decrease in a particular property’s market value. 32% Decrease in Austin Multi Family Property Inventory
In November 2016, we saw 1.8 months of inventory on the market, compared to 2.6 months of inventory in November 2015, showing a 32% decrease in year over year numbers. Inventory is pretty lean compared to what we usually see during the Winter months.
Time to Sell Multi Family Property in Austin Down 34%
In November 2016, it took 30 days to sell a multi family property in Austin, on average, compared to 45 days in November 2015, marking a 34% (16 day) decrease in year over year numbers. With decreased inventory, we would expect to see time to sell go down as well.
Number of Multi Family Properties Taken Off the Market Saw No Change
In November 2015, there were 12 multi family properties taken off the market compared to 12 in November 2016, marking no change city wide.

Number of Sold Multi Family Properties in Austin Up 35%
In November 2016, Austin saw a 35% increase in the number of multi family properties sold from November 2015 to November 2016. In November 2016, we saw 31 multi family properties sell in Austin compared to 23 in November 2015 marking a 35% (8 property) increase in year over year numbers.
Number of Multi Family Properties on the Market Down 23%
In November 2016, we had 104 multi-family properties for sale in Austin, compared to 135 in November 2015, showing a 23% (31 property) decrease in year over year numbers.
13% Decrease in the Number of Multi Family Properties Listed for Sale
In November 2016, we saw 40 multi family properties introduced to the market compared to 46 in November 2015, showing a 13% (6 property) decrease in year over year numbers.
Supply Down 23% and Demand Up 35%
This month we saw a 23% decrease in supply (number of properties for sale) and a 35% increase in demand (number of sold properties). With supply down and demand up, multi-family property sellers have the edge this Winter.
Median for Sale Up 14% vs Median Sold Price Up 23%
This chart compares the Median for Sale Price vs the Median Sold Price to show their relationship. In Austin, we saw a 14% increase in the median for sale price and a 23% increase in the median sold price of a multi family property in year over year numbers. The median for sale price of a multi-family property in Austin went from $345,000 in November 2015 to $392,450 in November 2016, showing a $47,450 increase. The median sold price of a multi-family property in Austin went from $275,000 in November 2015 to $337,523 in November 2016, showing a $62,523 increase.

November 2016 Austin Multi Family Real Estate Price Report – Strictly Numbers
For those of you who prefer to see the actual numbers, we’ve included the figures for November 2016 Austin multi family sales below. The most expensive property that sold in November 2016 sold for $970,000 and the least expensive multi family property sold for $195,000. Multi family properties ranged in size from 1,260 sqft – 4,400 sqft with an average size of 2,570 sqft. The average price per square foot for a multi family property that sold in Austin in November 2016 was $153.88 with the lowest being $89.62/sqft and the highest being $260.58/sqft. It took, on average, 30 days to sell a multi family property in Austin and sellers received, on average, 95.85% of their original list prices.

Time to Buy? Sell?
Looking strictly at the numbers, it appears the recommendation for this month is – it’s time to sell! With only 1.8 months of inventory, the Austin multi-family property market is a seller’s market. Demand for multi-family properties increased 35% and supply decreased by 23%, creating a window of opportunity for sellers. And, buyers are willing to pay 23% more than they were last year. Plus, time to sell is down 34%. These numbers are typically what we would see during the Spring market. If you’re looking to sell soon, you might want to get your property on the market now before supply increases.
If your multi-family property is located in a desirable area or good school district, you’re in an even better position as those are very hard to find. Spend some time preparing the property to meet the market and hire a Realtor who knows how to market multi-family properties.
