Austin Multi Family Properties Under Contract Up 9%
In December 2017, 25 multi-family properties went pending (under contract) in Austin compared to 23 in December 2016, marking a 9% increase in year over year numbers.
Austin Multi Family Property Median Price Up 23%
The median home price of a multi-family property in Austin in December 2016 was $314,600 compared to $386,825 in December 2017, marking a 23% ($72,225) increase in year over year numbers.
Median home price helps us see the distribution of multi-family properties sold and does not really give us an indication of the increase or decrease in a particular property’s market value. 25% Decrease in Austin Multi Family Property Inventory
In December 2017, we saw 1.8 months of inventory on the market, compared to 2.3 months of inventory in December 2016, showing a 25% decrease in year over year numbers. Multi-family inventory has been low all year and this winter seems to be an extension of that trend.
Time to Sell Multi Family Property in Austin Up 58%
In December 2017, it took 40 days to sell a multi family property in Austin, on average, compared to 25 days in December 2016, marking a 58% (15 day) increase in year over year numbers. Time to sell a multi-family property has hovered around 30 days for most of the last year, which is indicative of an extreme seller’s market. It seems that buyers have some metrics in their favor this month.
Number of Multi Family Properties Taken Off the Market Up 13%
In December 2016, there were 15 multi family properties taken off the market compared to 17 in December 2017, marking a 13% increase in year over year numbers.

Number of Sold Multi Family Properties in Austin Down 29%
In December 2017, Austin saw a 29% decrease in the number of multi family properties sold from December 2016 to December 2017. In December 2017, we saw 24 multi family properties sell in Austin compared to 34 in December 2016 marking a 29% (10 property) decrease in year over year numbers.
Number of Multi Family Properties on the Market Down 7%
In December 2017, we had 86 multi-family properties for sale in Austin, compared to 92 in December 2016, showing a 7% (6 property) decrease in year over year numbers.
12% Decrease in the Number of Multi Family Properties Listed for Sale
In December 2017, we saw 23 multi family properties introduced to the market compared to 26 in December 2016, showing a 12% (3 property) decrease in year over year numbers.
Supply Down 7% and Demand Down 29%
This month we saw an 7% decrease in supply (number of properties for sale) and a 29% decrease in demand (number of sold properties). With demand down more than supply, buyers may have a slight advantage in a negotiation.
Median for Sale Up 8% vs Median Sold Price Up 23%
This chart compares the Median for Sale Price vs the Median Sold Price to show their relationship. In Austin, we saw an 8% increase in the median for sale price and a 23% increase in the median sold price of a multi family property in year over year numbers. The median for sale price of a multi-family property in Austin went from $399,000 in December 2016 to $429,000 in December 2017, showing a $30,000 increase. The median sold price of a multi-family property in Austin went from $314,600 in December 2016 to $386,825 in December 2017, showing a $72,225 increase.

December 2017 Austin Multi Family Real Estate Price Report – Strictly Numbers
For those of you who prefer to see the actual numbers, we’ve included the figures for December 2017 Austin multi family sales below. The most expensive property that sold in December 2017 sold for $1,215,000 and the least expensive multi family property sold for $175,000. Multi family properties ranged in size from 997 sqft – 5,052 sqft with an average size of 2,287 sqft. The average price per square foot for a multi family property that sold in Austin in December 2017 was $193.46 with the lowest being $114.28/sqft and the highest being $364.74/sqft. It took, on average, 44 days to sell a multi family property in Austin and sellers received, on average, 93.93% of their original list prices.
