If you’re relocating to Austin, you’re probably pretty overwhelmed by your neighborhood choices, especially if you can live anywhere in the city. Austin has a lot of great neighborhoods, but not every neighborhood will fit what you’re looking for. In this post, we’ve helped you narrow down your choices if you have $700k to spend. We’ve listed the top 10 Austin neighborhoods for $700k, explained why they made the list, listed what’s currently for sale and gave you a link to where you can learn more about each in our Austin neighborhood guides.

You’ll see even some have average and median prices more or less than $700,000. But, those neighborhoods consist of hundreds, if not thousands, of homes and have sections of homes that are closer to $700,000.

A section of the very popular Shady Hollow neighborhood, Southland Oaks is a great choice for someone who wants top rated schools south of Austin. Homes sit on nearly 1/4 acre lots, on average, making them some of the largest on our list. Homes do have some extra space between them and are good size for a family. Southland Oaks does have a community pool, park and on-site elementary school, so it definitely has a suburban vibe. And, with homes built in the 1990s and 2000s, they are new enough to have open floor plans and a more modern finish out and old enough to have mature landscaping for shade and privacy.

It’s conveniently located off 360 just north of 2222, so it’s convenient for someone who needs to commute north of downtown. Even more convenient for households that need to commute in different directions. The neighborhood is hilly, so you will get some homes with views. If you’re looking for a great location and a highly rated section of the Austin ISD, Lakewood is a great place to start your search.

It’s also conveniently located off Spicewood Springs Road at 183, making it easy for someone who works in Northwest Austin to get to work. If you’re looking to keep your budget at $700k and want to be north, Barrington Oaks is a great place to start your search.

With five amenity centers, four community pools, sports fields and courts, award winning 18-hole public golf course, on-site schools, shopping and restaurants, there isn’t much more you could want. $300,000 homes in Avery Ranch are in the lower quartile of pricing, so you have plenty of room to move up to a bigger house if you love Avery Ranch as much as most.

Homes on on the smaller side, at less than 1,500 square feet and sit on manageable sized lots.

North Loop

North Loop has changed dramatically over its existence. It began as an inexpensive neighborhood in the flight path of Austin’s original Mueller airport. Though it was close to downtown Austin and UT, the flight path really held values down. Fast forward several decades when the airport was moved to where it is today and North Loop began to take shape into one of Central Austin’s trendier neighborhood. Still more affordable than its neighbors in Hyde Park, North Loop homes given options for someone who doesn’t need something new and can live in 1,500 square feet or less. Many of the homes are walkable now, so you really get more of an urban feel.

Southwest Oaks is one of Southwest Austin’s lesser known neighborhoods. Built in the 1980s, you’ll find many ranch style homes. As prices have increased, we’ve seen many of them get indoor and outdoor makeovers so they look far from dated. Southwest Oaks homes are on the larger side for the area, as most are closer to 1,500 square feet rather than 2,131 square feet. And, located right off Manchaca Road just south of William Cannon, residents are able to get downtown in under 20 minutes and avoid the freeway if they need to.

Meadows of Brushy Creek is part of the larger, Brushy Creek, neighborhood that sits in Northwest Austin and some in Round Rock. Schools are top rated, making it one of the go to neighborhoods for someone who plans to utilize them. Homes were built in the late 1980s and early 1990s and many of them have been modernized. Outside you’ll find mature landscaping and you’ll even find some pools. Meadows of Brushy Creek homes are on the larger side, but sit on manageable lots so you won’t have to do yard maintenance all weekend. And, with its convenient location right off O’Connor Drive with easy access to 620, 45, 35 and 183, it’s a great spot for people who need to get all around town.

There is no HOA in Santa Monica Park, giving residents the freedom to be able to use their properties as they see fit. The neighborhood is conveniently located with easy access to 35, 71 and Burleson Road, making it ideal for someone who needs to get around town easily. And, with it being nearly 50 years old, Santa Monica Park trees are mature and provide shade and privacy.
