How to Spot an Overpriced Austin Home

how to spot overpriced austin homeSo you’re driving around your neighborhood and notice several for sale signs in the front yards. Some you remember seeing, others you don’t. Would you know which home was overpriced? The answer is the one that isn’t selling; overpriced homes don’t get offers.

How to Spot an Overpriced Austin Home

Here are three telltale signs of an overpriced home:

  • It’s the home that has been on the market for so long that almost no one even notices the sign any more because it blends into the landscape.
  • It’s the home that Sunday open home shoppers have seen so often that they don’t even slow down as they cruise on by to another Open House.
  • It’s the home that neighbors speculate why it’s not selling and what that means for their own chances of selling when they are ready.

How Do You Avoid Having an Overpriced Home?

Of course, if you ask the seller . . . it’s priced just right. They just know it because…well, they just know. So how do you avoid becoming one of a select group of “non-selling sellers” of an overpriced home?

The answer, of course, is price it right the first time.

Home Not Selling? Evaluate Honestly

If your home is listed in the MLS and isn’t selling, and you really – honest and truly – want to know why, it might be time to take a cold, hard, brutally honest look at your home and compare it feature by feature with similar homes that did sell.

How Does Your House Compare to the Competition?

How does your house truly compare? Don’t be lured into delusion because your list price is what you are hoping for or need to get to buy your next home. If your home’s not selling, the price isn’t right. To get the price you want or need may require doing a lot of work. If you don’t want to do the work, or can’t afford it, you’ll need to lower the price to the point where someone else might be willing to do the work.

Entice Buyers to Take a Second Look

If it’s really a stale listing because it’s attained the reputation of being an overpriced home, you may even need to slightly under price it just to get buyers interested enough to take another look, or to generate some new traffic. After all, the goal is to sell the house, not just list it for sale – are we on the same page here?
