Today’s home buyer uses the internet as their primary search tool and pictures are what buyers want to see. The more pictures, the better…interior, exterior, wide angle with as much detail and as many vantage points as possible. Taking extra photos of kitchens, small bathrooms, and rooms with mirrors or atypical dimensions are especially important. We can’t say this enough….great photos sell homes.

Studies show that home buyers spend much more time viewing pictures of potential homes on an internet listing than they do reading the printed information. Terrible photos contribute to longer marketing times (aka days on market). The seller’s bargaining power dissipates as marketing time lengthens.

Great photography goes hand-in-hand with great marketing. A great marketing strategy is pointless without professional photographs. We’ve learned that photography is far too important to leave to amateurs like us. Our job is to help our clients get better outcomes, so we hire a professional photographer to make a home look its best for every listing. We want our listing to stand out from the pack by giving the home buyer a reason to visit the property.

Real Life Example – Great Photos Sell Homes

We could go on and on with examples of why professional photography works. One scenario in particular stands out, however. We got a call from a seller who had their condo listed for sale for 3 months with another Realtor. She took the condo off the market for a while and was ready to try to sell it again. There were at least 10 other similar units for sale in the complex and none were selling. We met with the client after reviewing the old listing and showed them the pictures. They were taken with an old digital camera by the agent and the unit looked nothing like it did in the photos. When we got the listing, we didn’t change the price but we did hire a photographer to take pictures. In less than 60 days, we got a nearly full price offer while the other units (who all had amateur photographs) sat on the market. We personally toured the other units and quite honestly, some were better and lower priced. But, because the pictures showed the unit at its best angles, the condo we listed sold. With that kind of evidence, how can you argue?
