2.3% Increase in Median Sold Price of Austin Luxury Homes
In June 2025, the median sold price of a luxury home in Austin was $1,350,397 compared to $1,320,000 in June 2024, showing a 2.3% increase in year over year numbers. In May 2025, the median sold price of an Austin luxury home was $1,325,000, showing a 1.88% increase in month over month comparisons.
5.1% Increase in the Number of Austin Luxury Home Sales
In June 2025, there were 247 luxury homes to sell in Austin compared to 235 in June 2024, showing a 5.1% increase in year over year numbers. In May 2025, there were 284 luxury homes that sold, showing a 15% decrease in month over month comparisons.
2.9% Increase in Median Time to Sell an Austin Luxury Home
In June 2025, the median time to sell a luxury home in Austin was 35 days compared to 34 days in June 2024 showing a 2.9% increase in year over year numbers. In May 2025, the median time to sell a luxury home in Austin was 20 days, showing a 75% increase in month over month comparisons.
June 2025 Austin Luxury Market Sales Breakdown
In June 2025, 11 (4.25%) of the 259 luxury single family homes that sold that were priced at $1,000,000 or higher at the time of contract sold for less than $1MM. 80 (30.89%) of the luxury homes sold for between $1-$1.19MM, 46 (17.76%) of the luxury homes sold for $1.2-$1.39MM and 122 (47.1%) sold for $1.4MM or more. You’ll see a heat map of median sale pricing where you see the most expensive luxury homes sold in Central and West Austin.

Austin Luxury Days on Market – Median vs Average
This chart shows how fast listings go under contract compared to previous years. 2025 is showing a faster sale rate than we saw in the last three years, which is a testament to the strength of the Austin luxury market. Buyer demand may be going down, but buyers are making decisions faster.

Luxury Buyer Demand by Price Range
This chart looks at buyer demand by price range. The $800k-$999k sector slipped in here because those homes were listed at $1MM or more when they sold. Those had the largest segment under asking, but those numbers are a little skewed as they only factored in homes that were listed at $1MM or above. The $1.2MM-$1.39MM segment is the fastest moving, with 21 a median days on market (tied with the $1MM-$1.19MM segment) and only negotiating 3.38% off of asking.

Austin Luxury Monthly Inventory
In June there were 486 new luxury listings, up 14.4% from previous year. There were 506 luxury homes that accepted a contract, up 10.5% from the previous year. There is currently a 7.24 months supply of inventory and 1,876 active luxury homes. 20.6% of those active are priced from $1MM-$1.19MM, 22.53% are priced between $1.2MM-$1.39MM and 58.87% are priced at $1.4MM or above.

Months Supply of Luxury Inventory by Price and Asking Price
This chart breaks down the months supply of inventory by segment. As expected, months supply of inventory increases as the price range increases. The $1MM-$1.19MM segment saw 5.2 months of inventory, which classifies it as a balanced market. The $1.2MM-$1.39MM segment saw 6.3 months of inventory which is just barely a buyer’s market. The $1.4MM and above segment saw 8.8 months of inventory, which is classified as a buyer’s market. The chart on the right plots median parking price, average asking price and asking $/sqft.

New Austin Luxury Listings
This chart maps the new listings by month over the past 3 years. April 2025 was the highest number of new luxury listings we have seen introduced to the market in the last 3 years. June 2025 saw 486 new listings compared to 425 in June 2024 and 519 in June 2023.

Number of Luxury Listings that Accepted a Contract
In June 2025, there were 506 luxury homes that accepted a contract compared to 458 in June 2024 and 468 in June 2023. This year saw more buyers than we have seen in the previous two.

June 2025 Price Drop Outcomes
In June there were 259 luxury homes that sold. 118 of them had to have a price reduction before accepting a contract and the average price drop was 8%. Home that went under contract after a price reduction, took a median of 25 days after the price drop to find a buyer.

Austin Luxury Home Price Drops Over Time
This quarter (Q2 2025) we saw the most number of price drops but the lowest percentage of price drops. This data echoes what we are seeing in the market. Sellers are utilizing price drops when they need to attract more attention on their listings, but they are making smaller reductions than they were a few years ago.

June 2025 Austin Luxury Market Temperature
For the last two Q4’s the luxury market has seen median days on market shift into buyer’s market territory while the last three springs have seen median days on market numbers shift down to seller’s market territory. Pricing has softened Q1 and Q2 of 2025 with % under asking settling in balanced market territory.

Austin Luxury Market Pricing
Median sale prices are remaining fairly steady between $1.35MM-$1.4MM while price per square foot is decreasing and hovering in the historically lower range. Median sale prices have creeped into the historically higher range, though they have dipped again almost to the historically lower range, indicating a market softening in the luxury segment.

June 2025 Austin Luxury Market County Comparison
In June 2025, there were 211 luxury homes in Travis County that sold, 34 luxury homes in Williamson County and 31 luxury homes in Hays County. The map to the right shows the head map of median sold prices. The darker the color the closer to $1MM the median sold price was in the area and the light, the closer to $2 and the orange is circling around $2.2MM-$2.3MM.

Here is a history of the median price of luxury homes separated by County. Travis County is the dark grey line, which is on top. Hays is the orange line and Williamson County is the dark green line (bottom of the chart).

Average Sale Price of a Luxury Home by County
This chart shows the average sales price by year of luxury homes separated by county. The spike in Hays County in 2011 was due to few sales and a few being large acreage parcels while the rest were around $1MM, shooting the average up. We have remained fairly steady in Travis County over the last 5 years. Hays County has seen some jumping around with a dip in 2023 and Williamson County has seen a slow decline in average luxury sale price from 2021.

Austin Luxury Median Days on Market by County
Here is a chart of the median days on market by county from 2010 to 2025. Though we have seen an increase since the peak in 2021 and 2022, we are still seeing median time to sell remain fairly low when you compare to 2010-2013.

These charts show the concentration of luxury home sales (the greatest number of luxury sales is located in Central and West Austin) and the median sales price. The highest median sales prices for luxury homes are again found in Central and West Austin.

Buyer Demand by County Median Days on Market vs % Under Asking
This chart shows the comparison of buyer demand now using median days on market and % under asking. Travis County favors buyers most strongly with a median time to sell of 45 days and buyers being able to negotiate over 5% off asking. Hays County follows next, still favoring buyers, with a median time to sell of just about 42 days and buyers being able to negotiate about 3.6% off list price. Williamson County, with its low median days on market (~22 days) and buyers only being able to negotiate about 3.7% off list price, favors sellers.

For those of you who prefer to see the actual numbers, we’ve listed the figures for June 2025 Austin area luxury home sales below. The most expensive luxury home that sold in June 2025 sold for $7,250,000 and the least expensive luxury home sold for $1,000,000. Austin luxury homes ranged in size from 1,320sqft – 9,438 sqft with an average size of 3,754 sqft. The average price per square foot for a luxury home that sold in Austin in June 2025 was $461.96 with the lowest being $225.84/sqft and the highest being $1,180.01/sqft. It took, on average, 61 days to sell a luxury home in Austin and sellers received, on average, 92.36% of their original list prices.
