2.7% Increase in Median Sold Price of Austin Luxury Homes
In January 2025, the median sold price of an Austin luxury home was $1,400,000 compared to $1,362,500 in January 2024 showing a 2.7% increase in year over year numbers. Last month the median sold price was $1,385,000 showing a 1.1% increase in month over month comparisons.
6.25% Increase in the Number of Austin Luxury Home Sales
In January 2025, there were 112 luxury homes that sold in Austin compared to 105 in January 2024 showing a 6.25% increase in year over year numbers. Last month, there were 185 luxury homes that sold, showing a 65% decrease in month over month comparisons.
9% Increase in Time to Sell an Austin Luxury Home
In January 2025 the median time to sell an Austin luxury home was 71 days compared to 65 days in January 2024, showing a 9.2% increase in year over year numbers. Last month the median time to sell an Austin luxury home was 61 days, showing a 16.4% increase in month over month comparisons.

For those of you who prefer to see the actual numbers, we’ve listed the figures for January 2025 Austin area luxury home sales below. The most expensive luxury home that sold in January 2025 sold for $5,525,000 and the least expensive luxury home sold for $1,000,000. Austin luxury homes ranged in size from 1,620 sqft – 6,745 sqft with an average size of 3,676 sqft. The average price per square foot for a luxury home that sold in Austin in January 2025 was $487.70 with the lowest being $184.16/sqft and the highest being $1,886.79/sqft. It took, on average, 99 days to sell a luxury home in Austin and sellers received, on average, 90.30% of their original list prices.
