Our January 2024 Austin Luxury Real Estate Price Report covers the luxury market in the following Austin metro area counties: Travis, Williamson and Hays.

3.3% Decrease in Median Sold Price of Austin Luxury Homes

The median sold price of an Austin luxury home in January 2024 was $1,354,491 compared to $1,400,250 in January 2023 showing a 3.3% decrease in year over year comparisons. Last month, in December 2023, the median price of a luxury home in Austin was $1,371,000 showing a 1.2% decrease in month over month comparisons.

3.1% Increase in Number of Austin Luxury Home Sales

There were 101 luxury homes that sold in January 2024 compared to 98 in January 2023 showing a 3.1% increase in year over year numbers. Last month, in December 2023, there were 135 luxury homes that sold showing a 25.2% decrease in month over month comparisons.

16% Increase in Time to Sell an Austin Luxury Home

In January 2024, it took, on average, 81 days to sell an Austin luxury home compared to 68 days in January 2023, showing a 16% increase in year over year numbers. Last month, in December 2023, it took on average, 91 days to sell a luxury home in Austin showing a 12.3% decrease in month over month comparisons.

  • 5 luxury homes were in the Dripping Springs ISD
  • 2 luxury homes were in the Eanes ISD

  • 1 luxury home was in the Hays ISD
  • 16 luxury homes were in the Lake Travis ISD
  • 16 luxury homes were in the Leander ISD
  • 4 luxury homes were in the Round Rock ISD
  • 0 luxury homes were in the San Marcos ISD
  • 1 luxury home was in the Wimberley ISD
  • 8 luxury homes were in Gated Communities
  • 55 luxury homes were in HOA’s
  • 46 luxury homes had Pools
  • 23 luxury homes were on Septic Systems
  • 86 luxury homes that sold were located in Travis County
  • 5 luxury homes that sold were located in Williamson County
  • 10 luxury home that sold were located in Hays County

January 2024 Luxury Real Estate Price Report – Strictly Numbers

For those of you who prefer to see the actual numbers, we’ve listed the figures for January 2024 Austin area luxury home sales below. The most expensive luxury home that sold in January 2024 sold for $5,150,000 and the least expensive luxury home sold for $1,000,000. Austin luxury homes ranged in size from 1,480 sqft – 7,765 sqft with an average size of 3,684 sqft. The average price per square foot for a luxury home that sold in Austin in January 2024 was $457.31 with the lowest being $212.26/sqft and the highest being $1,111.83/sqft. It took, on average, 81 days to sell a luxury home in Austin and sellers received, on average, 89.09% of their original list prices.
