Our August 2024 Austin Luxury Real Estate Price Report covers the luxury market in the following Austin metro area counties: Travis, Williamson and Hays.

8.8% Increase in Median Sold Price

In August 2024, the median sold price of a luxury home in Austin was $1,425,000 compared to $1,310,000 in August 2023, showing an 8.8% increase in year over year comparisons. Last month the median sold price of a luxury single family home in Austin was $1,400,000, showing a 1.8% increase in month over month comparisons.

5.6% Decrease in Number of Austin Luxury Home Sales

In August 2024, there were 219 luxury single family homes that closed escrow compared to 232 in August 2023, showing a 5.6% decrease in year over year comparisons. Last month there were 229 luxury homes that sold, showing a 1.3% increase in month over month comparisons.

44% Increase in Time to Sell a Luxury Home

In August 2024, the median time to sell a luxury single family home in Austin was 56 days compared to 39 days in August 2023, showing a 44% increase in year over year comparisons. Last month, the median time to sell a luxury single family home in Austin was 68 days, showing a 17.6% decrease in month over month comparisons.

Here is some additional data on the 219 luxury homes that sold in Travis, Williamson and Hays Counties in August 2024. These 219 homes sold for $1 million or more.

  • 85 luxury homes were in the Austin ISD
  • 14 luxury homes were in the Dripping Springs ISD
  • 25 luxury homes were in the Eanes ISD
  • 9 luxury homes were in the Georgetown ISD
  • 2 luxury homes were in the Hays ISD
  • 36 luxury homes were in the Lake Travis ISD
  • 23 luxury homes were in the Leander ISD
  • 11 luxury homes were in the Round Rock ISD
  • 0 luxury homes were in the San Marcos ISD
  • 3 luxury homes were in the Wimberley ISD
  • 34 luxury homes were in Gated Communities
  • 123 luxury homes were in HOA’s
  • 119 luxury homes had Pools
  • 70 luxury homes were on Septic Systems
  • 169 luxury homes that sold were located in Travis County
  • 30 luxury homes that sold were located in Williamson County
  • 20 luxury home that sold were located in Hays County

All of the Austin luxury single family homes that sold in August 2024 were west of 130, south of 138 (with the exception of 1) and north of 150 (with the exception of 2). August 2024 Luxury Real Estate Price Report – Strictly Numbers

For those of you who prefer to see the actual numbers, we’ve listed the figures for August 2024 Austin area luxury home sales below. The most expensive luxury home that sold in August 2024 sold for $6,850,000 and the least expensive luxury home sold for $1,000,000. Austin luxury homes ranged in size from 1,522 sqft – 9,261 sqft with an average size of 3,709 sqft. The average price per square foot for a luxury home that sold in Austin in August 2024 was $468.29 with the lowest being $216.41/sqft and the highest being $1,058.79/sqft. It took, on average, 80 days to sell a luxury home in Austin and sellers received, on average, 89.5% of their original list prices.
