1.9% Increase in Median Sold Price of Austin Luxury Homes
The median sold price of a luxury home in Austin in April 2025 was $1,375,000 compared to $1,350,000 in April 2024 showing a 1.9% increase in year over year numbers. Last month the median sold price of a luxury home in Austin was $1,370,000 showing an 0.4% increase in month over month comparisons.
15.5% Decrease in the Number of Austin Luxury Home Sales
In April 2025, there were 229 luxury homes that sold in Austin compared to 271 homes in April 2024 showing a 15.5% decrease in year over year numbers. Last month there were 218 luxury homes that sold, showing a 5% increase in month over month comparisons.
29.6% Decrease in Time to Sell an Austin Luxury Home
In April 2025, the median time to sell a luxury home in Austin was 19 days compared to 27 days in April 2024 showing a 26.9% decrease in year over year comparisons. Last month the median time to sell a luxury home in Austin was 30 days, showing a 36.7% decrease in month over month comparisons.

For those of you who prefer to see the actual numbers, we’ve listed the figures for April 2025 Austin area luxury home sales below. The most expensive luxury home that sold in April 2025 sold for $5,900,000 and the least expensive luxury home sold for $1,000,000. Austin luxury homes ranged in size from 1,409 sqft – 10,948 sqft with an average size of 3,607 sqft. The average price per square foot for a luxury home that sold in Austin in April 2025 was $485.38 with the lowest being $183.01/sqft and the highest being $1,186.49/sqft. It took, on average, 57 days to sell a luxury home in Austin and sellers received, on average, 94.06% of their original list prices.
