Cedar Park High received an A (93) in the Texas Education Agency’s 2025-26 accountability ratings, up one point from an A (92) in 2024-25. Cedar Park High was not identified for any federal support and improvement designation. Cedar Park High Attendance Zone Map
Cedar Park High’s attendance zone covers about 53 square miles, the largest of Leander ISD’s six high school zones by area. Most of its homes are in Cedar Park, in Buttercup Creek, Anderson Mill West, Ranch at Cypress Creek, Twin Creeks Country Club, Cypress Canyon, Ranch at Deer Creek, Shenandoah and Cypress Mill, along with Travisso, the zone’s busiest neighborhood for sales, which has a Leander address. The zone also reaches west through hill country toward Jonestown and Lake Travis, including Jonestown Hills. Nearby high school zones are Leander High to the north, Vista Ridge High to the east and Vandegrift High to the south. To confirm the school for a specific address, use Leander ISD’s School Zone Finder.
The zone grew in Leander ISD’s 2023 secondary rezoning, which took effect in 2024-25. Under that plan, 13 neighborhoods moved to Cedar Park High from Leander High and 6 moved from Vista Ridge High. Based on Leander ISD’s boundary maps, the areas that came from Leander High are the parts of the Mason and Giddens elementary zones that attend Running Brushy Middle, including Travisso, and the areas that came from Vista Ridge High are in the Westside and Reed elementary zones. The zone finder still shows a separate 11th-12th grade layer with the old boundaries, but the last class allowed to stay at its old high school graduated in 2026, so the 9th-10th grade layer now serves as the zone for every grade. A small part of Buttercup Creek is zoned to Vista Ridge High, and some MLS listings still show pre-2024 school assignments, so check the zone for a specific address rather than relying on a listing’s school field.
Homes Zoned to Cedar Park High: Market Stats
The figures below cover single-family homes sold through Unlock MLS that sit inside Cedar Park High’s current 2026-27 attendance zone. We pulled every Leander ISD sale, matched each address to Leander ISD address points (or a geocoder for the few that did not match) and checked it against Leander ISD’s official Cedar Park High boundary, regardless of which school the listing named. Most of these sales are in Travisso and Buttercup Creek, with smaller numbers in Anderson Mill West, Ranch at Cypress Creek, Twin Creeks Country Club, Cypress Canyon, Ranch at Deer Creek and Jonestown Hills.

Data sourced from Unlock MLS. Statistics deemed reliable but not guaranteed. Single-family homes only, including condo-regime homes. Each address was matched to Leander ISD address points and checked against Leander ISD’s official 2026-27 attendance-zone boundary. For high school zones we used the zone finder’s 9th-10th grade high school layer, which reflects the 2024-25 rezoning and now serves as the zone for all grades. Sales before the 2024-25 school year include homes that were zoned to Leander High or Vista Ridge High at the time and are included because they sit inside today’s Cedar Park High zone. Sale-to-list ratio is the median of each sale’s close price divided by its final list price. Days on market is cumulative days on market.
The median sale price in the Cedar Park High zone was $562,500 over the trailing twelve months, 2.2% below 2024-25’s $575,000 and 4.7% below the $590,000 median of both 2022-23 and 2023-24. Price per square foot has fallen more steadily, from a peak of $249.12 in 2022-23 to $221.26, down 11.2% from that peak and 4.5% from 2024-25. The median home sold this year was a little larger, about 2,670 square feet compared with about 2,540 in 2022-23, which has helped hold up the overall median. The zone’s median sale price is still above the Leander ISD median of $535,000.
Sales have picked up. 558 homes sold over the past twelve months, up 13.2% from 493 in 2024-25 and 2.8% above 2022-23’s 543, the most of the four periods. This is a mostly established area, with a median year built of 2003, and only 5 of this year’s sales were new construction. Homes are taking longer to sell, with a median of 46 days on market compared with 32 days in 2022-23, though that is still faster than the Leander ISD median of 54 days. Sellers received a median of 97.7% of their final list price.
Current Inventory Snapshot
As of October 2, 2026
| Status | Count | Median List Price | Median Days on Market |
| Active | 216 | $699,999 | 80 days |
| Active Under Contract | 29 | $594,999 | 37 days |
| Pending | 17 | $706,212 | 97 days |
Data sourced from Unlock MLS. Statistics deemed reliable but not guaranteed. Same zone check as above. Days on market is cumulative days on market.
262 homes are currently active, under contract, or pending in the Cedar Park High zone. With 216 active listings against about 46.5 sales a month over the past year, the zone has roughly 4.6 months of inventory, which points to a balanced market.
The median active list price of $699,999 is well above the trailing-twelve-month median sale price of $562,500, partly because 36 of the active listings are new construction and 29 are priced at $1 million or more. Active listings range from $155,000 to $2,499,900, and 22 are priced under $400,000. Active listings have been on the market a median of 80 days. Only 17 homes are pending, so that group’s $706,212 median list price says little about the typical home in the zone.
