Neighborhoods Near MoPac and Slaughter

If you commute to work, you have seen Austin’s traffic get worse over the past several years. Perhaps you are thinking of moving closer to work, or moving closer to MoPac to avoid some of the commute. Brodie between 1626 and Slaughter can be especially slow with only one lane in each direction. Not only are there commuters leaving work, but also mom’s dropping kids off at Baranoff Elementary or Bailey Middle. It can often take 15-20 minutes to travel the 3 miles from 1626 to Slaughter. If you still want to live South, but want to minimize your commute as much as possible, consider one of the neighborhoods near MoPac and Slaughter.

Neighborhoods Near MoPac and Slaughter

Here are the six neighborhoods near MoPac and Slaughter. Though located in the same area, each of these neighborhoods are completely different in terms of age of housing, finishes, amenities and walkability. We’ve included links to the neighborhood guides for each of these neighborhoods where you can learn more and search homes for sale.

Sendera

Middle School: Covington (5/10) or Bailey (6/10)
High School: Bowie (8/10)
Price Range: Low $400k’s – Mid $800,000’s
Average Price: $580,791
Median Price: $569,000
Year Built: Mid 1990s – Early 2000s
Sendera is a Mliburn (now DR Horton) community located off Slaughter on the east side of MoPac. Homes start in the low $400k’s and have similar floor plans to what you’d find in Bauerle Ranch. Sendera residents enjoy access to a community clubhouse and pool, playground and picnic area.

Deer Haven

Middle School: Covington (5/10)

Price Range: Low $600k’s – High $700,000’s
Average Price: $709,600
Median Price: $741,000
Year Built: 2003-2004
Deer Haven is a small, 60 home, David Weekley community built from 2003-2004. With so few homes and very little turnover, Deer Haven is not the most likely place you’d find a home near MoPac and Slaughter. There is a mandatory HOA and many of the homes back to greenbelt. Homes range from the low $600,000’s to high $700,000’s.

Circle C

Year Built: Late 1980’s – 2020
Circle C is the largest neighborhood near MoPac and Slaughter and is almost like a small city with several pocket neighborhoods. Circle C has two community centers, on-site elementary and middle schools and everything from new construction to a 25 year old home. Homes range in price from the $400,000’s to the $2.7MM’s.

Village at Western Oaks

Price Range: Mid $400k’s – $1MM

Year Built: Late 1970s – Mid 2000s
Village at Western Oaks was one of the first master planned communities in Southwest Austin and was first developed in the 1980s. Build out was in 2005, so you have a range of housing sizes, ages and finishes. Village at Western Oaks homeowners do belong to a mandatory HOA, but it is only a few hundred dollars a year making it the perfect place for someone who doesn’t need all of the amenities Circle C has to offer, but who wants an HOA to oversee the community.

Deer Park at Maple Run is one of Austin’s best kept secrets. Homes were built in the mid 1990s, so the trees have had a chance to mature and homes sit on larger than average lots. Located at Davis Lane and MoPac, the commute is even more convenient than the neighborhoods closer to Slaughter. Homes are priced from the high $400,000’s.

Legend Oaks was built in the late 1980s and 1990s by several of Austin’s best builders. Legend Oaks is known for it’s larger homes, highly rated schools and neighborhood amenities which include two community pools, tennis courts, playground and walking trails. Depending on where in the neighborhood you are located, you might be within walking distance to Escarpment Village shopping and dining. Homes start in the $400,000’s.
