Round Rock is one of Austin’s most popular suburbs. Being named one of America’s safest cities has attracted both local and relocating residents, and for good reason. The schools are top rated, housing is affordable and it’s close to Austin’s major employers. There is a wide range of housing available with everything from a basic starter home to a luxury home with high end finishes. Gated communities in Round Rock are a different subset and though there aren’t many, you do have choices in nearly every price range.

Gated Communities in Round Rock

If you’re looking to live in Round Rock and want a home in a gated community, you don’t have too many options. Arbor Place is the only fully gated, luxury community and Diamond Oaks is the only fully gated subdivision of single family homes. Forest Creek and Teravista, which are large, master planned communities, have sections within them that are gated. In this guide below, we have included size and price information. For neighborhoods that have gated sections within them, we’ve limited the price and size data to the homes that are behind the gate, so you can have an accurate profile of what’s available in the gated sections.

Arbor Place is the only fully gated, luxury community in Round Rock. Built in the late 2000’s and early 2010’s, floor plans are more modern and open. Inside you’ll find mostly granite and darker browns with some homes that have ben updated with Quartz and more modern colors. The neighborhood has about 100 homes, so it’s big enough to feel like a neighborhood but small enough to where you don’t have to drive 10 minutes after you enter the gate to get to your home. Homes are on the larger side, with some as large as 5,100 square feet, so they are perfect for someone that needs space. Lots are larger than what you’ll find in a master planned community built recently, but still manageable for someone to maintain. If you’re looking for a luxury gated community and want to stay in Round Rock, Arbor Place is a great place to start your search.

One of the newer and most affordable gated communities in Round Rock, Diamond Oaks is also one of the most versatile in terms of floor plans and finishes. Though you can’t build there any more, the builder did allow residents to modify floor plans and finishes so you will see some variation. Homes were finished out with higher end upgrades like tankless water heaters, granite counters, gourmet kitchens, 10 foot ceilings and solar ready. If you’re looking for a higher end lock and leave community, Diamond Oaks is a great place to start your search.

Forest Creek is one of Round Rock’s master planned communities. Built in the late 1990s and early 2000s, Forest Creek homes can be a little dated if you find one that hasn’t been updated. That being said, Forest Creek is located in a highly rated section of the Round Rock school district and is often a top choice for residents who need to utilize the schools. The majority of the neighborhood is not gated, but there are sections of it that are. Residents also enjoy access to the playground, rock wall, community pool, tennis courts and trails in addition to the 18 hole public golf course.

A large, master planned community, Teravista has long been the crown jewel of Round Rock. Located off 35 at University Blvd, Teravista residents enjoy access to several amenity centers with pools, planned activities for residents, fishing ponds, fitness center, public golf course, tennis court, basketball courts, covered pavilions and several indoor and outdoor gathering areas. The majority of Teravista is not gated, but there are certain sections that are. The profile above shows the type of house you can find there and as you can see, it is a wide range. If you’re looking for gated but also want the perks of a master planned community, Teravista is a great place to start your search.

The second of the lock and leave communities on this list, Wellspring is the newest. Construction began in 2023 and is still going on today (July 2024). The community features both cottages and townhomes with one and two story plans for both. The yards are private and they are maintained by the HOA, which means no yard work on the weekends. Wellspring residents also enjoy access to a resort style amenity center with pool, grilling area, lawn for yard games, pickle ball court, walking trails and a garden.
