Westside Elementary School is in the Leander ISD and earned a 9/10 rating from Great School’s as of October 2026. The kindergarten through 5th grade campus opened in 2008 on Ryan Jordan Lane inside Buttercup Creek, one of Cedar Park’s largest and longest-established neighborhoods. The school’s attendance zone grew for the 2026-27 school year, when Leander ISD closed Faubion Elementary and moved part of its zone, including much of the older section of Buttercup Creek, to Westside. Today the zone covers Buttercup Creek, the southern sections of Ranch at Cypress Creek, and a group of older central Cedar Park neighborhoods near Park Street. Below you’ll find the school’s current Texas Education Agency rating, its programs, the zone and feeder schools, and three years of MLS sales data for homes inside Westside’s current boundary.

Westside is a smaller Leander ISD elementary. In 2024-25, about 19% of students were identified as gifted and talented, about 17% received special education services, and about 10% were economically disadvantaged. Those enrollment figures come from before the Faubion closure, so the 2026-27 student body is larger and somewhat different. Keep in mind that the GreatSchools rating above and the TEA accountability rating below measure different things, so the two can tell somewhat different stories.
Academic Performance: Texas Education Agency Accountability Rating
Westside Elementary received a B (88) in the Texas Education Agency’s 2025-26 accountability ratings, down from an A (91) in 2024-25. Student Achievement, which is based on STAAR results, slipped from an A (90) to a B (89). School Progress, which measures how much students grew from one year to the next, fell from a B (89) to a B (85). Closing the Gaps, which tracks how each student group performs against state targets, dropped from an A (92) to a B (85). Even with the dip, Westside has earned a B or better in every year TEA has issued ratings. It was not identified for any federal support and improvement designation. For comparison, Leander ISD as a whole earned a B (87).
- Overall TEA Rating (2025-26): B (88)
- Student Achievement: B (89)
- School Progress: B (85)
- Closing the Gaps: B (85)
- Prior Overall Ratings: A (91) in 2024-25, B (83) in 2023-24, B (87) in 2022-23, B (87) in 2021-22, and B (89) in 2018-19 (no ratings were issued for 2019-20 or 2020-21)
Under TEA’s scale, an A reflects exemplary performance, B is recognized, C is acceptable, D needs improvement, and F is unacceptable. The 2022-23 and 2023-24 ratings were delayed by litigation over TEA’s methodology and were not released until 2025. All of these ratings reflect the school’s students before the 2026-27 Faubion rezoning.

Westside Elementary Attendance Zone Map
Westside’s attendance zone covers about 3 square miles of south-central Cedar Park. Most of the zone is Buttercup Creek, which wraps around the school. It also takes in the southern sections of Ranch at Cypress Creek to the north and a cluster of older neighborhoods to the east along Park Street, including West Park Estates, Park Oaks, Parkwest Estates, Emerald Oaks, Whitestone Oaks, Oakmont Forest and Thousand Oaks. To confirm the school for a specific address, use Leander ISD’s School Zone Finder.
The zone changed for 2026-27. Leander ISD closed Faubion Elementary at the end of the 2025-26 school year, and on February 5, 2026 the board approved a plan that split Faubion’s students between Westside and Reed Elementary (Leander ISD announcement). Much of the older part of Buttercup Creek, which had been zoned to Faubion, now attends Westside. Because MLS listings often still carry the old Faubion assignment, always check the current zone for an address rather than relying on a listing’s school field. Nearby zones include Deer Creek and Naumann to the north and west, and Cypress to the south.
Homes Zoned to Westside Elementary: Market Stats
The figures below cover single-family homes sold through Unlock MLS that sit inside Westside Elementary’s current 2026-27 attendance zone, including the former Faubion area. We pulled every Leander ISD sale in the 78613 zip code, then matched each address to Williamson County address points inside Leander ISD’s official Westside boundary, regardless of which school the listing named. Most of these sales are in Buttercup Creek, with smaller numbers in Ranch at Cypress Creek, Oakmont Forest, West Park Estates, Thousand Oaks, Park Oaks and Parkwest Estates.
3-Year Closed Sales Trend
| Period | Homes Sold | Median Sale Price | Median $/Sq Ft | Sale-to-List Ratio | Median Days on Market |
| Sept 2022 – Aug 2023 | 137 | $549,900 | $225.00 | 99.0% | 25 days |
| Sept 2023 – Aug 2024 | 96 | $525,000 | $231.55 | 98.0% | 18 days |
| Sept 2024 – Aug 2025 | 121 | $535,000 | $221.32 | 98.0% | 28 days |
| Trailing 12 Months (Sept 2025 – Aug 2026) | 128 | $515,000 | $210.64 | 98.0% | 26 days |
Data sourced from Unlock MLS. Statistics deemed reliable but not guaranteed. Single-family homes only, including condo-regime homes. Each address was matched to Williamson County address points and checked against Leander ISD’s official attendance-zone boundary. Because of the Faubion rezoning, fewer than half of these sales were tagged Westside in MLS: we added 236 in-zone sales tagged to other schools (213 of them to Faubion), left out three Westside-tagged sales that sit outside the current zone, and removed one duplicate record. Sale-to-list ratio is the median of each sale’s close price divided by its final list price.
The median sale price in the Westside zone was $515,000 over the trailing twelve months. That is 6.3% below the $549,900 median of 2022-23 and 3.7% below 2024-25’s $535,000. Price per square foot shows the same gradual cooling: $210.64 over the past year, down 9.0% from the 2023-24 high of $231.55 and down 4.8% from 2024-25. Nearly all of these homes are resales built between the 1980s and the 2000s, so the numbers reflect the established resale market rather than new construction.
Sales volume has recovered from a slow 2023-24. 128 homes sold over the past twelve months, up 5.8% from 121 the year before. Homes are selling at a moderate pace, with a median of 27 days on market, and sellers received a median of 98% of their final list price.
Current Inventory Snapshot

| Status | Count | Median List Price | Median Days on Market |
| Active | 33 | $524,900 | 38 days |
| Active Under Contract | 6 | $447,500 | 22 days |

Data sourced from Unlock MLS. Statistics deemed reliable but not guaranteed. Same zone check as above. Days on market is the median among listings that report it.
41 homes are currently active, under contract, or pending in the Westside zone. With 33 active listings against about 11 sales a month over the past year, the zone has roughly 3 months of inventory, which is a fairly balanced market.
The median active list price of $524,900 is a little above the trailing-twelve-month median sale price of $515,000. Active listings range from $299,900 to $1,150,000, and 7 of the 33 are priced at $700,000 or more. Active listings have been on the market a median of 38 days. The pending median is based on only two homes, so it doesn’t say much about the typical home in the zone.

Neighborhoods Zoned to Westside Elementary
The neighborhoods below have their own guides and are zoned to Westside Elementary. Buttercup Creek accounts for most of the zone’s homes. Only the southern sections of Ranch at Cypress Creek are zoned here; its northern sections attend Deer Creek. Smaller pockets without their own guides include Settlers Creek, Cardinal Estates and the Enclave of Shady Trails.
Feeder Middle and High School
Every home zoned to Westside Elementary feeds Cedar Park Middle School and then Cedar Park High School. Leander ISD’s 2023 secondary rezoning, which took effect in 2024-25, moved the eastern part of the zone, including the older central Cedar Park neighborhoods and part of Buttercup Creek, from Vista Ridge High School to Cedar Park High School. Juniors and seniors at the time could finish at Vista Ridge, but the last of those students graduated in 2026, so for 2026-27 every grade in the Westside zone is zoned to Cedar Park High School.
