SoCo – South Congress Foreclosures – 2011 Market Stats
There was one foreclosure that sold in SoCo in 2010 and it sold for $525,000. It took 36 days to sell and the bank received 97.3% of its original list price. The home was a 3 bedroom, 2 bath home with 2,300 sq ft, which is fairly large considering the average home in SoCo is 1,700 sq ft.
SoCo – South Congress Non-Foreclosures – 2010 Market Stats
To compare the data from the bank owned homes in SoCo, we pulled data for homes that were not owned by the bank. There were 45 homes not owned by the bank that sold in SoCo in 2010 for an average of $420,000. It took, on average, 91 days to sell a non-bank owned home in SoCo and sellers received, on average, 90.44%. The bank owned, selling quicker and for more, proved to be a value and was snatched up quickly. I would expect this trend to continue should we see any other bank owned homes in the area.
