Florence ISD is a small district with 1 elementary school, 1 middle school and 1 high school serving the town of Florence, the Andice area and a fast-growing stretch of north Georgetown along Ronald Reagan Blvd. in Williamson County. Florence ISD Market Snapshot
Florence ISD homes closed at a median of $485,000 over the past 12 months, while active listings carry a median list price of $612,485. The gap comes from the current mix: many of the 60 homes on the market are larger new-construction plans and acreage properties. Homes are taking a median of 95 days to sell but still close at 99% of the list price, so buyers have time to shop, and the negotiating usually happens on builder incentives and closing costs rather than price. About Florence ISD
Florence ISD covers about 111 square miles of northwest Williamson County, plus a small piece of Bell County. The district serves the town of Florence and the surrounding ranch land, the Andice area along FM 970 and FM 2338, and part of the Georgetown extraterritorial jurisdiction along Ronald Reagan Blvd., CR 289 and CR 255. That last area is where most of the district’s new homes are being built, in communities like Nolina, Daniels Mountain and North Vista Ranch.
The district had 1,125 students in 2025-26 and about 12.4 students per teacher. Superintendent Rick Kirkpatrick has led the district since 2023. For buyers moving up from the south, it is a different experience than Georgetown ISD or Round Rock ISD: one campus per level, small class sizes, a UIL 3A high school, and the same three schools no matter which part of the district you live in. District lines in this part of the county are irregular, though. Feathergrass, which has a Florence address, is in Georgetown ISD, nearby Woodside is in Jarrell ISD, and a small section of Nolina is in Georgetown ISD, so confirm the district for any specific address.
What Homes Look Like in Florence ISD
Most recent sales are new construction. Of the 330 single-family homes sold in Florence ISD over the past four years, 230 were built in 2022 or later and the median year built was 2024. Nolina alone accounted for 209 of those sales, with homes from Chesmar, Westin, Taylor Morrison and Perry on lots of roughly a fifth of an acre, and about two-thirds of all sales had an HOA.
Around the town of Florence and out toward Andice, the market looks very different: older homes on town lots, and rural properties on acreage. Of the 330 sales, 89 were on an acre or more. Daniels Mountain sits at the upper end, with larger custom homes on a hill north of Georgetown.
Property taxes deserve a close look. The median total tax rate on Florence ISD sales was 2.51%, and many new subdivisions carry MUD or PID taxes on top of the school and county rates.
Growth & District News in Florence ISD
A New Elementary School
Voters approved a $49.3 million bond in May 2022 for a new elementary school and a high school band hall and field house, then added $4.5 million in May 2024 to cover construction cost increases. The new Florence Elementary opened in August 2025 on N. Patterson Ave. with room for about 600 students. The 20,000-square-foot band hall and field house at Florence High broke ground in January 2024.
November 2026 Election
On November 3, 2026, Florence ISD voters decide two measures. Proposition A is a voter-approval tax rate election to ratify a total school tax rate of $1.0182 per $100 of value, which the district says would raise operating revenue about 9%. Proposition B is $1.45 million in refunding bonds to refinance a 2015 maintenance tax note, with an estimated $0 annual impact on a $100,000 homestead. If you are buying before or soon after the election, ask your lender to use the right school tax rate in your payment estimate.
More Homes Coming
Growth is the reason the district built a new elementary school. Besides Nolina, which is planned for more than 1,300 homes, the Vineyard at Florence plans more than 1,000 homes off FM 487. Williamson County approved the preliminary plat for Florence Meadows (758 homes) in June 2026, and the City of Florence extended the plat for Nightingale (348 homes on FM 970) in August 2026; we have not confirmed which school district those two will fall in. The board has said it expects to need another bond within 5 to 10 years.
Is Now a Good Time to Buy in Florence ISD?
4-Year Market Perspective
Florence ISD has changed from a small rural market to a new-construction market in three years. Sales went from 31 in Sept 2022 – Aug 2023 to 143 in the most recent 12 months as Nolina’s builders delivered homes. The median sale price peaked at $550,000 in Sept 2024 – Aug 2025 and was $485,000 over the past 12 months, about where it was three years ago.
Price per square foot fell from $272.94 to $191.35. That is mostly a change in what is selling, not a drop in values: in the first period the median sale was on 2 acres, and today it is a newer, larger home on about 0.17 acre. How to Buy in Florence ISD
- Get pre-approved, and ask your lender to use the full tax rate for the specific property, including any MUD or PID tax, since rates vary a lot between subdivisions here.
- Confirm the school district for each address. Some nearby homes with Florence or Georgetown addresses are in Georgetown ISD or Jarrell ISD.
- Compare new-construction incentives across Nolina’s builders, and compare them against resale homes in the same sections.
- For acreage properties near Florence and Andice, check well, septic, survey and any deed restrictions before the option period ends.
- Bring your own agent to the builder’s sales office on your first visit. Builder reps work for the builder, and many builders require your agent to be there at the first visit.
