With the first homes selling in 2023, Heritage is one of Dripping Springs’ newest communities. Built by M/I Homes and Tri Pointe Homes, two builders who are fairly new to the Dripping Springs area, Heritage brings more affordability to one of Austin’s more expensive suburbs. With some smaller lot sizes and homes that are typical of new homes in Dripping Springs, buyers are able to get into this neighborhood for less than virtually all other new communities nearby. Though more affordable, homes are still finished out with some nice touches that go above and beyond what we usually see like blinds, cabinet hardware, keyless garage door entry, high ceilings and Ring Doorbells. Floor plans range from 1,400-3,318 square feet and include 2-4 bedrooms and 2-4 bathrooms. Most plans offer a two car garage. Amenities will include an amenity center, resort style pool, splash pad, playscape, pocket parks and trails. Heritage Property Tax Rate
The property tax rate in Dripping Springs’ Heritage neighborhood is 1.862% as of the 2025 tax year, up from 1.7435% as of the 2024 tax year. It was 1.6818% as of the 2023 tax year, down from 1.88% as of the 2022 tax year.
Heritage Public Improvement District (PID)
Heritage is located within the Heritage Public Improvement District, established by the City of Dripping Springs under Subchapter A, Chapter 372 of the Texas Local Government Code. Buyers should be aware that this PID assessment is a separate financial obligation in addition to your annual property taxes — it is not included in the standard Hays County property tax rate.
The PID was created to fund public improvements and services within the neighborhood. When you purchase a home in Heritage, an assessment is levied against your property. Depending on your lot type, the principal assessment can be $41,000+, which is then paid over time as an annual installment.
Key things to know about the Heritage PID:
- Annual installments are due January 31 each year and typically run approximately $3,300–$3,360/year depending on your lot type
- The assessment schedule runs through 2055
- The assessment may be paid in full at any time
- Annual installment amounts can vary slightly year to year based on interest, collection costs, and administrative fees
- Failure to pay the assessment may result in penalties, interest, and a lien on your property
- The City of Dripping Springs approves the annual installment amounts each year through its annual service plan update
