Avana Circle C is a fairly new Southwest Austin community that opened in August 2011 and was built out in 2021. Originally, this large tract of land was meant to be an entirely separate community from nearby Circle C with 1,100 homes, 18-hole golf course and large hotel, however, previous builders faced difficulty with environmental obstacles followed by foreclosure, and current developers rezoned Avana to residential only. Avana was acquired by neighboring Circle C, which means Avana residents have access to all the great amenities Circle C has to offer. Avana also has its own, on-site pool and park within the neighborhood’s borders, so residents won’t have to leave the neighborhood to take the kids to the pool or park. Avana-Esquel was the first section of Avana. Selling out quicker than expected allowed CalAtlantic (the sole builder in Avana, now acquired by Lennar) to open new sections: Lantana at Avana, Maravilla at Avana and Valencia at Avana followed by Alviso. Maravilla and Valencia are a bit more upscale with larger lots and a higher quality finish out, while Lantana is following in Avana Esquel’s footsteps with quality finish outs and more affordable prices. Avana is a newer section of Circle C, one of Southwest Austin’s premier neighborhoods. Avana Homes and Builder
Avana was originally developed by Standard Pacific Homes, a national builder who has built all over Austin. After a few name changes and acquisitions, Lennar finished out the community. Lennar carries Standard Pacific’s (most recently known as CalAtlantic) is known for it’s higher end finish out compared to similar builders in their price ranges and homeowners are generally very happy with the quality of construction. Avana homes are ENERGY STAR qualified, which could save 45% or more on utility costs from a typical resale Circle C home. If you’ve ever paid a utility bill on an older home during our intense Texas Summer, you know this savings could be upwards of several hundred dollars.
Avana Esquel Homes
The original Avana neighborhood, Avana Esquel is located closest to 45, with many of the homes backing to 45, so they won’t have any nosy neighbors looking over the fence. In Avana Esquel, you’ll find open floor plans, high ceilings, gourmet kitchens with 42″ cabinets, built in Whirlpool appliances and flexible entertaining areas. The single and two story floor plans range in size from 1,847-3,141 sq ft and up to 6 bedrooms and 5 bathrooms. Outside, you’ll find covered patios, Bermuda Tiff sod and irrigation systems.
Lantana at Avana Homes
Lantana at Avana has both 50’x125′ and 60’x125′ lots for those looking for a little extra space between their neighbors, but who aren’t ready to move into the Valencia or Maravilla price points. Lantana floor plans range from 2,324-3,781 sq ft with both single story and two story floorplans. Like Avana-Esquel, Lantana homes will have gourmet kitchens with built in Whirlpool appliances, high ceilings, open floor plans and covered patios. But, unlike Avana Esquel, most Lantana home sites back to greenbelt, especially when you get into the 60′ lots on the exterior of the neighborhood.
Maravilla at Avana Homes
Maravilla will have eight new floor plans ranging from 3,000-4,500 sqft. You’ll be able to choose plans with 4-6 bedrooms and 3.5-5 baths. Almost all of their 75’x130′ lots back to greenspace, so Maravilla homeowners will have added privacy in their luxury home.
Valencia at Avana Homes
Valencia will have six new floor plans, also ranging in size from 3,000-4,500 sq ft. Like Maravilla homes, Valencia homes will also have 4-6 bedrooms and 3.5-5 bathrooms. Lots are similar size to Maravilla at 75’x130′ and many of the home sites back to greenbelt. If you’re looking for a luxury home in Circle C, Maravilla and Valencia are your top choices.
Avana Estates
Avana Estates is the gated section of Avana with estate size homes that sit on 1/2-1 acre lots. Located on the southeast side of Berinia Drive, the gate is a good ways in front of the homes, so they aren’t seen from outside the gate giving additional privacy. The surrounding area is wooded, so most homes back to greenbelt, giving them the feel of an even larger yard. About half the homes have pools, so outdoor living spaces are complete. This section is in the Hays CISD, which does make school a little inconvenient with the distance, but there are busses. Avana Estates homes range from 3,600-5,200 square feet with mostly 5 bedrooms, 6 bathrooms and 4 car garages so they aren’t short on space.
