Rutledge isn’t named for a person. The name comes from Rutledge, a small railroad village that grew up in 1882 near Pond Springs, between Jollyville and Running Brushy, on the rail line running north from Austin. The student body is one of the most diverse in Leander ISD: in 2024-25 about 40% of students were Asian, roughly 29% were emergent bilingual students learning English, and about 23% were identified as gifted and talented. Only about 6% were economically disadvantaged. Enrollment dipped from 853 in 2024-25 to about 764 in 2025-26.
New principal Wendy Gonzaba took over in July 2026 after five years leading Camacho Elementary. Keep in mind that the GreatSchools rating above and the TEA accountability rating below measure different things, so the two can tell somewhat different stories.
Academic Performance: Texas Education Agency Accountability Rating
Rutledge Elementary received an A (91) in the Texas Education Agency’s 2025-26 accountability ratings. It has earned an A in four straight rating years. Student Achievement was an A (91): 89% of students scored at Approaches grade level or above on STAAR across all subjects, 68% at Meets and 38% at Masters, all ahead of both Leander ISD and the state. Reading was the strongest subject, with 78% of students at Meets grade level, compared with 71% districtwide. School Progress was a B (89), based on year-over-year STAAR growth. Closing the Gaps, which tracks how each student group performs against state targets, was an A (92). Rutledge was not identified for any federal support or improvement plan. For comparison, Leander ISD as a whole earned a B (87).
The one soft spot was 5th grade science. Only 36% of students reached Meets grade level, down from 54% the year before and below both the district (65%) and the state (54%).
- Overall TEA Rating (2025-26): A (91)
- Student Achievement: A (91)
- School Progress: B (89)
- Closing the Gaps: A (92)
- Prior Overall Ratings: A (92) in 2024-25, A (91) in 2023-24, A (93) in 2022-23, B (89) in 2021-22, and A (95) in 2018-19 (no ratings were issued for 2019-20 or 2020-21)
- Distinctions: None in 2025-26. In 2018-19 Rutledge earned distinctions for Comparative Academic Growth and Comparative Closing the Gaps
Under TEA’s scale, an A reflects exemplary performance, B is recognized, C is acceptable, D needs improvement, and F is unacceptable. The 2022-23 and 2023-24 ratings were delayed by litigation over TEA’s methodology and were not released until 2025.

Rutledge Elementary Attendance Zone Map
Rutledge’s attendance zone covers the Leander ISD side of Avery Ranch. That takes in Avery Ranch Far West, Avery Ranch West, Avery Brookside, Avery Estates and the homes around Avery Ranch Golf Club, from the apartments and condos near the west end of Avery Ranch Boulevard east to Whitley Bay Drive. It also includes the Casitas at Avery Ranch, Avery Ranch Garden Homes, Turnberry and Commons at Avery Ranch communities, plus the Paradiso Villas condos and a few homes along Brushy Creek Road and West Parmer Lane with Cedar Park addresses. Most of the zone has an Austin address and a 78717 ZIP code. The whole zone is in Williamson County.
Avery Ranch is split between two school districts. The eastern sections are in Round Rock ISD and are zoned to schools such as England, Purple Sage and Sommer Elementary. Neighboring Leander ISD zones are Cox, Reagan and Reed. Because the district line runs through the community, confirm any specific address with Leander ISD’s School Zone Finder before you buy.

Data sourced from Unlock MLS. Statistics deemed reliable but not guaranteed. Single-family property type only, which in this zone includes several condo-regime communities. Each sale was matched against Leander ISD’s official attendance-zone boundaries. We left out 3 sales tagged Rutledge in MLS that sit outside the zone, including homes in Georgetown and Round Rock. We added 6 in-zone sales that MLS tagged to other schools. Sale-to-list ratio is the median of each sale’s close price divided by its final list price.
The median sale price in the Rutledge zone was $580,000 over the trailing twelve months. That matches 2022-23 and is up 7.4% from a low of $540,000 in 2023-24. The flat median hides a real decline in value per square foot, though. Price per square foot fell from $260.87 in 2022-23 to $231.89 over the past year, a drop of 11.1%. The median stayed level because larger homes made up more of the recent sales: the median home sold over the past year was about 2,495 square feet, compared with about 2,240 in 2022-23.
Sales volume has risen each year, from 65 homes in 2022-23 to 76 over the past twelve months, an increase of 17%. Homes are taking longer to sell, though. The median days on market doubled from 14 in 2023-24 to 28 over the past year. Sellers still received a median of 97.9% of their final list price.

| Status | Count | Median List Price | Median Days on Market |
| Active | 31 | $600,000 | 43 days |

Data sourced from Unlock MLS. Statistics deemed reliable but not guaranteed. Same zone check as above. Days on market is the median among listings that report it.
31 homes are currently for sale in the Rutledge zone, 4 more are under contract, and none are pending. At about 6.3 sales a month over the past year, that works out to roughly 4.9 months of inventory, close to a balanced market.
The median active list price of $600,000 is a bit above the trailing-twelve-month median sale price of $580,000. Active listings run from about $369,000 for a Paradiso Villas condo to $1.2 million in the Avery Ranch Golf Club area. They have been on the market a median of 43 days, longer than the 28-day median for homes that actually sold, so buyers have room to negotiate on homes that are priced too high.
