We narrowed the field to 10 Austin-address neighborhoods based on four criteria: school quality, community amenities and outdoor space, lot and home size, and commuter access to the major employment corridors along 183, MoPac, IH-35, and downtown. Every neighborhood below carries an Austin address. We excluded suburbs like Round Rock, Cedar Park, and Leander even where they score well on one or two criteria, because many buyers specifically want Austin city limits.

Each section below includes two paragraphs of neighborhood context, the feeder schools with live GreatSchools rating shortcodes, 12 months of closed MLS data pulled directly from the Austin Board of REALTORS system, a neighborhood map, and a live homes-for-sale widget. School assignments in Austin can vary by street even within the same neighborhood, so we have flagged every multi-district area clearly. How We Chose the Best Neighborhoods in Austin for Families
Most “best neighborhoods” lists are written by moving companies and storage brands optimizing for clicks, not by people who have helped buyers actually buy homes in these areas. We evaluated more than 30 Austin-address neighborhoods using measurable criteria before settling on these 10.
School quality was the primary filter: we looked for neighborhoods where the majority of feeder schools hold a GreatSchools rating of 7 or above, or where the district itself holds strong TEA accountability ratings. Community space and amenities mattered next: neighborhoods with dedicated parks, trails, pools, or recreation facilities inside the community, not just nearby, ranked higher than those without. We also weighted lot and home size, looking for neighborhoods where homes sit on meaningful land rather than minimal setbacks, and where square footage is generally above 2,000. Finally, commute access: every neighborhood on this list provides reasonable drive time to at least one major Austin employment corridor.
Price point alone was not a criterion, which is why the list spans from Easton Park at an average of $576,397 to Barton Creek West at $1,586,723. Different price tiers serve different buyers, and a strong neighborhood at $600,000 belongs on this list as much as one at $1.5 million.

Average days on market varied significantly across these neighborhoods over the past year. Great Hills moved fastest, averaging 31 days. Circle C averaged 38 days, Canyon Creek and Barton Creek West both averaged 41 days. Easton Park had the longest average at 93 days, which reflects the high volume of active new construction inventory in that community competing with resale homes. In all cases, correctly priced homes in good condition sold faster than the neighborhood averages.
