Brushy Bend Park is an established, Round Rock community located between Sam Bass Rd and Brushy Creek Rd. There are no sidewalks in Brushy Bend Park, so you do get a more rural vibe when you drive through. Homes are also set back from the street, so you’ll see many long driveways. The majority of the homes in Brushy Bend Park were built in the 1970s and 1980s, though you will find a few built in the 1990s and 2000s. Homes are generally fairly large, with the average falling around 2,800 square feet and sit on spacious, ¾-6+ acre lots. Brushy Creek runs through the west and south end of the neighborhood, so some of the homes will have water access. You’ll still find a few homes in original condition, while others have been updated. Pricing does tend to swing pretty widely in each direction depending on lot size, water access, home size and finish out. If you’re looking for something unique with mature landscaping that isn’t right on top of your neighbor, Brushy Bend Park is a great place to start your search.
