Paleface Ranch was originally owned by Malcolm Levi Sr, a San Antonio based state representative. When he decided to subdivide his ranch to fund retirement, he negotiated a 2 year sales option with Del Webb to build a 2,500 acre Sun City. Ultimately, Dell Webb decided not to exercise their option at the last minute and he was forced to go a different direction. Around that time, the city of Spicewood was starting to grow and he decided to auction off individual parcels of land (5 acres for interior lots and 2 acres for waterfront lots). The first 160 lots were sold in three auctions in 1994-1996 and formed what is now known as Paleface Ranch. Today, Paleface Ranch is one of Spicewood’s newer, gated communities that sit along the Pedernales River.
